1.1 — Project Introduction and Location

Design & Build of Hotel & Complex of Al‐Najadah Souq, which is located in Doha‐Qatar in
Souq Area (Center Doha)

1.2 — Project Scope of Works

The Project Scope of Work shall be Design & Build of Hotel & Complex of Al‐Najadah Souq
which is divided but not limited to

1. Dismantling of All Existing External Finishes.
2. Studying of Existing Structures.
3. Demolition of the Existing buildings and mosque.
4. Renovation of existing traditional building administrative building including all MEP
& Services & FF&E.
5. Renovation of the car park building including all MEP & Services.
6. Construction of 5 stars hotel (New Building) Including all Sub structure & super
structure skeleton, MEP Services, Interior finishes & FF&E..Etc.
7. Construction of bookshop(New Building Including all Sub structure & super structure
skeleton, MEP Services , Interior finishes & FF&E..Etc.
8. Construction of Multi‐purpose (New Building hall all Sub structure & super structure
skeleton, MEP Services, Interior finishes & FF&E..Etc.
9. Renovation of Market & Shops including all civil, Structural, architectural, MEP
services, Interior finishes, security systems..Etc. (Shell & Core only)
10. Construction of underground service trench between bookstore and Souq Al
Najadah Pedestrian tunnel.
11. External infrastructure landscaping ,including the plaza with special flooring for
painting

 Concept Design/Design Development is finished for all building,new
design as per client needed modifications is sent to the
Consultant/client and waiting for response for 2 month,Draft
comments are sent & may cause big impact on progress on site

 IFC drawings in progress and send a draft copy to consultant ,Where
Final IFC can’t be earned due to delay in DC2 Permit which is in delay
due to new design modifications in Carpark, restaurant & multi‐
purpose hall buildings.

2. Material
 Many purchase orders are a ready made specially hotel & Book Store
Such as but not limited to (kitchen, Elevator,Metal Doors..Etc.

3.5 — AREAS OF CONCERNS
(1)‐ Variation and new contract is under preparation due to Changes as per PEO top
management visit on Thursday 15‐January‐2015 , which may lead to major impacts on
construction such as but not limited to :
a‐Demolish of car park building.
b‐Establishing a new furnished apartments building at car park location with 2 basements
for car parking.
c‐Establishing new shops in book store location which will lead to structural. Architectural &
interior design changes and will impact Construction progress.
d‐Establishing new Hotel Hotel extension in restaurant location.

(2)‐Delay in Approval of Concept Design from PEO 2 months till now , and reply may cause
severe impact on construction.
(3)‐Approval to End User for bookstore & methodology of work of heritage building causing
delay in start of work.

SECTION 4: HEALTH, SAFETY & ENVIRONMENT

4.1 — HSE ACCOMPLISHMENTS
1. Tool box‐meeting hold regularly in Weekly basis 4‐5 times almost 500 employees are
attend meeting.
2. Fire extinguishers were secured maintained and monitored Monthly/color coded.
3. Scaffolds were fixed, sustained and tagged, by a dedicated scaffold.
4. PPEs were provided to concerned employees.
5. Safety signage was placed on appropriate site area.
6. HSE policy is well promoted and followed.
