Regional Design Head

Manager Deisgn


Deliver design’s core role in the real estate development value chain – develop
the product (apartments) post understanding of the micro market, customer
expectation, municipal codes/regulations and market positioning; lead design
coordination with architects and consultants up to last mile delivery for the
customer through proactive engagement with key functions including Sales &
marketing, Liaison & approvals, construction & operations, contracts &
procurement. Take on complete accountability for product delivery – sales
areas, product specifications and quality including cost/benefit impact of key
decisions on project profitability.
Your role specifications

 Develops design brief through an engaged multi-stakeholder process

with sales and marketing/strategy/Operations teams.
 Provide detailed requirements on the project to architectural
 Evaluates design submission by the architect consultants to ensure
o Suitable fit for target customer segment/micro-market
o Compliance with the local bye laws and other government
O Alignment with business plan, project positioning, product,
 Ensures project design specifications, materials etc. are within budget
requirement and suitable for finalized product mix
 Supports projects team in budget preparation through inputs on
alternative materials/changes required in design etc.
 Works with Design Consultants and projects team to ensure execution
of project as per product promise, time-lines and approved design
 Tracks product delivery for project against allocated budget
 Ensures timely delivery by architects and consultants, certifies their bills
post review of deliverables deliverables. Ensures timely payments to
architects and consultants through coordination with finance/accounts

Skills required

 Understanding of product (primarily residential development), focus on

quality design and the rigor required for delivery
 Ability to correlate design decisions with business impact and effectively
communicate the same to non-technical people
 Proactive engagement with multiple stakeholders - Marketing, Business
Development, Government agencies and Projects together
with effective project planning that is critical for real estate delivery
dependent on cross functional ownership.
 Innovation mind set and execution agility to leverage new processes
and methodologies
 Interpersonal skills with an ability to influence internal stakeholders
 Knowledge of Construction practices and on site delivery
 Experience of interdisciplinary coordination with architectural and
services consultants for projects

 Degree B.Arch, M.Arch /M.Urban design /Construction Management

with 1- 2 yrs. of experience.
