Darlings,
So, I was just daydreaming the other
day, thinking about my old pals in the
real-estate biz from the last century. Since I
had a little time on my hands (between RV
trips, dance cruises, marriages, closings,
things like that, you know what I mean,
Kittens), I thought I’d check into it and do
a little segment similar to Entertainment
Tonight where they track down child stars
to see where they are today. I did, and the
good news is that, as opposed to many
child star has-beens, none of my Realtor
friends have done time for drug-related
crimes, nor have they written any tell-all
books about sordid sexual exploitations.
What a relief. Now I can fill you in, my
Dearest Readers, with a clear conscience.
Joe Hoffman and John Day (used to
be with Santa Fe Futures, then Homefield
Realty, both now defunct) left Santa Fe
back in ‘99, breezing through Tucson long
enough to buy a house, remodel it, and
sell it seven months later, then move on to
Napa Valley where they bought a house,
remodeled it, and spent almost three years
in it before moving to Palm Springs where
they’ve lived in the same house for going
on eight years! Joe is still on the board of
the Santa Fe Opera (18 years), so he makes
quarterly trips to Santa Fe, but they love
the life in Palm Springs. Meeting their
friends for Friday-night drinks at Wangs,
selling a little property here and there for
Windermere Real Estate, and languidly
floating in their pool. Oh my god,
Cupcakes: seniors gone wild.
Don Moor (former co-owner of City
Different Realty) and his wife, Lynne
(former owner of Collected Works
Bookstore), continue to reside in Santa Fe,
but only part-time. About 15 years ago,
they decided it was too difficult to divide
their time between working, traversing
the globe, and visiting their three sons,
daughters-in-law, and grandchildren. Time
to give up something, they said. Surprise,
Pumpkins, they sacrificed work. (I always
knew they possessed very logical minds.)
Now, during the winter months, they
relax in their 11th-floor apartment in
LA’s Miracle Mile District, and enjoy
expansive views that include the famous
“Hollywood” sign. But their primary thrill
is spending time with their sons, Carl
and Peter, and their wives and children,
who all live close by. To complete their
circle of content (Gumdrops, try not to
get too jealous of their perfect life), their
oldest son, Anthony, and his wife live up
the coast in the Bay area, so the whole
happy family gets to spend lots of fun
time together. (Oh, drat, I can’t help it...
I’m jealous, anyway. I’ve never been a very
generous person, as everyone knows, so
why start now?)
Then there are those Realtors who
turned their avocations into successful
careers and left real estate to pursue more
creative lives. Susan Connelly continued
to practice real estate for a few years after
she and her husband, Pete, moved from
Santa Fe to Las Cruces, but today she’s
more famous for her talent as a painter
than for the houses she sold. (Ah, yes, but
she’s still well-known for the houses she
remodeled along the way.) Pete continues
to be famous as Las Cruces’ city attorney.
(I’ll never forgive him for not fixing that
speeding ticket I got down there.) And
they’ll both always be remembered in
Santa Fe for starting the famous clothing
stores, The Sign of the Pampered Maiden
for women, and Harry’s for men. Great
style, those two.
Moving on to the East Coast, we have
a few “expats” who live in Florida. Bryan
Breen (formerly Santa Fe Properties) is the
latest to defect to warmer climes. Bryan
spent most of his formative years combing
the beaches of New England and sailing
the waters of the Atlantic until, at age 14,
he moved out west to Santa Fe. Much
as Bryan loves the mountains and arid
beauty of New Mexico, his soul missed
the water (and so did his scuba gear). To
decide where to go, he used the process of
elimination. (Once again, Crumbcakes,
logic ruled.) According to his calculations,
Mexico is too Third World, and California
taxes are too high, plus the politics are too
crazy. So the dart landed on Hobe Sound,
25 miles north of Palm Beach, where his
new house is minutes from the beach and
his scuba gear never has a chance to dry.
Happiness is sand in your shorts (swim
shorts, I mean).
TomMcMenemon (formerly Las
Campanas) goes where gated golf
communities take him, and at the moment
it’s Fort Myers, Florida. And that’s all I can
say about that, because to go into more
detail would require a novel, and I’m only
allowed so many words. (Really, Possums,
have I piqued your curiosity?!?)
High up on the east coast, Marietta
Raneri (formerly Santa Fe Properties)
enjoys her retirement in Rockport, Maine.\
Her idea of perfection is a day spent
tarrying in her garden, or learning a new
watercolor technique in an art class, or
having a lively political discussion with
her yellow lab, Daisy. In other words, in
Marietta’s world no stress is the acid test
for happiness. Daisy makes sure Marietta
meets that goal daily. (We all know that
dogs will do that for us if we but allow it
— so tell me, Creampuffs, what’s stopping
us?)

