Project Description:
Please provide a narrative project description that summarizes the project and its purpose. Please list any special authorizations or
changes to the Planning Code or Zoning Maps if applicable.
The proposed project is the demolition oftwo mixed-use two- and three-story buildings and the erection of a sixteen-level
limited-service tourist hotel. The hotel will have approximately 162 guestrooms. The project proposes approximately
three levels of underground parking accessed by a vehicle elevator from Ninth Street. This garage will famish roughly 50
parking spaces and will rely on valet parking for its operation.

The project site contains a vacant commercial building and a building containing 21 Residential Hotel rooms and 6 Tourist
Hotel rooms. The project sponsor has elected to pay the applicable fee to the city for the removal of the Residential Hotel
rooms. The proposed hotel will be approximately 142'-9" feet in height and 89,772 square feet in FAR area. Transfer of
development rights will be used. The project will, therefore, require a rezoning of the site to the C-3-O zoning adjacent
along Market Street and an increase in the height limit above the current 120 foot height limit. In addition, because of the
superior design that will result, the proposed design requests two exceptions from the Planning Code. These are an
exception to the maximum width of a bay window (Section 136) to allow for the upper level projection along Ninth Street
and an exception to the lower tower bulk limits in Section 270: the project sponsor believes the design as proposed meets
the criteria stated in Section 272 for an exception to Section 270 in the C-3 zoning district.
