very year we have the op-
portunity to see the best

the Charlottesville area.
The annual Parade of
Homes is held over two
consecutive weekends in
which the public is in-
vited to see up close and
personal the newest innovations in
design, style and technology proudly
presented by members of the Blue
Ridge Home Builders Association
(BRHBA).
This year’s Parade will take place
the weekends of October 9-10, and
October 16-17.
Fifteen builders have placed 28
homes, ranging in price from the low
$200s to over $1 million, on the Pa-
rade this year. Homes are scattered
throughout the Cityof Charlottesville
and in Albemarle, Greene, Fluvanna
and Louisa Counties.
Two communities that have never
been on the Parade before have en-
tries this year, including Twin Lakes
in Greene County and Blandemar
Farm Estates in Albemarle County
(near North Garden). Benchmark
Builders is participating in the Pa-
rade for the frst time this year.
All homes will be open and staffed
by the builders or their agents from
12:00 p.m. to 5:00 p.m. There is no
charge for attending the Parade.
Jay Willer, Executive Vice Presi-
dent of BRHBA, says there is a home
for everyone’s taste, style and budget.
“Looking for something close to the
City or near the NGIC/DIA expansion
at Rivanna Station? We’ve got it! Do
you want something in quieter, more
rural settings? We’ve got those, too!
A townhouse? Yes! A single family
detached home? Absolutely!”
The Parade of Homes is one of the
most anticipated events of the year,
with hundreds of visitors reviewing
the open homes. Many times, a pro-
spective buyer will come into a home,
fall in love with it, and put in an offer
on the spot.
“Turnout every year is dependent
on a number of factors: weather, foot-
ball games, other events on the same
weekends, and the economy,” said
Willer. “Our goal is to get as many
people as possible through as many
houses as possible. But that’s not
just a numbers game. We want people
to end the day with good ideas, a bet-
ter sense of price and builder quality,
and a better sense of what makes a
great home, whether they’re looking
to buy or to remodel.”
Committee Event
An event of this size is logistically
diffcult to pull off, but the Parade
of Homes Committee works togeth-
er to make sure it is as seamless as
possible.
“While the committee changes ev-
ery year, it’s always a strong mix of
BRHBA members,” said Willer. “This
year we have suppliers, subcontrac-
tors, REALTORS®, and lenders—a
good mix of people who are familiar
with home building in this area.”

encourage prospective newhome buy-
ers, as well as those who may not be
in the market for a new home now
but who may be sometime in the near
future, to get a frst-hand education

ity of their homes, their philosophy
behind building, and the latest tech-
nology that is incorporated into new
construction.
“Every year, we hope people come
to Parade homes because they’re
looking to buy a new home,” said
Willer. “But some are looking for
existing homes and just want to do
some comparison shopping. Oth-
ers are looking for ideas for remod-
eling the home they’re already in,
and some people come just because
they enjoy seeing beautiful, well-de-
signed homes. We welcome all of
them, though, of course, we hope
that many of them will end up as
new home buyers, even if that takes
awhile for them to actually make that
decision.”

