For Salaried class
1Application.(We will bring hard copy and get it filled personally at your place)

2.2 Passport size Photographs.

3. i. Passport.
ii.PAN Card
iii.Company ID. –All the 3.
4. Residence Proof
i.Passport(having the same address)
iii.Letter from Employer..- Any one of the above.

5 .i.Employment Letter.
ii.Copy of offer letter.
iii.Salary Slips,for last 3 months .
iv)Previous jobs service letters.

6.Form.16 and Copy of IT Returns for the last two financial years .

7.Statement of Bank Account for last 6 months

8.SBI Savings A/C Number.(If not having -please open one in the branch near to you)

9.Copies of Assets like, existing immovable property/ies, investments like Demat account copy of Shares/MFs,
Insurance policies,FDs if any etc.

10.Statement of existing loan/s if any.

Note: If the loan is applied in joint names, the above documents are required for both along with
Marriage certificate

Property Documents: ( Varies from case to case)

1.For Outright purchase of House/Flat(From builder)
Sale Agreement,Construction Agreement,NOC,Cost Breakup,legal documents,Plan.
1.For Outright purchase of House/Flat(From individuals)
Copies of mother deeds ,Sale Deed,Khata,Tax paid Receipt,Encumberance Certificate for 13 Yrs,Sanctioned
Plan , KYC of Seller with copies of PAN,Address Proof and Bank Passbook copy.

Processing Fee and other Expenses:

1.Processing Fee at 0.35% - Minimum Rs.2000/- and Maximum Rs.10000/-+Service Tax.
No Processing Fee till 31.12.17
2.Advocate Fee for Legal opinion: Rs.3000/- along with application.(In case of purchase of property-another
legal opinion will be taken(Supplementary Legal Opinion)after Registration and the Fee of Rs.1000/- will be
added to loan.
3.Valuer fee for Valuation : Rs.1500/- along with application.
Other Expenses ( Please read carefully)
4.For loans above Rs.25 Lakhs, Memorandum of Deposit of Title Deeds to be Registered after Sale Deed, for
which the Stamp duty and Registration comes to 0.3% of loan amount payable by the borrower to The Govt-
5.Property Insurance : on completion/purchase property be Insured as per RBI Guidelises, for Riot Strike and
other Natural calamities and the Premium is payable by borrower, as applicable. This is Mandatory

Loan Eligibility:
Upto 75 lakhs loan- 80% of the cost (Excluding Registration amount) or Valuation of property.
Above 75 lakhs loan-75% of cost and 85% of Sale value in case of outright purchase.
OR -Eligibility as per Net Monthly Income.
Loan Insurance Facility is available with SBI Life Insurance Co Ltd, in the form of Group Insurance-
RINN RAKSHA, premium of which can be added to the loan amount. Or Term Insurance in the form of
SBI Life “Smart Shield” .

Max-Gain is an in-built OD facility within loan account. You are free to pay any amount to the loan account
over and above the EMI, thereby reducing the Interest burden and reduction in repayment period .You can
withdraw such additional amount if you want at any time.
Disbursement of loan:
Will be done in stages based on progress of construction-i.e, parallel funding(for flats under construction).At
every stage of release your margin as per the sanction shall be maintained.