An Eldorado office for Barker Realty

D
uring the past five years, home sales
in Eldorado have slowed way down.
The big subdivision south of Santa Fe was
basically built out by 2007; the majority of
sales since then have been existing homes.
Then came the recession.
Coldwell Banker Trails West Realty
closed its Eldorado office in January
2006 and Sotheby’s International Realty
shuttered its space in the Agora shopping
center in the fall of 2007.
While these and other companies retain a
presence in Eldorado, including via brokers
working out of home offices, Barker Realty
has bucked the trend. The company opened
an Agora office on Aug. 20.
Owner David Barker was onsite that
day, handing out copies of “The Eldorado
Journal,” Vol. 1, No. 1. “We think the El
Dorado real estate market is one of the best
in Santa Fe, now and in the foreseeable
future,” a small article read.
He noted that the lowest number of
home sales in Eldorado was 11 in the fourth
quarter of 2008, but since then it’s been
about 25 per quarter. Barker predicts a 6
percent increase in 2010 and a double-digit
increase in 2011.
The inventory is certainly there. In
late August, the Santa Fe Association of
Realtors database showed 88 active listings
in Eldorado, with prices from $225,000
to $699,000. Another 78 listed under
“Highway 285” (which includes Lamy and
Galisteo), ranged from $318,000 to $2.5
million.
Why would an agency choose to open an
office in the area right now?
“I think in any market there is
opportunity and it’s about calculated risks,”
said Warren Sacks, Barker Realty vice
president. “Eldorado had 200 to 225 annual
transactions from 2000 to 2005, it peaked
in 2005, and declined. But this is the third
consecutive year looking at 100 sales.”
That’s 200 sides: a hundred deals for
buyer’s agents and a hundred deals for
Realtors representing sellers.
“I do think there is opportunity,” Sacks
repeated. “There are several agents out here
— Fred Raznick and Kent Jones (Sotheby’s),
Sue Garfitt (Santa Fe Properties), and one
or two others, then the market really opens
up and I think we’ll be able to capture that.
“Our market conditions remain
challenged, but this is a plan we’re all
committed to.”
The new Agora office is on the
courtyard, next to Pizza Centro, in the
space previously occupied by Rowan’s Leaf
Herbal. Before opening, Barker refurbished
the space, adding brick veneer along one
wall — that ties in, designwise, to Barker’s
main space in the historic Gross Kelly
Warehouse at the Santa Fe Railyard.
Also new are the stained-concrete floor
and reconfigured space for a meeting room,
kitchenette, and bathroom. A flat-screen
display showing listings is planned for the
front window.
The office is staffed by Jenny Bishop,
Trudi Conkling, Michael Larson, and Paul
Stenberg.
What about this market?
“I didn’t take into consideration the tax
credit being as strong as it was, and that
resulted in a fair amount of buyers being
absorbed early in the season,” said Sacks,
who keeps stats for the company. “We’ve
seen another uptick in the past 30 days.”
Is everybody just getting used to a new,
lower level of business? “Well,” he answered,
“we are on pace to be up 33 percent from
last year. We are trying to get smarter, do
things differently to get in front of buyers
and sellers.”
He quoted a recent article in Bloomberg
Businessweek that said Santa Fe will be one
of the top 10 markets in recovery over the
next four years. “I think it will be sluggish,
but we’re moving in the right direction.
“It’s fascinating that people get so excited
about a tax credit, but the real savings is in
these interest rates,” Sacks said. “The 15-
year rate was recently about 3.75 percent
and a 30-year is in the mid- to low-4s. For
people who can sell their house, there are
excellent opportunities out there.”

