General Note:
1. Please refer general notes & preamble to BOQ before quoting rates.
2. Reinforcement Steel of specified grade will be arranged by employer free of cost.
3. Cement (OPC 43 grade/PPC) will be arranged by employer free of cost.

4. Contractor will have liberty to use AAC block manufactured by Aerocon / Ascolite / Ultratech or
equivalent brand complying to all properties as per IS:.2185 (Part3)-1984 Grade-1 AAC blocks.

5. Arrangement for and carrying out lowering, lifting, shifting and carting away from site debris
inclusive of required permission is in contractors scope.

Providing and constructing solid concrete block masonry of following thk at all locations & places
wherever specified on drawing with approved blocks locally available, meeting IS 2185 (Part 1),
having a block density not less than 1800 kg/m3 and min. average compressive strength of 4.0
N/mm2 in cement mortar complete with raking out joints, curing at all levels, required
independent double legged scaffolding, all lead and lift of materials etc. complete as per
specification or as directed by the Engineer-in-charge. Rate to include providing lintel beam above
door frame (wherever required), raking out joints, 150mm high concrete bund below 1st course
1 of masonry of specified thk, patli beam for 150mm and lesser thk masonry, hacking or
application of hack-aid chemical to concrete surface in contact with masonry, treatment of
Junction of masonry & concrete surface at the topmost layer with cement & CNS 50 chemical
(Choksey) chemical or pre-approved non-shrink mortar with wedge pin from cement mortar in
gap.
Reinforcement of patli/ lintel beam shall not be measured & paid separately but will be
considered for reconciliation.
NOTE:- Concrete required for casting of lintels, concrete bunds & patli beam will be arrange by
contractor at his cost.

Providing and constructing AAC block masonry of following thk at all locations & places wherever
specified on drawing with readymade thin bed mortar 3mm thick (Fixoblock or equivalent as
approved by EIC) complete with cleaning joints, required curing at all levels, required
independent double legged scaffolding, all lead and lift of materials etc. complete as per
specification or as directed by the Engineer-in-charge. Rate to include providing lintel beam above
door frame (wherever required), 150mm high concrete bund below 1st course of masonry of
2 specified thk, patli beam for 150mm and lesser thickness masonry, hacking or application of hack-
aid chemical to concrete surface in contact with masonry, treatment of Junction of masonry &
concrete surface at the topmost layer with cement & CNS 50 (Choksey chemical) or pre-approved
non-shrink mortar with wedge pin from cement mortar in gap.
NOTE:- a) Reinforcement of patali/ lintel beam shall not be measured & paid separately, but will

beam will be included in this rate and arranged by contractor

external face of building 1st typ floor level & above terrace slab label and wherever specified (in
two coats; each of 12mm thk) undercoat in cement mortar 1:4 (1 cement and 4 graded fine
aggregate) overcoat in cement mortar 1:3 (1 cement and 3 graded fine aggregate) mixed with
approved integral waterproofing compound 4% by weight of cement (dosage as specified by the
6 manufacturer), sponge / tyroline finish as required by architect at all levels and places including
all lead and lift of materials, hacking of concrete surface, independent double legged scaffolding,
curing etc. complete as per specification and as directed by Engineer-incharge. Rate to include
providing & using 12mm micro glass fibers ( KDMFIBER or equivalent) at 85 gms per 50 kg
cement in 1st coat only, preparing the surface, providing and fixing 150 mm wide Alkali resistant
fibre glass mesh (145 gsm) on concrete and masonry junctions, etc. complete.

II GYPSUM WORKS

General Note:
1) Make of Gypsum: India Gypsum (Elite) / Saint Gobain Gyproc One Coat Elite or any equivalent
brand complying with chemical & physical requirements as per IS 2547 (Part 1) 1976 for Retarded
Hemi- hydrate Gypsum plaster or Anhydrous Gypsum plaster
2) Please refer general notes & preamble to BOQ before quoting rates.
3) Rate to include Providing and fixing 150 mm wide Alkali resistant fiber glass mesh (145 gsm) on
chase done by different services agencies for electrical /plumbing / any allied services including
chat plaster and on concrete - masonry junctions.
4) Arrangement for and carrying out lowering, lifting, shifting and carting away debris inclusive of
required permission.

Providing & applying up to 6 mm thk white cement based putty, of Birla wall care or equivalent,
in two coats, one coat of 4mm shall be applied with coarse putty & one coat of 2mm for finishing
with fine putty on horizontal surface such as ceiling, beam soffit as directed in true line at all
1 levels & places including providing double legged scaffolding, making straight edge at the edge of
beam soffit and corner of ceiling etc. complete as per specification & as directed by Engineer-in-
charge. Rate to include manual lifting & shifting of bags ( manually or by other means), cleaning
& removal of waste material from floors and disposing at designated locations, for all lead & lifts.

