DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED is entered into and executed by NEIL VIC A. DIVINAGRACIA, of legal
age, Filipino, married and a resident of barangay Looc, Sibulan, Negros Oriental, hereinafter
referred to as the VENDOR, in favor,

ARTURO REMOLLO, JR. and RICART JAMES BANOGON, both of legal age,
Filipinos; married and single respectively and residents of the Municipality of San Jose,
Province of Negros Oriental, hereinafter called the VENDEES;

W I T N E S S E T H:

That the vendor herein is the absolute owner of a certain Motor Vehicle which is more
particularly described as follows, to wit:

That for and in consideration of the sum of ONE HUNDRED THOUSAND PESOS (Php
100,000.00), Philippine Currency, in hand paid by the vendees, and receipt in full is hereby
acknowledged by the vendor to his entire satisfactions and that by virtue of these presents the
vendor herein, does hereby SELL, TRANSFER AND CONVEY unto the vendees, their heirs
and assigns, by way of absolute sell, the aforementioned motor Vehicle; free from all liens and
encumbrances;

That the vendor warrants his ownership over the said motor vehicle and will defend the
rights of the vendees against any adverse claim whatsoever.
