Santiago Estates Management Loves Crime's Money, Hates Residents The great embarrassment to not only the Riverside California, are Mobile Home parks that are here in Riverside that rob folks of their dignity, peace of mind, and quality of life. Pitting Neighbor against Neighbor, the sane against the insane, and Greed over care. Sounds like our Government heh???? Well it is sort of, check this out folks and lets reason this out together..... Who lives in Mobile Homes? Senior Citizens and a variety spectrum’s of lower income. Let's look at the spectrum’s of lower income first ok? Generally in California SSI and SDI (Social Security and or State Disability) breaks down to $500 to $800 a month if it includes the generous $12.00 that Arnold Swartzenager is giving per month for those receiving SDI then, hot-dang, your bottom-line is up a few bucks. Average Rent Space (because YOU don't own the Land) is between $500 to $1,200 per month..... Oh~Oh, your now at a deficit. Sooooo, if YOUR at a deficit, your “owner” is really going to do whatever it takes to keep the Mercedes in sunny Palm Springs, La Jollia, or Orange County. Now if you saw the Video of Feed The Fire over at Striking Concept Videos at Blogger, you know this is all about “style of living.” Identity, status, and YOUR quality of life isn't important here to the Government or the Management who runs structures like this.
How does the income ratio stay at say $43,000.00 per month, that would be taking the Average cost of Rent Space $500.00 x, oh heck lets say 86 Mobile Homes... When you do the Math that would = $43,000.00. Now if you have a few of these investments plus a good Stock Portfolio, and are liquid in assets as well investing in the standard safe investments... your ok and can ride out most anything. Being wise also helps. Where these guys blow it is in their Management and a corruptible Board of Directors and or Mobile Home Committees. County by County Living expenses don't help either, Riverside is reasonable and wishes to remain so, Orange County for instance is very expensive to live in and operate from, so the clash of the “life styles” will present themselves, and the response is “no you can't.... EVER.” If your living on or below the poverty line this is stressful, now lets add “Dangerous Living.”
SUPPRISE MOM! We got Drug Dealers in OUR Park! Now your Neighbors up the way are now very confused as to why your no longer a happy camper at your end of this community. Who is being “paid off” here in this situation, when it is Management direct responsibility to... A) approve background checks and or B) Access and update the quality of the residents residing in said property? Well how is that done Shade without “profiling?” Quite honestly look at the property, if there is a window that looks like a take out restaurant, that's a BIG clue that it isn't hamburgers flying out of said window. I think that is a bit more important than weeds (although being in California weeds are dangerous, so those of you working your buts off, get as much help as you can from OUTSIDE cause you will not be helped from the inside). I say this because it's “their job” to NOT help anyone, why? Oh good Lord Readers, common.... how many times have I said “follow the money.” Ahhhhhh yes; and then there is still that little problem of “How you treat the least of me is how you treat me.” But let's not go there we don't want to upset Christians who are still thinking that they are Christians. Here is why, for the sheer reason that we all have a “price” and it's up to the Owner, Management, and crooked Board Members to try to determine that “price.” If he can, YOU LOOSE! Waking up and seeing I can walk and do not need a wheelchair is GOOD, because I have Multiple Sclerosis, and am one of the folks getting Arnold Swartzenager $12.00 a month for SDI.

The Rent Space is high enough without having to deal with Drug Trafficking. C) When Management actually tells these idiots taking Drugs, that one of us is going to call the tow truck to have their car removed, that places us squarely in danger. D) Tired of cleaning up my dogs shit only to have others (the Drug Lords) let them do what ever they please because heck they might just shoot you (here's a clue: EVICT THEM ALL). E) Tired of Management being down right rude, I'm not one to take that from anyone. F) If I have to see a Doctor again EVER, behind Management harassing me, I will sue Owner and work my way down to YOU (so far so good he has not been around). G) If this type of Management relations continues to the point where it affects who I have to take care of I will sue, end of discussion there. It is obvious nothing will get done, unless a stronger presence on the internet steps up and does something about it. You have this cheerful stuff on your WebSite. When folks are "scared" to tell "management and you" what's wrong, then that is a threat to that person's right to live and be happy and is against the US Constitution. Quite frankly I'm sick and tired of the good old boy network here, enough is enough, now cars are getting broken into? It's escalating, and that is quite serious, highly toxic, and very dangerous. Or are you planning to do something when some innocent gets killed?
