SPECIAL POWER OF ATTORNEY

TO WHOMSOEVER THESE PRESENTS MAY COME:

We, Sps. Emiliano Maalihan and Maria Lourdes Maalihan,

Filipinos, both of legal age, and residents of Poblacion, San Pascual,
Batangas do hereby name, constitute and appoint Rosa M. Villena, of
legal age, Filipino and a resident of Sambat, San Pascual, Batangas, for
us and our names, place and stead, to do and perform the following acts
and things, to wit:

1. To perform all acts of management and administration to maintain

and safe-keep the property subject of this instrument more particularly
described below;

2. To sell or offer for sale, in whole or any part thereof, at such terms
and conditions acceptable to our attorney-in-fact, the following real
property and improvements thereon, situated in Bayanan, San Pascual
Batangas, with a total area of ONE HUNDRED FIFTY SIX SQUARE
METERS AND FIFTY DECIMETERS (156.50) SQ.M. more or less,
covered by more particularly described as:

Tax Declaration No. 009-01096

A parcel of land Cadastral Lot No. 4338 PT. situated in

Bayanan, San Pascual, Batangas. Bounded on the North, by
ALN-075; on the East, by ALN-075; on the South (RIGHT OF
WAY) and on the West, by ALN- 072 containing an area of
One Hundred Fifty Six Square Meters and Fifty Decimeters
(156.50) SQ.M.

3. To make, sign, execute and deliver a Deed of Absolute Sale, by

reason of such sale or offer for sale, with any and all third persons,
concerns and entities, upon such terms and conditions acceptable to our
said attorney-in-act.

4. To represent me before the Bureau of Internal Revenue (BIR) and

Registry of Deeds of Batangas Province and all government offices and to
sign for me in all pertinent documents necessary for the transfer of
ownership and tax declaration of real property consisting of 156.50 square
meters covered by Tax Declaration No. 009-01096;

5. To receive and acknowledge receipt of earnest money and/or the full

consideration of the sale, either cash or in check;

6. To do all acts consistent with this grant of authority.

HEREBY GIVING AND GRANTING unto said attorney-in-fact full power

and authority to do and perform any and every act and thing whatsoever
requisite, necessary or proper to be done in and about the premises as fully to all
intents and purposes as we might or could do if personally present and acting in
person, with full power of substitution and revocation; and,

HEREBY RATIFYING AND CONFIRMING all that said attorney-in-fact

shall lawfully do or cause to be done under and by virtue of these.