BRICK / SOLID BLOCK / SIPOREX BLOCK MASONRY
Unless otherwise specified the following will apply to all items of masonry work. Unit Rates shall be
inclusive of the cost of the following.
1. All materials (except those to be supplied by Employer Free of Cost), labour, plants &
machinery, tools & tackles, lifting & shifting of material at location of work etc.
2. All scaffolding, ladders, platforms, staging required in the execution of work to any height and
depth.
3. Wastage on all raw materials including idle charges of labour, machinery, tools & plants.
4. Work at all levels, conditions, situations and all heights, depths or lifts.
5. Work either at straight, curved, sloping, plain profiles.
6. Screened River sand shall be used as fine aggregate for all type of masonry work.
7. Brick shall be well burnt clay bricks having minimum strength 35 Kg/Sqcm & water absorption
not more than 15%.
8. Provision of RCC patli beam for all type of 4-1/2" thk masonry wall at every 1200 mm height
with 8mm dia. steel rods 2nos tied with 8mm steel hooks @ 300mm c/c concreted to a depth
of 75mm with M 15 grade site mix concrete (1:2:4) with a l l lead & lifts of material.
9. Provision of RCC patIi beam for all type of 6" thk masonry wall if the height of wall more than
3000 mm with 8 mm dia reinforcement 2 nos tied with 8 mm steel hooks @ 300 mm c/c
concreted to a depth of 75 mm with M15 grade site mix concrete (1:2:4) with all lead & lifts
of material.
10. Racking out joints for plastering or pointing done as a separate process or finishing joints flush
as work proceeds.
11. Keeping the masonry work well cured for at least 7days.
12. Provision of 6" high concrete bund of Concrete grade M20 (site mix concrete) below pt course
of masonry wall of specified thk at all levels/floors including base preparation, compaction,
leveling; all leads & lifts of materials, rough finishing of top surface, curing and shuttering with
provision of niche for skirting etc. complete.
13. Provision of reinforced concrete lintel of grade M20 wherever required including cost of
shuttering, Reinforcement & concrete with all leads & lifts of materials, curing etc. complete.
14. Treatment of Junction of masonry & concrete surface with cement & CNS 50 chemical in 1:1
proportion.
15. Filling of CNS 50 chemical in 1:1 proportion on external surface at junction of masonry and
concrete surface.
16. Cleaning the floor / area after masonry work including shifting debris within site at designated
place identified by Engineer In-charge on daily basis & disposal of same outside the site at
later date at regular interval.
17. Concrete bed block in masonry at the location of Door frame to hold the screw/hold fast.
18. There will not be any additional payment for RCC patli, bund, bed block, lintels & misc.
concrete in masonry walls. Only reinforcement steel & cement will be considered for
reconciliation.
19. If RMC is expressly ordered for above activity no. 18 subsequent debit will be made to
contractor excluding cost of cement.
PLASTERING
Unless otherwise specified in the Bill of Quantities, the following will apply to all items of plaster
work. Rates quoted shall be inclusive of the cost of the following.
1. All materials (except those to be supplied by Employer Free of Cost), labour, plants &
machinery, tools & tackles, lifting & shifting of material at location of work etc.
2. All scaffolding, ladders, platforms, staging required in the execution of work to any height and
depth.
3. Wastage on all raw materials including idle charges of labour, machinery, tools & plants.
4. Work at all levels, conditions, situations and all heights, depths or lifts specified in bill of
quantities.
5. Screened River sand shall be used as fine aggregate for all type of plaster work. In the event
of shortage of river sand in the market, silpoz sand may be used with prior approval of
Engineer-in-charge for plaster work at no extra cost.
6. Preparatory work such as racking joints, cleaning and wetting the surface.
7. Keeping the plaster work well cured for at least 7days.
8. Repair of wall chase for electrical conduits with cement mortar including providing & fixing
chicken mesh before proceeding with plaster work.
9. Provision of 100mm wide chicken mesh in double layer using 'U' nails at the junction of
masonry and concrete members before plastering.
10. Any grooves, bands, drip moulds etc. as shown on the drawings and as directed by the
employer.
11. Rounding of all corners wherever required and as directed.
12. Cleaning dry mortar / cement slurry from floors, walls, doors, windows and ventilators.
13. Cleaning the floor / area after plaster work including shifting debris within site at designated
place identified by Engineer In-charge on daily basis & disposal of same outside the site at
later date at regular interval.
GYPSUM WORK
Unless otherwise specified in the Bill of Quantities, the following will apply to all items of gypsum

work. Rates quoted shall be inclusive of the cost of the following.


• All materials, labour, plants & machinery, tools & tackles, lifting & shifting of material up to
location of work etc.
• All scaffolding, ladders, platforms, staging required in the execution of work to any height and
depth.
Wastage on material including idle charges of labour, tools & plants.
• Work at all levels, conditions, situations and all h eights, depths or lifts.
• Gypsum shall be of approved make
• Repair of wall chase for electrical conduits with cement mortar including providing & fixing
chicken mesh before proceeding with gypsum work.
• Provision of 100mm wide chicken mesh in double layer using 'U' nails at the junction of masonry
and concrete members before gypsum work.
• Making dhar at the edge of the beam and corner of the wall / wherever specified.
• Finishing of Jud after com pletion of skirting work.
• Cleaning the floor / area after gypsum work including shifting debris within site at designated
place identified by Engineer In-charge on daily basis & disposal of same outside the site at later
date at regular interval.
