LEASE DEED

This deed of lease executed on 31 March 2019 at Visakhapatnam between IBST (IB Services &
Technologies) represented by Name: Malisetty Sri Shanthi d/0 Malisetti Dattatreya aged 30,
Address: #204, Siripuram tower, Siripuram, Vizag. with Aadhar No:749207186774 PAN:
AYEPM6930D here in after called the “OWNER/LESSOR” which expressions wherever it occurs in
this deed includes his heirs, representatives, administrators, executors and assignees of one part.
AND
RADO IT SERVICES PVT.LTD represented by Director Name: T. NAGARJUNA CHOWDARY s/o
T.VIRUPAKSHI NAIDU aged about 30 years residing at Address: # 7-1-201to207,Flat No F2,1 st
Floor, KVR enclave,Ameerpet,Hyderabad-16,Telagana,with Aadhar No: 2694 1803 9183 PAN No.:
AAFCR9819Q.here in called the “TENANT/LESSEE” which expressions wherever it occurs in this
deed includes his heirs, representatives, administrators, executers and assignees of other part.
Whereas the TENANT/LESSEE approached the OWNER/LESSOR to take the scheduled mentioned
premises on lease on the OWNER/LESSOR agreed to lease out scheduled property with the
following terms & conditions as agreed by both the OWNER/LESSOR and TENANT/LESSEE.
NOW THIS RENT AGREEMENT WITNESS AS UNDER:-

1. That the Tenant/Lessee shall pay as the monthly rent of RS. 29000/- (Twenty Nine Thousand)
per month, including electricity, water, Internet, Vehicle Parking & with cleaning)

2. That the Tenant /Lessee shall not sub–let any part of the above said demised premises to anyone
else under any circumstances without the consent of Owner.

TENANT/LESSEE OWNER/LESSER
3. That the Tenant / Lessee shall abide by all the bye - laws , rules and regulations, of the local
authorities in respect of the demised premises and shall not do any illegal activities in the said
demised premises.

4. That this Lease is granted for a period of Eleven (11) months only commencing from 01-
04-2019 (date of rent commencing from)and this lease can be extended further by both the
parties with their mutual consent on the basis of prevailing rental value in the market

5. That the Tenant/Lessee shall not be entitled to make structure in the rented Premises except the
installation of temporary decoration, wooden partition/ cabin, air– conditioners etc. without the
prior consent of the owner.

6. That the Tenant/lessee can neither make addition/alteration in the said premises without the
written consent of the owner, nor the lessee can sublet part or entire premises to any
person(s)/firm(s)/company(s).

7. That the Tenant/Lessee shall permit the Lesser/Owner or his Authorized agent to enter in
to the said tenanted premises for inspection/general checking or to carry out the repair work, at
any reasonable time.

8. That the Tenant/Lessee shall keep the said premises in clean & hygienic condition and shall
not do or causes to be done any act which may be a nuisance to other.

9. That this Agreement may be terminated before the expiry of this tenancy Period by serving
Two month prior notice by either party for this intention (Locking Period is 6 Months .)

10. That the Lessee shall use the above said premises for Official Purpose Only.

11. That the Lessee/Tenant Shall not store/Keep any offensive, dangerous, explosive or highly
Inflammable articles in the said premises and shall not use the same for any unlawful activities.

12. That the Lessee shall pay the two month’s advance rent along with 1 month of running cost to
the lesser and the same shall be adjusted during the last 2 months of your notice periods hence 3
months of prior notice has to be given under any circumstances. Therefore if the lessee fails to give
the 3 months prior notice period the amount wouldn’t be refunded.

13. Rent should be deposited between 1 st to 5th of every month without any delay.

14. As per the mutual agreement we were told that work space would be operating hence the last
cabin and hall is completely been provided to you. Apart of guests / visitors / walk-in’s etc.,
Note: The middle cabin may be occasionally used for any conferences or meetings once in a month
necessarily.

TENANT/LESSEE OWNER/LESSER
15. We usually operate 5 days a week/ 6:00 PM to 6:00 AM and as per our mutual agreement we
were informed that you would also be operating only 22 days a month based upon which
your rental structure has been made hence we would consider your operations as 22 days/month
and any mode of increase in your working days may lead to reform your rental structure based
upon the office utilities which include (maintenance, power bills, water etc.)

16. During the whole period of your stay in our work space if any of the infrastructure which has
been allotted for your operations have been damaged that may completely have to be taken under
your responsibility. IBST is not going to entertain and is not responsible to any of your activities
hence to be considered as your mere responsibility.

17. If incase we find the tenant being indulged in any sort of illegal activities or activities that were
not discussed or mentioned in the agreement we may have to take a legal action against the tenant
depending on the intensity the agreement shall be in the exclusive jurisdiction of the courts at Vizag
(A.P) and disputes raised shall be entertained and submitted to the courts at Vizag (A.P) to the
exclusion of all other courts.

18. IBST shall be accountable to render intense security to the company belongings in order to
provide safety work environment.

19. Tenant/lessee is not responsible for the day Operations and complete responsibility has to be
taken by Owner IBST.

20. Thus both the parties have read over and understood all the contents of this agreement and
have signed the same without any force or pressure from any side.
