CONTRACT OF HOUSE LEASE RENEWAL

This lease has been entered into this ​5th day of January, year 2019 between ​James Callos Jordan​,
(hereinafter referred to as Landlord and/or Lessor), and ​Jovelyn Segovia (hereinafter referred to jointly
and severally as Lessee or Lessees). Lessor in consideration of the rent to be paid, and the agreement
and contradictions to be performed by the Lessee(s) does hereby lease the following described
premises, Residential House/Apartment No. ​B4 situated at 4113 Dhalia Street Malabanias Angeles City,
Pampanga Philippines 2009.

The term of the lease shall be for one year from noon of ​January 6, year 2019 to noon of ​January 6, year
2019​. Lessee agrees to pay as rent for premises the total sum of ​Fourty Four Thousand pesos only (PHP
44,400)​. This sum will be paid without demand in twelve (12) monthly installments of ​Three Thousand
four hundred pesos only (PHP 3,400) for the the months of January to June and ​Four Thousand pesos
only (PHP 4,000) to after any applicable prorated rent. The monthly rent is due in advance or before the
day of the first official day of stay.

SECURITY DEPOSIT

Lessee agrees to deposit with the landlord prior to obtaining possession of the premises a security
deposit in the amount of. Lessee agrees that the security deposit is not to be used in lieu of rent at any
time during the lessee's tenancy. If the lessee shall decide to move out he/she will be given time until
the deposit depletes.

ELECTRIC AND WATER DEPOSIT

Lessee agrees to deposit with the landlord prior to obtaining possession of the premises an Electrical
Deposit and water deposit.

If necessary, lessee understands that the utility deposit will be used for the unpaid utilities.

THE LESSOR AND LESSEE(S) ALSO AGREE TO THE FOLLOWING COVENANTS AND CONDITIONS

PROOF OF IDENTITY

The Lessee should provide a photocopy of two valid IDs (SSS, Driver License, Philhealth, Postal etc.) or
equivalent (NSO birth certificate, Marriage contract etc.) to prove their legal identity.

OCCUPANCY/SUBLETTING/USE

Lessee agrees that the premises are to be occupied for residential purpose only. The premises shall not
to be used or allowed to be used for unlawful purpose, or for any purpose reasonably deemed
hazardous by the Lessor because of fire or any risk or in any other manner which would disturb the
peaceful, quiet enjoyment of any other neighbor of the premises. Lessor reserves the right of eviction
for all the illegal manufacture, distribution, or use or other illegal activities in the connection with
controlled substance(s). A criminal conviction shall not be necessary before the lessor can institute an
eviction action based there upon.

LOCK/KEYS
All issued keys must be surrendered to Lessor at Lessor's place of business upon termination of the
lease. Lost keys or replacement of lost key would be charge with the amount charged for replacing it.

PETS

Pets are allowed under the rental agreement. Any damages caused thereby shall be the responsibility of
the lessee.

COVERAGE

Lessor is not responsible for any personal property on the premises. Lessee will be responsible for and is
required to cover all lessees' personal property on the premises and hereby relieves the lessor of all risk
that can be covered here under.

RENEWAL OF CONTRACT OF LEASE

The contract of the lease shall be renewed after one full year from the date of the first contact signing.
Modification and other speculations would be made dependent to the discretion of the Lessor.

CONTRACT OF LEASE CHANGES AND MODIFICATIONS

The Lessee agrees that all of the rules and regulations above could still be subject to change and
modification depending on the Lessor's discretion.