The seeds for the development of
Eldorado were sown in 1969 when
Anneliese and Alva A. Simpson sold the
27,000-acre Lamy Ranch to AMREP
Southwest, a subsidiary of the New Jersey-
based American Realty & Petroleum
Corporation. The price was $118.52 per
acre.
AMREP Southwest (which was
simultaneously developing Rio Rancho)
designed the Eldorado at Santa Fe
subdivision on 6,000 acres. The first house
sold in 1973. Eldorado now has about 2,700
developed lots and approximately 6,000
residents.
Amenities include a wilderness preserve
of more than 4,000 acres, with hiking trails,
open only to Eldorado homeowners; a
clubhouse facility with a swimming pool
and dog park; horse stables currently home
to about 80 horses; and the Ken & Patty
Adam Senior Center.

Our nation has a looming problem
that needs to be addressed to ensure
the health of our economy. Over the
next several years, nearly $1.4 trillion of
commercial real-estate loans will mature,
including an estimated $8.4 billion in
New Mexico, with limited capacity to
refinance. To address this concern,
the Santa Fe Association of Realtors
(SFAR) in collaboration with the Greater
Albuquerque Association of Realtors,
hosted a forum in August. It was devoted
to finding solutions for increasing
commercial real-estate financing as well
as access to capital for small businesses
— acknowledging that adequate lending
for small businesses remains an essential
component of stabilizing, and growing,
New Mexico’s economy.
The event attracted members of New
Mexico’s congressional delegation, state
and local elected leaders, business owners,
lenders and Realtors. Their proposals
included some identified in four focus
groups leading up to the event. Among
the key suggestions were:
• Accelerating depreciation on
commercial properties to help increase
values, decrease FDIC fees, and generate
market activity to stimulate the economy,
resulting in increased tax revenue;
• Increasing access to seller or owner-
financing for projects;
• Increasing the cap on credit-union
business lending from 12.25 percent
of total assets to 25.7 percent for well-
capitalized credit unions;
• Better metrics on performing loans
by regulators through the elimination of
certain loans — for example, outstanding
loans under 50 percent loan-to-value ratio
or current for the last 5 years — from
bank capitalization requirements;
• Encouraging that Congress pass the

Other ideas included one from New
Mexico Representative Brian Egolf of
Santa Fe County. He plans to reintroduce
legislation to found a state bank similar to
one operating in North Dakota, which has
continued to provide vital lending during
the current economic downturn. Senator
Mark Boitano of Bernalillo County
suggested raising the profile of this critical
financing issue by passing a memorial
resolution at the Legislature.
Jill Halverson from the office of U.S.
Senator Jeff Bingaman read a message
from the senator noting that the Small
Business Jobs Act will be the first item on
the U.S. Senate’s agenda upon its recess.
The legislation, which recently failed in
the Senate, would have authorized the
U.S. Treasury to lend up to $30 billion
to community banks to expand access
to credit for small businesses. The act
would also provide $1.5 billion to states,
including $13.5 million for New Mexico,
that can be used to increase the flow of
credit to small businesses through loan
guarantees, venture capital, or microloans.
In a keynote address, John Tuccillo, a
former National Association of Realtors
economist, urged elected officials to focus
on projects that bring jobs to the regional
economy. He raised concerns with recent
federal changes to the appraisal process
and the increased regulatory burden on
the banking industry, which has resulted
in fewer loan opportunities.

When the chief financial officer of Lovelace
Health Plan looks at Santa Fe’s only major hospital,
his accounting goes haywire.
The per-patient costs at Christus St. Vincent
Regional Medical Center are 30 percent higher
than his next busiest hospital in NewMexico.
When he looks at the top seven hospitals that
claimreimbursement fromLovelace, Christus is
twice the cost of No. 7 on the list. And so, when
the private, nonprofit Christus was asking for more
increases, Lovelace balked.
“We felt we could not accept that for the people
we represent,” said Lovelace executive Frank Uli-
barri. As a result, since last weekend there is no
contract between Lovelace and Christus.
That means the 14,000 Lovelace insurance cus-
tomers in Santa Fe County can no longer access
the hospital for elective care, nor can they seek
treatment at the Christus-owned clinics or physi-