The mentality of the Management here is tyrannical and selective, they go after the weak, ill, or women alone. They go after the timid, cowardly, or just plain folks wanting their little space of Peace and QUIET! Management is the Real coward! I have been very quiet of late, I had given up, I was just bidding my time until I MOVE. Until, I got a letter from a dear Friend of mine at You Tube tonight, after speaking with Name Removed my neighbor, and another nice lady of whom I forgot her name. Then I decided to look at this so called Site for our happy little community. My Friend at You Tube got beaten up because HER Management, is just as sterile and ineffective as ours! Not one ounce of protection was afforded to her at all! No safeguards, no REAL security, no REAL protection.... why? Because her place of residence has the same problem we have, the "problem" isn't out there some where, it was right within her complex. So who runs this dump anyway? Who has the real balls around here? Obviously not Management, and not our President who basically thinks of us "women" as hysterics or something, God only knows. As to the Internet.... We have enough crap on the Internet without more lies being put up. It is now Tuesday, and I had an interesting Visit from the Riverside County Property Tax Division Patrol Unit. Being WebMasters of course, we know how to fight fire with fire. But for you our Readers it's quite easy most of these Owners disregard the Rent Control, don't ever bother with the Board, head on straight over to Rent Control and have them open a full investigation.... YOU JUST MIGHT BE PAYING TOO MUCH! Those who are Ethical will open the books and even help you, those who are in the pockets of the Owner will NOT. Those of you who are care givers beware of the stress that you are under and try to keep a cool head when approached by ANY Government Official. In other words learn to play hardball like they do. This is no time to buy into the guise that because you have nothing that you are nothing. God gave you a brain and tools right here on the Internet that you can use.
Let's start right now. It's gonna be FUN promise. Lets start with Facts:
At almost 30 years of age, L.A.'s rent control ordinance is a double-edged sword -- reviled by some and relied upon by others. "Nearly half of L.A. renters spend more than 40 percent of their income on housing and 29 percent spend more than half. Of the city’s 780,000 rental units, the Rent Stabilization Ordinance covers 550,000 that had a certificate of occupancy issued on or before October 1, 1978." "'These units,' said Malcolm Bennett, president of the Apartment Assn., California Southern Cities, 'are more a pain in the neck than they’re worth,' yet '...the original idea of preserving inner-city housing and keeping costs down was admirable.'" "Aside from Los Angeles, Santa Monica, West Hollywood and Beverly Hills, no other areas in Los Angeles County mandate rent control. There are no rent stabilization ordinances in Orange, San Bernardino or Riverside counties. In Ventura County, the Thousand Oaks ordinance covers a small number of tenants who moved into their apartments in 1987 or before." "Without rent control, the average market-rate rent for apartment ranges from $1,485…in central Los Angeles, to $2,079 in the West LA area, which includes Santa Monica, Beverly Hills and the Westside." "But say tenant advocates, 'Los Angeles is a city of renters, and without rent control, the workers who keep the city running couldn’t afford to live here. Eventually…senior citizens, teachers, social workers, won’t have a place to go and Los Angeles will become an elitist city.'" This is exactly what Riverside doesn’t want, yet Mobile Homes appear to be unregulated, right? WRONG!
RENT INCREASES Q. We have just received another large rent increase and soon will not be able to afford to live in the park. Doesn’t state law regulate rent increases in mobilehome parks? A. Except as noted below, state law does not regulate the amount of a rent increase in a mobilehome park. The state Mobilehome Residency Law does require a park to give residents a 90-day written advance notice of a rent increase. If residents are on a long-term lease, the lease would govern the percentage and frequency of rent increases, although increases could not be made more than the minimum (every 90 days) as required by the state’s 90-day notice. At last count, 102 local jurisdictions (mostly cities) have rent control in some form for mobilehome parks. But if residents sign a long-term lease of more than 1 year in length, state law provides the lease is exempt from any local rent control ordinance now in existence or enacted in the future. Under Civil Code Sec. 798.17, homeowners living in the park have a right to review the proposed long-term lease and to reject it within 30 days and opt instead for a 12-month lease agreement or month-to-month rental agreement. If rejected, Sec. 798.17(c) provides that the park cannot charge the homeowner any more rent for a year after the lease was rejected than the rent terms provided for in the rejected long-term lease. This provision was placed in the law to prevent parks from retaliating by raising the rent even higher if a homeowner will not sign the long-term rent control exempt lease. By law a homeowner living in the park is entitled to a 12month agreement or month-to-month if they ask for it. Tenant defenses that work - discrimination? • Some types of discrimination are legal. For example, discrimination against noisy tenants or tenants that are late on the rent. If the judge believes that the landlord is attempting to evict the tenant due to discrimination which is illegal (race, sex, age, number of children, religion, marital status, etc.) the landlord will lose the eviction. Tenant defenses that work - Retaliation? • If the judge believes the reason the landlord seeks this eviction is to retaliate against the tenant for engaging in legally protected activities, this landlord will lose the eviction.

By allowing Drug dealers and their Clients in the Parks and allowing good folks (who may be poor but are quality folks) to be subjected to having their lives and or property at risk (let alone their CHILDREN) is simply WRONG!
