LETTER OF INTENT TO LEASE

Dear Sir:

Thank you for the opportunity to view your property: 2945 Jazz Residences Tower B 26sqm,
Studio, fully furnished unit with balcony not including parking space. Our client, FILCHI
BUSINESS CONSULTANCY, INC., a duly registered company with the SEC/DTI with local
address at 2203 España Blvd. 1408F España Tower Brgy 512 Z-51 España Manila, Metro Manila,
Philippines, represented by Wanyou Nie and Aimee Abega has expressed interest in leasing
your property for the use of their staff (a married Chinese couple) to lease under the following
terms and conditions:

LESSEE: Contract of Lease under the name of Wanyou Nie and Aimee Abega, representing our
corporate account

TERM OF LEASE: One (1) year lease term with option to extend upon mutual agreement on
Year 2. (January 18, 2018 – January 18, 2019)

DATE OF COMMENCEMENT: January 18, 2018

RENT AMOUNT: Monthly rent of Twenty Five Thousand Pesos (PHP25,000.00) inclusive of
association dues. Exclusive of Parking Space.

RENT PAYMENT DATE: Every 17th of the month.

Term of Payment

SECURITY DEPOSIT: Two (2) months rental.

RENT PAYMENT: One (1) month advance rent to be applied to last month of the lease period
and Eleven (11) postdated checks.

FULLY FURNISHED: Twin Burner, Range Hood, Refrigerator, Water Heater, Washing
Machine, Dining Table & Chairs, Flat Screen TV with Remote Control, iWantTV/Wow Box
with Remote Control, Fire Extinguisher (4kg/Model 10), Two Seater Couch, Split Type Air
Conditioner with Inverter, Bed Frame with Mattress, Wardrobe Closet and Roman Blinds.

UTILITIES: LESSOR will bear costs related to association dues and property maintenance while
The LESSEE will bear any and all costs related to water, electricity, gas supply and
telecommunications services such as Internet, broadband, telephone line, cable television etc.

15-day PROBLEM FREE PERIOD: The LESSEE will have 15 days, from the commencement of
the lease, to bring to the attention of the landlord any defects in the apartment. The LESSEE
shall not be liable to any cost related with the repair or replacements of the identified defects
within the 15-day period.

MINOR REPAIRS: The LESSEE will be responsible to maintain the premises at a good
condition. Any cost to repair or replace of items or parts due to wear and tear that falls below
PhP3,000.00 shall be borne by the LESSEE whilst the portion of the cost beyond PhP3,000.00
shall be borne by the LESSOR. Damage due to negligence shall be fully borne by the LESSEE.

LESSEE REQUESTS: The LESSOR shall accomplish the following prior to commencement of
lease:

1. Provide One (1) Rice Cooker and One (1) Microwave

2. Cable/Wifi connection to be ready for reconnection prior to move in.

2. Ensure that all plumbing is in good working order, (hot water, faucet and toilet leaks,
good water pressure, etc.).

3. Ensure that ceilings and walls are free of damage due to regular wear and tear, water
leakage, termites and other such issues.

4. Ensure that all electrical systems are in good working order (light bulbs, light fixtures,
plugs, switches, etc.).

5. Service and clean all appliances and ensure that they are all in good working order (air
cons, water heaters, both refrigerators, etc).

6. General cleaning, fumigation and pest-control of the unit before turn-over

Should you find the above offer acceptable, kindly affix your signature below and a
comprehensive Contract of Lease will follow for approval of both parties accompanied by
payment of refundable Earnest Money applied to One (1) month Security Deposit. We look
forward to your feedback and mutual acceptance and will proceed to drafting the contract upon
agreement.