his property in Arroyo Hondo is exceptional, inside and out. The house, built in
2003 with design by Turner Lechner & Romero, has adobe walls, feature pillars
and walls of moss rock, and flagstone floors in the living room and dining room.
The basic floor plan is circular. Hefty, curved beams and projecting, decorative, vigas
that converge along sloped ceilings combine for sort of a spread-fan theme, and portales
arc around the exterior.
The beautiful landscaping begins on the way up to the front entry with flagstone steps
and stone-bordered plantings. Details of the composition include a tumble of boulders
framing stream and pond features — the top pool swimming with koi — amid aspen trees,
roses, ornamental grass, barberry, and black-eyed susans.
In back is a negative-edge swimming pool surrounded by a variety of seating areas,
including under a covered portal and at a corner overlook patio, all paved with flagstone.
Hereabouts are aspens, ornamental pines, yarrow, hollyhocks, Echinacea, broom, and lots
of roses. All of the property’s landscaping plants are watered by means of a timed, drip-
irrigation system.
Elements of the comfortable living room include stone floors and feature wall; wood
posts, beams, and vigas; hard-plastered walls; and a row of high clerestories. The fireplace
is very clean, almost an abstraction, composed of two rectangles (one the firebox and the
other a recess for wood storage) above a long, flagstone-topped banco. The “mantel” is a
long, rough slab of rock projecting form the plastered wall above the firebox.
The repeating pattern of the vigas stands out airily against the painted drywall ceiling
above. The rank of vigas extends through a void above the wall separating living room and
kitchen.
In the kitchen are counter surfaces of stainless steel and wood, a Sub Zero refrigerator,
and Viking range and oven. The cabinets are at once old-fashioned and elegant, painted
country white.
The dining room is lit by three square skylights; these are very deep, scooped from a
large opening on the inside to a smaller one in the outside plane of the pane.
All bedrooms share a geometrical effect, the coved-plaster-on-vigas ceilings sloping
down to windows. They are also all en suite (each provided with its own salle de bain).
The owners bought the property from anthropologist Douglas Schwartz, who led the
1970s excavations at the Arroyo Hondo archaeological site. That protected site is visible,
among the foothills in the distance, from the back porch. Also nearby is an 80-acre, open-
space parcel held by Santa Fe County.
The house is situated on five acres. From one part of the house, you can see the Jemez
Mountains 40 miles to the west — and, on clear days, Taylor Mountain clear off Grants-
way, perhaps 150 miles away.

There has been a recent spate of short
sales and foreclosures of homes. A lot of
these have been caused by financial loss,
where the owners of the homes in trouble
have lost their means to continue to repay
the mortgage. These are unfortunate but
understandable situations. If your income
is halted or substantially reduced, you
haven’t got the financial ability to pay
obligations, and therefore you go into
default in paying the mortgage.
Due to the downward spiral of home
prices, a different type of default on home
mortgages is beginning to appear and is
gathering momentum nationally. These
are situations where the homeowner can
afford to pay the mortgage but opts not
to, preferring to let the property go into
default and subsequent foreclosure. This
is called a “strategic default” and persons
who choose this process like to refer
to it as a business decision because the
property has become so devalued that to
continue to pay monthly payments is to
throw money away.
An example of a strategic default
was presented on the television show
60 Minutes. Chris Deaner and his wife
bought a home in Sun City, Arizona, in
2006 for $262,000, and, with a 10 percent
down payment, took out a mortgage
for $235,800. The property is currently
valued at $142,000. Deaner can continue
to afford his mortgage payments, but
wanted the bank to renegotiate the
mortgage because of the decrease in
value, and the bank refused. Deaner feels
that because home values have dropped,
he should not have to pay the full amount
of the loan. So Deaner is going to stop
making payments and let the bank
foreclose on the property, knowing that
Arizona is one of 11 non-recourse states
and the lender can not get a deficiency
judgment against him. (In non-recourse
states, the lender can not go after other
assets not related to the home).
There are some serious consequences
to Deaner’s “business decision.” After
the foreclosure, the outstanding debt
that will remain against the property is
taxable. If he owes the lender $100,000
after the foreclosure, it is counted as
taxable income. Foreclosure is a very
serious credit matter and will drive his
credit score down by a huge amount, and
will remain on his credit report forever.
This can affect potential hiring ability,
interest rates on credit applications, and
any future transactions that are reliant on
credit scoring. Fannie Mae has recently
stated that “defaulting borrowers who
walked away and had the capacity to pay
will be ineligible for a Fannie Mae-backed
loan for a period of seven years from the
date of foreclosure.”
Moreover, in states like New Mexico
that allow the lender recourse for
deficient funds after the foreclosure,
“Fannie Mae will also take legal action to
recoup the outstanding mortgage debts
from borrowers who strategically default
on their loans in jurisdictions that allow
for deficiency judgments.” This may
mean that wages can be attached or bank
accounts reduced.
I have a bigger problem with Deaner’s
“business decision” because that phrase
is just verbal veneer to avoid the
responsibility of a purchase decision.
Houses are commodities and their prices
fluctuate. There was never any guarantee
the value of ownership in a home would
always increase. If I purchase a car, stocks,
or a refrigerator on credit, and their
values decrease, does that morally absolve
me from the debt?

