The literal answer is that WPM is derived from the names of the two companies, Washington

Guilty parties were reported and held up as examples to the rest of the organization. You can

As you get to know us and see the work we do, you will find that we think about and promote the
fundamental beliefs of responsibility, respect and teamwork, and we act in a fashion consistent
with these beliefs.

Volunteer Spotlight
Exeter Gardens Gets a Facelift

In June of 2013, WPM participated in the development of Exeter


Gardens, a community-led initiative to address the food desert
within the historic Jonestown neighborhood of Baltimore. WPM
staff helped transform an abandoned lot into a green oasis.
Earlier this year, 26 WPM associates braved some of this summers
hottest weather to spend the day giving Exeter Gardens a much-
needed refresh. Associates cleaned out the garden, installed estate
fencing around the park, gave the shed a fresh coat of paint, and
planted new herbs, vegetables and flowers. Thanks to all of those
who helped give new life to the garden!

Continuing Donations for Schools and Food


Once again team WPM demonstrates its generosity in helping
those in need. Earlier this summer, associates participated in our
annual School Supply Drive collecting over 1,000 items that were
distributed to Owings Mills Elementary, Patapsco High School, Green
Street Academy, Franklin Elementary School and Sarahs Hope. The
winner of the barrel decorating contest for the school supply drive
was Snowden Overlook Community Association.
Currently underway is WPMs Annual Food Drive to benefit St.
Vincent De Paul Beans and Bread as well as the Howard County
Food Bank. Donations are being accepted through November
20th. Residents and partners are welcome to stop by any one of our
communities or WPMs Headquarters to contribute!

Alzheimers Walk WPM and team Lighthouse Hopkins Creek Toys for Tots Once again, we will be collecting toys and donating them
participated in The Canton Waterfront Park Alzheimers Walk on to Toys for Tots at our annual Awards Luncheon. Toys are being collected
October 28th. at all WPM communities and WPM Headquarters.

Each year, we create a campaign to celebrate our associates
and their contributions. This year, our Sherlocked campaign asked
associates to be Detectives and find examples or evidence of fellow
associates exhibiting our core values of Integrity, Strength, Excellence,
and Energy. In return for their sleuthing, associates received a
reward of their choosing. The reward options were WPM branded
items including a beach towel, insulated tumbler, or a popsocket.

Employee Spotlight
Os Jam 2017: WPM Annual Picnic
On Saturday, June 17, WPM associates and their families got
together to celebrate the beginning of summer and socialize in a
family-friendly, pre-game picnic event at Oriole Park at Camden
Yards. Complete with music, stadium grub, and visits from the
Oriole Bird, the fun culminated in the Orioles defeat of the St. Louis
Cardinals 15-7. With over 500 adults and children in attendance,
the event was a homerun!

Association Real Estate
Welcome English
Country Manor II
Were excited to welcome English Country Manor
II Condominium into WPMs management portfolio
of Association Real Estate. This 224-unit garden
style condominium was built in the mid-1990s and
is located in Bel Air, Maryland. The community
features a Manor House, swimming pool, a Clock
Tower, and several fountains. WPM began its
engagement with the community on July 1, 2017 and
is under the management of Banoo Zeinali and her
assistant Krystal Knisely.

WPM Welcomes Wyndham Condominium


WPM welcomes Wyndham Condominium, effective September 1, 2017.

Wyndham Condominium Association is located in the Towne Center village, off of Banneker Road and Little Patuxent Parkway, in Columbia,
Maryland. The 105-home community comprises seven garden-style buildings with ground level garages. Barry Yatovitz is the association manager
for this community, assisted by Rita Dore.

Welcome Todd Gates


WPM recently welcomed Todd Gates to our team of Community Association Managers. Todd joined
WPM in August, and brings to the team more than 16 years experience managing condominium
and homeowner association communities. Todd is a graduate of Salisbury State University and has
earned his Certified Manager of Community Associations (CMCA) and Association Management
Specialist (AMS) credentials through Community Association Institute (CAI). Todd is currently
managing the seven Annen Woods communities in WPMs Association Real Estate portfolio.

500 Park
500 Park Avenue - open for business!
Were excited to announce that the first
residents of 500 Park Avenue in Mount
Vernon began moving in during the month of
June, as construction crews were busy putting
the final touches on the project. Officially
opening on June 21, 2017, this ultra-modern
development enjoyed a festive celebration
and ribbon-cutting ceremony attended by
local partners, tenant neighbors, Mayor
Catherine Pugh and other dignitaries.

Located in the thriving Mount Vernon neighborhood, 500 Park is the latest addition in the
ongoing redevelopment of this area that includes a healthy, diverse mix of various economic
strata, races, cultural attractions, and employers. This six-story, 153-unit apartment community
is a companion to our first project in this neighborhood (520 Park Avenue), the renovation
of the former Hoshchild Kohn warehouse that was converted into 171 apartments that rise
above the popular Mount Vernon Marketplace.

With over 70% of the units already leased, this new apartment complex is satisfying a
growing demand for urban living much of which stems from millennials desire for an urban
experience. Its young, its professional and it is a location that is attractive to people from
outside Maryland, said Dominic Wiker, Development Director at The Time Group and
developer of both the 500 and 520 projects.

