19.225.010 Office use.
The following uses shall be permitted in the city center core (CC-C) zone subject to the regulationsand notes set forth in this section:

will be consistent with applicabledesign guidelines; and c. The streets, utilities, andother infrastructure in the area areadequate to support the proposeddevelopment.2. Building height may be increasedfrom the permitted outright height of95 ft. to 115 ft. in exchange forproviding publicly visible streetscapeamenities, as defined in FWRC19.115.040, along the right-of-way,the siting and design of which shallbe approved by the director. Buildingheight may be increased from 115 ft.to 145 ft. in exchange for providingpublic on-site open space inaccordance with FWRC 19.115.040,or payment of an alternative fee inlieu of providing the on-site openspace. Use of the alternative fee inlieu shall be at the director’sdiscretion, based on factors such asconduciveness of the site ordevelopment plan to public openspace, and existing or planned openspace projects in the immediatevicinity of the site. The procedure andformula for calculating on-site openspace and alternative fee in lieu shallbe approved by the city council,adopted by the director of communitydevelopment services, shall be on filein the city clerk’s office, and shall befollowed and have the full force andeffect as if set forth in full in thischapter. Public on-site open spaceunder this section shall be in additionto any other outdoor space orlandscape area required by thisCode.3. No more than a five-foot buildingsetback is allowed adjacent to

principal pedestrian right(s)-of-way,as determined by the director,unless: it is precluded by existing siteimprovements, easements,topography, or other site constraints,as determined by the director; or toallow streetscape amenities, publicon-site open space, or otherarchitectural element(s) orimprovements approved underChapter 19.115 FWRC.