In the not-for-profit world, which I
abandoned years ago, one is now and then
expected to “make appearances.” This is
different from the real world of for-profit
where your presence is usually a one-on-
one meeting during which you simply
sell your product or service for what it is.
Appearances, though, require that you be
highly altruistic and, often, self-sacrificial
before a group. In both cases, of course,
there is fierce competition to make the
sale, and presentation is everything. In
presenting myself and selling my product,
I have made a fool of myself in both
worlds.
I have piquant memories of an
experience I once had in New York at a
function of the World Monuments Fund.
For those who may not know, WMF is
the most prestigious and successful of any
organization in the world for advancing
the conservation of cultural heritage.
They have raised more money, provided
more advocacy, and given more technical
assistance in every corner of the world
than any other organization, period.

Giovanni Agnelli, etc., etc.,... you get the
idea. I had been invited to attend WMF’s
Hadrian Award ceremony and luncheon
in 1994 when David Rockefeller was the
recipient. Parenthetically, I was the guest
of a subsequent Hadrian Award honoree
from whom I am still hiding.
I was on 5th Avenue that year because
I had been helping facilitate some adobe
and stone restoration work around New
Mexico. The day before I left for New
York, I was leaving the tribal offices of one
of the pueblos and there, on the sidewalk,
was a Mickey Mouse watch. Under the
plastic crystal were the big ears, the
bulbous nose, the insipidly smiling face,
and two yellow-gloved hands that told the
time. It still worked, so I strapped it on
my wrist.
At the Hadrians, our table was front
and center, and luncheon was served.
Bonnie Burnham, executive director
of the World Monuments Fund,
introduced the Agnellis, who introduced
Ronald Lauder, who introduced David
Rockefeller. Mr. Rockefeller was in the
midst of his description of the restoration
of Colonial Williamsburg when the alarm
went off: M-I-C-K-E-Y M-O-U-S-E (you
supply the tune in annoying electronic
modality, repeated again and again).
Amazing, isn’t it, that certain tones,
even muted, can captivate a large room
full of people engrossing themselves in
their dessert while listening to a riveting
speaker? I’d worn the watch for at least
two days, meaning the alarm had to have
gone off at least twice, and I had never
heard it. It took a moment to realize that
I was the source of the unforgettable
refrain. I tried to cup the sound with my
hand, groped desperately for the stem
of the watch to push it, pull it, tear it
out, anything to silence it. Others at the
table were incredulous: humor in such
an environment is in short supply and
chairs were heard scooting away from me
into a cluster at the far side of the table. I
had achieved a new personal best in both
presentation and self-sacrifice.
From a few tables back came a chuckle
that swelled through the room into
subdued laughter. Mr. Rockefeller was
finally forced to acknowledge that he was
momentarily upstaged. He looked down
from the dais and since I was now sitting
alone and fully exposed, I held up my
wrist with the offending timepiece. To his
credit, he offered a bit of a wry smile as
the watch’s theme ended on its own and
he could continue his story.
I was clearly an outcast in this company,
and wary of what might happen when the
social mixing began. Atonement came
thanks to a guest who intercepted me as I
was forcing my way to the door. He began
a long conversation saying, “Like you, I’ve
always thought the Magic Kingdom more
authentic than Colonial Williamsburg...”

