here’s defnitely not a better city in the
world to live in than our own, beloved New
York City, but many New Yorkers can just
about instantly improve their individual
economic circumstances and elevate the
overall quality of their lives by trading in the Medeco
keys to their overpriced co-ops and commensurate
$450-per-month parking spots for a nice, sprawling,
well-appointed home in the suburbs, on a half acre of
beautifully landscaped terrain; with a three-car garage
to go with that is large enough to comfortably park
not one, but two cars and still provide enough left
over space to comfortably accommodate all the family
luggage (that is now squeezed under the master bed in
your city apartment) and an extra refrigerator that can
be dedicated to keeping just the Diet Coke, Pilsner
Urquell and Pinot Grigio chilled at the optimal cool
No, it’s not as ‘cool’ to live in the burbs as it is to
live in the city and yes, many do consider the proverbial
move to the suburbs to be the ultimate ‘sell out’ and de
facto waving of the white fag, but in ‘Nerd-dom’ there
IS great comfort, security and convenience (and fresh air
and a patio for barbequing) and it’s hard to argue that
it’s not also pretty cool to be able to save $70,000-plus
a year on private school tuition, alone, and still have the
peace of mind of knowing full well that your third and
ffth graders are getting an equal or maybe even better
education at the outstanding public schools you may
now be sending them to in Rye, Bronxville, Edgemont,
Scarsdale, Armonk, Briarclif Manor or Chappaqua,
New York. Tere’s no shortage of truly great schools in
Westchester and there’s something to be said for being
able to put your kids on a quaint yellow school bus every
morning rather than a dreary 4, 5 or 6 train that crawls
Yes, taxes can be astronomically high in the nicer
towns outside the city, but they’re also quite high in
NYC and in the suburbs you don’t have to pony up that
monthly maintenance fee (and dreaded assessments that
seem to be added to those maintenance bills two out of
every three years in most building) to pay for the co-op’s
infrastructure, ‘creative mortgage fnancing’ and friendly
doormen, porters and superintendents.
Ten, there’s the question of the commute, but for
many the train trip in from Westchester County can
actually be quite relaxing and at the same time, a rather
reasonable and reliable ride (on Metro North in to
Grand Central). In fact, in many cases the bottom line
‘door to door’ time increases by only modest increments
of 15 or 30 minutes per day; not necessarily more.
Tere’s a New Yorker I know who lives on East End
Avenue and 82nd Street who commutes to the West 40’s
every morning and he has to allow at least 45 minutes
to get to work and if there’s any problem at all, that 45
minutes can easily balloon up to a full hour. Conversely,
I’m friendly with an investment banker who lives within
walking distance of the train station in Rye, New York
and happens to work on Park Avenue, just 7 or 8 blocks
north of Grand Central Station; so for her, 45 – 50
minutes is pretty much the amount of time it takes to
get to work every morning. She leaves her gorgeous
home 10 minutes before the train is scheduled to pull in
and has a short, comfortable ride that’s no more than 35
- 40 minutes and then it’s just another 5 or 10 minutes
from Track 42 to her desk!
We can point out all the economic advantages and
the fact that for less money you’re likely to live in a home
that’s literally double or triple the square footage you left
behind in New York City, but that space upgrade alone
doesn’t even begin to fully recognize the myriad ways
the quality of your life is likely to improve once you get
out of the city. Whether it’s being able to actually see
the stars on a clear autumn night or play a quick game
of tennis with your neighbor after getting home from
work or being able to grill up a steak on the barbeque
and coming up with a better tasting meal that doesn’t
‘smoke up’ your entire apartment (not to mention outer
hallway), it seems like you just fare better at every turn
when it comes to relocating to the suburbs.
Want to take a jog? In the suburbs you’re out there
in nature and there’s not a car whizzing by you every
three seconds. In the city, you have to risk life and limb
(and social embarrassment if you’re not in great shape)
just to make it to the park and unlike the peaceful road
you might fnd yourself running on in the suburbs, in
Central Park there are taxis buzzing by you and tourists
standing in your path, looking at their little maps or
up at the Dakota and impeding your ability to relax
and unwind and get the most out of the run that you
can! I think you get the idea, but sufce it to say that
recreational opportunities abound outside the city and
are just that much more vast and pleasant to navigate.
At the end of the day, if you don’t have kids or you
just love to go to a museum every weekend or gallery
opening once a week and you’re the type of person who
doesn’t want to have to drive around every where and
needs to go to every trendy Asian-Dutch fusion (LOL)
restaurant that opens its doors for business, a move to
the suburbs probably isn’t advisable, but if you want
to trim $125,000 of your annual budget and breathe
cleaner, fresher air and be able to keep a motor cycle and
two bicycles, a kayak and 250 spare rolls of paper towels
on hand (for an unexpected spill---ha ha), I think it’s
very safe to say that Westchester County and the suburbs
may very well be the very best place you could ever
imagine living and it just really might be that for you
the ‘grass is going to be greener and the real estate deals
that much sweeter’ north of the ‘Boggie Down’ and up
yonder where both Audis and family vans live in mutual
harmony and run free.

Westchester has also increased by 9%. We are confdent
that the worst is behind us, and expect our markets to
continue to stabilize for the balance of this year. First
quarter 2010 unit and dollar volume is signifcantly
ahead of 2009 levels, and on track with 2008
performance. After fnishing the worst twelve-month
period in modern real estate history, it is encouraging to
see our markets continue the recovery that began in the
second half of 2009. Prices remain considerably below

stopped. As sales volume increases, prices are clearly
stabilizing. Our local real estate markets are being driven
by pent-up demand, supported by an improving
economic picture. For the past year, many sellers were
not selling their homes because they thought the market
would turn around and they would see the prices they
had come to expect at the market highs. Today there is a
new realism and homeowners who want to move on are
ready to sell again at current market prices. Te
bottoming of prices, together with improved confdence,
is bringing buyers back into the market. Te ‘wait and
see’ attitude of 2009 is shifting to a new ‘now is a great
time to buy’ sentiment.”
sPG: “Tat’s good to hear. Go on please.”
JBF/SIR: “In terms of specifc transactions, the luxury
market has been encouraging; there was a recent Purchase
home sale at $6,700,000 which is the highest Harrison
sale since in the last 14 months. In the Larchmont and
Mamaroneck area we’ve recently seen a resurgence of
multiple ofers on new listings that have been priced
‘correctly’ in today’s market. One home in Larchmont was
asking $1,195,000 and had 13 ofers; another on Orienta
Point was asking $1,299,000 and received 5 ofers and
fnally sold considerably over the asking price.”
sPG: “Okay, i know a little bit more about the real
estate market, but what’s there to do in Westchester?
What are the major points of interest? How about
activities and culture too?”
JBF/SIR: “Yes, those are important questions. We have
some fne performance art taking place here at the
Emelin and Jacob Burns Teaters and there’s historic
Playland Park, Manor Beach and Park, the Kensico
Dam, Lyndhurst Castle, Pepsico Gardens, Hammond
Museum and stroll garden; plus numerous hiking trails
and biking, including the Bronx River Parkway Bike
and Skate Sundays. Westchester also ofers some great
public golf courses, private beaches and golf clubs,
public beaches, fabulous restaurants, and apple and
pumpkin picking. And of course there is the famous
Walter’s Hot Dog stand (circa 1919) in Mamaroneck!”