Scott agrees. “New homebuyers
obviously beneft from seeing a wide
variety of new home price levels and
have the opportunity to interact with
the individual builders. Anyone inter-
ested in remodeling has the ability to
observe newproducts and techniques
currently used in our market.”
Builders decide which of their
homes to enter into the Parade each
year. The selection varies from year-
to-year, and from builder to builder.
Scott said many builders have mul-
tiple houses with wide variations in
price and location. Some, but not all,
earmark certain homes for the Pa-
rade and dress them up accordingly.
“It really depends on the individual
builder’s marketing strategy,” said
Scott. “Most will take advantage of
national manufacturer’s rebates and
discounts for model homes.”
Willer said some builders want to
feature their typical product, while
others may feature something en-
tirely new or different. “Some are
fully decorated to help a visitor give
a sense of a ‘lived in’ look, and some
are just empty rooms to allow free-
dom to imagine your own furniture
or color scheme.”
EarthCraft Homes
With so much emphasis on green
building, the Parade wouldn’t be com-
plete without its share of EarthCraft
homes, although this year EarthCraft
homes are being showcased a little
differently than in previous years.
“This is the frst year since 2007
that we have not had a separate
EarthCraft tour in the spring,” said
Scott. “Adding these houses to our
Parade enables us to showcase their
unique green building process within
our overall Parade process. We give
these EarthCraft builders the beneft
of our complete marketing strategy
and they give us an added attraction
for our Parade.”
Willer added that EarthCraft
homes, regardless of the builder, the
size, or the design, emphasize en-
ergy effciency and environmental
impact. “BRHBA EarthCraft build-
ers have led the way in Virginia, and
we’re very proud of that,” he said. “In
previous years, we’ve had a separate
EarthCraft tour in the Spring, with
as many homes as possible still under
construction so that visitors can see
the elements and practices that make
a house an EarthCraft house but get
hidden inside the walls once the dry-
wall goes up. This year, we’ve rolled
them into the full Parade, but with
some special judging to help visitors
understand what EarthCraft is.”
Willer added that BRHBA is al-
ways careful to note that many other
area homes, even though they’re not
EarthCraft, still are putting more
and more emphasis on energy eff-
ciency and environmental impacts.
“That focus is a wonderful, growing
part of this community, and builders
are responding,” he added.
What’s New?
If there’s anything that stands out
in this year’s Parade, it’s the fact that
home prices in general are more mod-
erate than in previous years. Willer
said that participating builders are
still strongly committed to qual-
ity of materials and craftsmanship,
but lower prices may refect slightly
smaller homes or fewer “extras.”
This, in light of today’s real estate
market, provides a great incentive for
buyers.
“This is a great time to buy a
home!” said Willer. “There are won-
derful opportunities to be found
among the homes in this year’s Pa-
rade, and we hope people will fnd
just what they’re looking for.”
While the Parade is the time when
builders can present their newest star
homes on the residential home stage,
it’s also a time when other BRHBA
members, such as suppliers, can
highlight their products. Willer said
this is purely optional. “We leave
that entirely up to each builder and
their suppliers.”
Scott said that opportunity is
available to all of the BRHBA asso-
ciate members, adding, “Many take
advantage of it, again, by using their
manufacturing partners wherever
possible.”
While there are no 55+ commu-
nities featured in this year’s Parade,
Willer said many of the new homes
have borrowed from the concepts
used in adult-living communities
that are so appealing to more mature
buyers.
“’Aging in place’ and ‘universal ac-
cess’ concepts can be found in many
of this year’s homes—master bed-
room suites on the frst foor, walk-in
showers, and more open kitchens,”
said Willer. “That’s a nationwide
trend; allowing families to adapt to
changing needs without moving.”
Another thing you will see less of
this year is housing that is marketed
to a specifc demographic, such as
frst-time buyers. Willer said that’s
because those markets are getting to
be pretty broad.
“First-time buyers aren’t neces-
sarily looking for traditional entry-
level pricing,” he said. “There are lots
of reasons why they may have never
owned a home. Transitions are no
longer limited just to changes in fam-
ily status. Interest rates and moder-
ating prices are helping to bring buy-
ers into the market that might have
been hesitant until recently.”
Scott added that while no one
can guarantee sales from the Parade,
“having hundreds of potential cus-
tomers come through the doors gives
each builder a much greater oppor-
tunity for them.”
Getting the Most
Out of the Parade
Willer advises that the way to get
the most out of the Parade is to ap-
proach the builder or his/her agent
and pose whatever questions you
have on your mind.
“We hope people ask lots of ques-
tions, but their best questions are the
ones that make the most sense for
their own needs,” he said. “All the
houses will be staffed with builders
or marketing agents who can help
visitors understand the importance
of specifc design elements or the val-
ue of a particular product or fnish
choice. Don’t ask just about price or
the number of bedrooms and baths.
Think about what it would be like to
live in that house, in that neighbor-
hood, or in that school district.”
Another tip is to do your home-
work before hitting the road. Visit
the BRHBA web site: www.blueridge-
paradeofhomes.org to fnd out all
about the houses in this year’s tour:
location, price, amenities, a picture
of the front of the house. There will
also be special pullout sections in lo-
cal print media.
“Use those resources to create a
plan,” said Willer. “Say to yourself—‘I
want to see townhouses.’ ‘I want to
see single family detached homes.’ ‘I
want to see places close to the NGIC/
DIA expansion at Rivanna Station.’
Then use the website or the print
coverage to target your visits.”
Scott emphasized that the main
goal of the Parade is to expose as
many people as possible to BRHBA
builder members and their products.
To that end, the Parade committee
hopes this will be a record-setting
year for visitors to fnd their dream
home.
“Everyone who wants to see high
quality building and great design
ideas is welcome throughout both
weekends,” said Willer. “Bring your
friends, bring your neighbors, bring
that old friend or distant relative you
want to encourage to move closer to
you and come join us!”