That’s the hard
lesson that
local builders,
architects and
owners are fnally
coming to grips
with. After years of taking a chance that
one building site is as good as the next,
reality has set in and that reality is this:
We live in an old community that is
confned topographically and bounded by
public and Indian lands upon which we
cannot build. The result is that the
good, sensible building sites were gone
long ago and we are now challenging Ma
Nature to let us reside in places that
often make little sense. Well, they have
good views and they are in Santa Fe,
after all, so sense becomes a relative term.
When building on the side of a mountain
or in a food plain or in a mechanically
created hollow in the foothills, approach your
beautiful site with care and remember,
it is out to get you. At least 60% of our
remedial underpinning volume is
for homes that are under 12 years
old and built on lovely, if risky, sites.
For around six hundred bucks a pop
in most places, we can install a helical
pier under a footing before the house is
built, and we can place them on 10- to
12-foot centers. After the house is built
and the living room heads south and the
kitchen becomes unexpectedly sunken,
we can fx it, but the hardware and the
labor quintuple for the same span of
wall (not to mention cosmetic repairs
after we’ve stopped the movement).
False economies prevail in the building
industry. Naturally, I love that because
it couples the challenge of a complicated
structural retroft with a good living.
I would prefer, however, that the money
saved by an early intervention fnd its way
into a painting on the wall or an old Hopi
pot on the shelf. And I still stay busy!

Howabout a kitchen remodel now?

T
he oldest section of the house, located a few miles up
Cerro Gordo Road, goes back perhaps to the 1920s.
On this day in mid-August, water is brightly, musically
flowing by in an acequia.
“This remodel job started with an old deck that was
ready to collapse,” said Bill Deuschle of Fabu-WALL-ous
Solutions, LLC. “We hand-excavated under the deck,
creating this shaded portal area, using helical piers to
anchor everything, and we designed this modified kiva
fireplace deep enough to cook pizzas, which the owners
wanted.”
The job includes much more than the kitchen, but that
may turn out to be the heart of the remodel, since the food-
prep room does tend to attract people.
A big island is part of the design. The old one was a
simple rectangle with a tile top. On the new island, one
end is wider and rounded to accommodate seating, and
the top is clad with thick, colorful granite. “The owners are
both geologists and they had a lot of fun with the stone,”
Deuschle said. “When they were selecting it, they were
talking about all the garnets and other things you can see
in it.”
The old kitchen had been virtually gutted; his crew had
about two weeks to go. All new cabinets included one unit
inset in a wall, which has, behind a door, folding spice-
bottle racks that swing out to reveal more food-storage
space behind. In an opposite wall is another cabinet niche
that will hold the Miele coffeemaker.
An arched, fully tiled recess for the stove has been
retained. The new stove is a high-end model in cobalt blue,
which should go nicely with the colorful tilework.
“Most of our clients like to keep some of the historic
value and also update the kitchen,” Deuschle said. “The
cabinets are all quarter-sawn oak, so the new integrates
with the old.”
Fabu-WALL-ous is a general contracting company and
does not do simple appliance upgrades. If a client also
wants to refinish or upgrade cabinets, that would be on the
small end of the company’s job spectrum.
“What we’re doing more and more is revitalization,
giving old spaces new life,” Deuschle said. “That describes
what people are wanting to do more than just ‘remodeling.’
This is a high-end kitchen, but they’re putting the available
dollars to where they’ll spend time and enjoy it.”
Deuschle, a native of Albuquerque, worked in Colorado
and Connecticut for 40 years, including doing historical
restorations. He moved to Santa Fe eight years ago.
His company won the People’s Choice Award in last
year’s Haciendas: A Parade of Homes. He is co-chairman
of the Remodelers Council for the Santa Fe Area Home
Builders Association. His partner in Fabu-WALL-ous
Solutions is Chuck Caswell. The other part of their business
involves the distribution and application of Akrostucco, a

