CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT OF LEASE made and entered this, by and between:

, single, of legal age, Filipino citizen, and a resident, herein
after referred to as the LESSOR;

--and--

, of legal age, Korean citizen, and a resident of, Paranaque
City, hereinafter referred to as the LESSEE.

WITNESSETH:

WHEREAS, the LESSOR is the registered owner of a residential house
situated at;

WHEREAS, the LESSEE desires to lease above-described residential
house and the LESSOR is willing to lease the same unto the LESSEE subject to
the terms and conditions hereinafter specified.

NOW THEREFORE, for and in consideration of the foregoing and mutual
covenants herein contained, the LESSOR has let and by these present does
hereby let and lease unto the LESSEE above-described residential house and
the LESSEE hereby accepts the same by way of lease subject to the following
terms and conditions:

1. TERM. The period of lease shall be for one (1) year from December 15,
2017 to December 14, 2018. Upon expiration of this Contract, the lease
contract may be renewed for a certain period under the terms and
conditions mutually agreed upon by the parties;

2. RENTAL. The agreed monthly rental is TWENTY THOUSAND PESOS
(P20,000.00), Philippine currency (Exclusive of Association Dues, utilities,
etc.), and shall be paid by the LESSEE to the LESSOR every 15 th day of the
month, until the expiration of the term of this contract;

3. The December 15, 2015 security deposit in the amount of THIRTY EIGHT
THOUSAND PESOS (P38,000.00) shall be retained.

4. USE OF PREMISES.

a. The LESSEE shall use the premises exclusively for
residential purposes;

b. The LESSEE agrees not to use the premises or any part
thereof for the lodging of transient persons;

c. The LESSEE shall not keep or store in the leased premises
any explosive or inflammable materials or anything
hazardous to health, safety and security of persons and
property;

d. The LESSEE shall not bring, keep or store in the leased
premises any article prohibited by law, nor shall he allow
anyone to bring there in any such articles;

e. The LESSEE shall keep the leased premises in clean
sanitary condition, free from any insects, rats, bugs and
foul odor;

f. The LESSEE shall not keep any domesticated animals such
as dogs, cats, fowls, or any animals as pet inside the
premises;

g. The LESSEE shall not in any manner create loud noises or
any disturbance to other tenants of the building;

h. The LESSEE shall be responsible for taking care of her
belongings and in case of loss, the LESSOR shall not be
held responsible nor pay any amount to defray/replace
stolen items;

5. UTILITIES. All expenses for water, electric consumption and telephone
service in the leased premises shall be for account of the LESSEE;

6. SUB-LEASE PROHIBITED. The LESSEE shall not sublease the leased
premises or any portion thereof and shall not assign or in any manner
encumber her rights therein by virtue of this contract;

7. ALTERATIONS AND IMPROVEMENTS. The LESSEE shall at her expense
maintain the leased premises in good state or repair. She shall make all
necessary replacements and restorations as may be necessary under the
circumstance, ordinary wear and tear expected.

All improvements introduced in the leased premises, which can not be
removed or detached without causing injury or damage to the original
structure of the leased premises shall become the ownership of the
LESSOR. However, improvements introduced to the building such as
furniture and fixture, air-conditioning units, office equipments, and other
goods and movables chattels shall belong to the LESSEE;

8. INSPECTION OF THE PREMISES. The LESSOR shall have the right to
inspect the premises at any time during reasonable hours of the day and
night provided that the LESSEE shall be present at the time of the
inspection, and provided further that there shall be prior notice of the
LESSEE;

9. LIABILITY FOR DAMAGES. All damages to the leased premises caused by
the willful or negligent acts of the LESSEE, shall be immediately repaired
or replaced by the LESSEE at her expense;

10. TERMINATION OF LEASE. Should the LESSEE fails to pay any rentals as
stipulated, or should she, at any time, fail or neglect to perform or observe
any of the covenants, conditions, agreements or restrictions herein
stipulated, then this contract shall be automatically terminated and the
premises shall be peacefully vacated by the LESSEE, and all persons
claiming rights under here, without prejudice on the part of the LESSOR to
exercise her rights arising from this contract and under laws;

Should the LESSEE decide not to renew this contract at the end of the
leased period, or should she terminate the lease contract before the
expiration of the period, the LESSEE shall give a LESSOR a written notice
of such termination sixty (60) days prior to the effectivity of termination.
The advance rental and the deposit stipulated above shall be forfeited in
favor of the LESSOR;

11. COURT ACTION. If any legal action is resorted to by the LESSOR to
protect her interest and enforced her rights arising from this contract,
then the LESSEE shall pay the LESSOR all expenses and damages and
suffered by the latter, including attorney’s fee equivalent to 25% of the
said expenses and damages, but shall in no case, be less than P5,000.00.

BEFORE ME, a Notary Public for and in Batangas City, this, personally
came and appeared, with their respective competent evidence of identities, as
above-stated, known to me and to me known to be the same persons who
executed the foregoing instrument which they acknowledged to me that the
same is their free and voluntary act and deed.

The foregoing instrument refers to a, consisting of three (3) pages
including the page on which this acknowledgment is written and has been
signed by the parties on each and every page thereof.
