Room Rental Agreement

This agreement is a legally binding document. The intent is to promote household harmony by clarifying
the expectations and responsibilities of the homeowner and tenant when they share the same home. All
parties shall receive a copy of this document.

Homeowners
This property is owned and controlled by Travis and Cheyenne Gibbs.

Tenant
This room is hereby in the occupancy and responsibility of _____________ (tenant) for personal use only.
No business shall be conducted from within this property without the prior consent of the homeowners.

Rent
Rent is the amount of $500, payable monthly on or before the ___ day of the month, made
payable to Cheyenne Gibbs or Travis Gibbs. Acceptable methods of payment are cash, Venmo,
personal check, or money order. Late and partial payment plans can be accommodated at the
discretion of the homeowners.

The rent payment includes utilities, access to common areas, and access to WI-FI.

Deposits
There is no security deposit for renting this unit.

GENERAL EXPECTATIONS
Since several tenants and the homeowners occupy this property, respect and courtesy should be
the priority of everyone. Below are the rules and expectations that the tenant(s) are expected to
abide by during their room rental period.

COMMON AREAS
• The term “common areas” applies to the kitchen, laundry room, both upstairs and
downstairs bathrooms, and any other area in which is designed for the use of all
occupants.
• No personal belongings are allowed to be stored, left, or displayed in the common areas
without the prior consent of the homeowners.
• No dirty dishes will be left on any surface or in the sink for longer than three (3) hours
without the prior consent of the homeowners. Dishes are expected to be rinsed off,
scrubbed if necessary, and stacked neatly in the dishwasher. The dishwasher will be run
at 10 p.m. every night.
• Sweeping, mopping, and all other cleaning chores of the common areas will be done per
the rotating weekly chore agenda. Each task, if not done by the homeowners, will be
inspected by the homeowners for approval.

FOOD, ALCOHOL, MARIJUANA, AND ILLICIT DRUGS.


• There is zero-tolerance for the use of illicit drugs. An illicit drug is any substance that is
controlled or considered illegal by the local, state, or federal government other than
marijuana.
• Food consumption inside of a private room is strictly prohibited, without the prior consent
of the homeowners. Non-alcoholic beverages are allowed in private rooms if they are in
a container with a straw and lid, removable cap, or any other acceptable measure to
prevent extensive spillage.
• Marijuana shall not be used in a way that emits smoke within a private room or common
area at any time, for any reason, without the prior consent of the homeowners.
Designated areas for the use of marijuana include the front and back patios, personal
vehicles, and anywhere that is not inside the house.

• Alcohol shall only be consumed on the days of Friday, Saturday, and Sunday after the time
of 6 p.m. Exceptions to this include celebrations and any other event that the homeowner
has granted permission to consume alcohol. Furthermore, if a homeowner is consuming
alcohol on any other day, then tenants are allowed to consume as well.

FAILURE TO FOLLOW GENERAL EXPECTATIONS


• In the event that a general expectation (GE) is not being followed, two verbal warnings
will be issued.
• If the GE in question continues to be disobeyed, then a written warning will be issued,
along with a fine of $20 that will be applied to the next month’s rent.
• Receiving three or more written warnings within 12 months could result in the following
actions:
o Rent increased by $75 for a period to not exceed 12 months from the reception of
the final written warning
o Loss of WI-FI access
o Eviction
• If a tenant witnesses or partakes in any unauthorized activity done by or with another
tenant and fails to communicate this to a homeowner, the tenant will be deemed just as
responsible as the other tenants.
• If a tenant communicates a breach of GEs to the homeowners, the homeowners will use
informed judgment and act accordingly in a way to not infringe upon tenant privacy and
other property rights.
• Tenants who repeatedly breach GEs may have their room randomly inspected with a 24-
hour warning given before the inspection.