The community includes a mix of studios, one-bedroom apartments and two-bedroom


apartments. It also features a fitness center, resident lounge, swimming pool, an area for
dogs, a parking garage and 3,500 square feet of first-floor retail space. With the increased
commitment to alternative forms of transportation the City Circulator, university shuttles,
Light Rail and the Baltimore Bikeway and bikeshare its a great place to be.

Highland Haus Apartments Welcome 1st Residents
Highland Haus apartments in Highlandtown, Maryland, welcomed its first residents in late
September. Constructed on what was formerly the site of Haussners Restaurant at 3232
Eastern Avenue, Highland Haus is just steps from Patterson Park. The construction has
delivered in phases, and is nearly complete. The 6-story building features 65 apartment
homes, garage parking, as well as a first-floor retail space. Amenities include a state-of-the-art
fitness center and a rooftop clubhouse with outdoor green space and a separate dog walking
terrace, as well as bike storage and a pet washing station. At the time of print, the community

Union Flats Reaches 100% Occupancy in Phase 1


The Featured Community from the First Edition 2017 of The Threshold, Union Flats, has had
quite the year. Construction turned over the first building on January 1, and the apartments
have literally flown off the shelf ever since. The first phase of the community reached 100%
occupancy in September. These results far exceeded budgeted expectations and are a
testament to the entire team. Property Manager Perry Mathias and his team, including leasing
specialists Stephanie Rhodes and Maria Patton, and Maintenance Supervisor Cameron
Johnson, under supervision of Regional Property Manager Karen Houston, have implemented
a strategic marketing, leasing and resident engagement plan. At the time of print, more than
10% of Phase 2 is pre-leased and scheduled to begin delivering in February 2018.

WPM Welcomes Clipper Mill


We are pleased to welcome Clipper Mill to WPMs management portfolio of Multifamily and
Commercial Real Estate. WPM began management of Clipper Mill on July 1, 2017.

Located in the expanding Hampden/Woodberry neighborhood of Baltimore City, Clipper


Mill is a-one-of-a-kind mixed-use redevelopment of a former textile mill. The historic,
adaptive re-use development comprises 140,000 square feet, incorporating creative office,
artisan, and retail spaces, alongside 36 Class-A apartment homes, all interwoven by beautiful
outdoor amenity spaces.

WPM was also awarded management of The Properties at Clipper Mill Community Association,
the master association that comprises the commercial and multifamily aspects of Clipper Mill, as well as the Millrace Condominium and The
Overlook Homeowners Association. Managed by WPMs Association Real Estate division, the Community Association is responsible for
the maintenance and repair of the communitys common areas, including the resort-style, luxury, swimming pool.

1212 East joined WPMs management portfolio of Multifamily Real Estate on August 1, 2017.
Located steps away from the waterfront in Canton, Baltimore City, 1212 East features 57
contemporary studio, one- and two-bedroom apartment homes with multiple floorplans,
including lofts and duplexes. Many apartment homes feature private balconies with sweeping
water and city skyline views. The community features an on-site fitness center, dog run, and an
interior courtyard with grilling area.

Woods Condominium 5 Roof
Replacement Project
When Annen Woods Condo 5 realized its 20-year roof was
failing in 2016, the WPM team was there to help. WPM provided
temporary patching and repairs for over 15 leaks, while working
with the Board to create an RFP, secure funding, select the right
vendor and oversee the project. Timing meant coordinating
around rainy weather, religious holidays, crane availability and
parking closures, creating initial scheduling challenges. However,
the $800,000 project started October 1 and is currently
underway. It is expected to be completed by Thanksgiving just
in time for turkey!

WPM Maintenance and Construction


Services Welcomes a New Project Manager
Josh Kagan joined the WPM Maintenance and Construction Services team in August
as a Project Manager/Estimator. He has over eight years of experience in project
management and estimating and has served as a Lead Carpenter in previous roles.
He combines customer service and facilitation skills with his boots-on-the-ground
experience, making him knowledgeable about what each project entails and the most
effective way to complete the job. And, when hes not working, youre likely to find him
walking on the beach or working out a crossword puzzle. Welcome to the team, Josh.

A Taste of Senior Living


In the words of the Iron Chef Chairman, Allez cuisine! This year, chefs from
Lighthouse Ellicott City teamed up with the Maples of Towson to compete for the
Silver Spoon Award at the Taste of Senior Living Event held on October 5, 2017.

provider association representing more than 250 organizations, the event brought
together 30 entrants from Howard County and Baltimore County senior living
providers for an evening of great food and wine and over 250 attendees from the
community, including Secretary Rona Kramer from the Maryland Department of
Aging, Dylan Goldberg, representing Delegate Shane Pendergrass, and various
representatives from local Departments of Aging.

Dishes were judged by Michael Mannozzi, DHMH, Chief of Staff, Office of Health
Care Quality and Daniel Wecker, Owner and Executive Chef of the Elkridge
Furnace Inn.

While the teams inaugural entry didnt win, their dish, a 72-Hour Sous Vide Beef Short Ribs with Kohlrabi Pesto Salad, was clearly a
favorite among attendees! Kudos to Chefs Eric Welsh, Michael Hinkel and Frank Benedetto for their efforts. We hope this becomes
an annual event for our chefs and look forward to seeing what they create next year!