Their crew ranges from eight to 10 people.
“We have six projects going right now. What we don’t
have is a big, anchor job like a new house,” Deuschle said.
“We did reduce our crew size last winter — those were our
part-timers, but of our regular crew, I don’t think anyone
didn’t get 40 hours.
“It’s not easy. I’ve told Chuck I’ve never worked so many
hours. Normally if I get 70 percent of what I’m bidding in
a decent economy, I’m happy with that. Right now people
can’t get financing or it’s too expensive or someone comes
in with a very low price I can’t compete with, and we’re
probably getting 35 to 40 percent.
“But that’s OK. I think Santa Fe is very fortunate to have
the work. I have a lot of friends in Colorado and the East
Coast and they all have worse conditions than we do.”
Although Fabu-WALL-ous has always done remodels,
it is a fact of life today that most builders cannot get by
simply doing new houses.
According to city records, the number of building
permits issued for new homes decreased from about 800
in 2006 to 665 in 2007, 405 in 2008, and 235 in 2009.
Meanwhile, permits for home additions and repairs went
from about 175 in 2006 to 315 in 2007, 470 in 2008, and
408 in 2009.
Whether it’s a remodel, repair, reconstruction, or
addition, it’s bread and butter for Douglas Maahs, owner of

Home Builders Association’s Excellence in Remodeling
contest.
He has specialized in this realm for 15 years, although
the company name is only one year old. It used to be
Honey Do Home Repair and Kitchens & Closets Too, but
Maahs said, “We kind of outgrew that name.”
OK, so what do people want in a kitchen remodel these
days? “Largely working with aging inventory, the key
function we look at, the thing we get the most requests for
is aging-in-place functionality, opening up the spaces. The
kitchen is where everyone tends to gather, so we’re trying
to incorporate more of the home into the kitchen.”
Probably 90 percent of the kitchen remodels done by his
company, DMC for short, include a new appliance package.
“I’d say stainless steel is still number one, and there’s a new
stainless-steel finish out there that doesn’t get fingerprints
on it, so that’s very popular.”
Appliance brands depend on location, and by inference
on wealth. In the La Tierra area, the company does more
Wolf, Viking, and Sub Zero appliances. In the city’s older
homes, they’re more likely to upgrade with brands like GE
Profile. One of the best-selling cabinet materials for DMC
is knotty alder. “It’s beautiful and warm and it goes with
all the other woods you have in a Santa Fe Style home,” he
said. The company typically installs the very convenient,
full-extension, soft-close drawers, and most people like a
few big, pullout drawers for pots and pans.
“Solid-surface countertops are still a huge draw, and I’m
probably doing as much of the composites as I am granite,”
Maahs said. “The thing about granite is that there are so
many out there about half the price of composites. If you
go with classic colors and volume dealers, you’re looking
at $50 to $60 a square foot, as opposed to $100 to $110 for
the composites. So when you’re dealing with budgets, as we
so often are now, on older homes, finding those granites is
really a boon.”

“Primarily they want an updated
look: new cabinets, new finishes — for
both countertops and floors — and new
appliances. With bathrooms it’s the same: a
cleaner look and taking advantage of all the
new products.”
Chapman’s father, Walton, started
building houses in New Mexico 53
years ago. The company has worked in
remodeling off and on, but it was never a
major focus; most of that work was done
for clients they’d previously built homes
for. However, they have also done more
remodel work during the recession. “I
think you have a lot of people staying put,
people who were going to sell but they’ve decided to hold
on in this market and they’re saying, ‘Let’s go ahead and
make this space nicer,’” Mike Chapman said.
Regarding the cost of making such changes, the most
expensive places to work in a house are the kitchen and
bathroom. If you’re redoing an entire kitchen, it’s typical to
spend at least $25,000.
Upgraded kitchen appliances are usually stainless steel,
“although I’m seeing more practicality,” he said. “Rather
than people being in love with the super-expensive
appliances just to have them, now you’re spending more
time searching the alternatives.”
People these days are taking more time to buy
something. The same thing is heard from the owners of
Santa Fe’s art galleries.
“Everyone is very cautious,” Chapman agreed. “We just
don’t have the confidence we used to have. I think we’ve all
become a lot more cautious.”

With the real-estate market struggling,
homes languishing unsold on the market,
and with mortgage options drying up due
to the tightening regulations on lenders,
an optional way to get your home sold
may be to offer seller financing. Especially
common when money is tight, seller
financing or real estate contracts can
be useful because it gives more buyers
a choice and perhaps even the ability to
purchase your home.
The sale works the same whether
there is seller financing or a mortgage.
The buyer and/or the Realtor presents
a purchase contract, conducts due
diligence, presents objections, and works
to resolve and close the purchase. The
difference is in the financing whereby
the seller becomes the banker. After the
transaction closes, the buyer has equitable
title while the seller holds legal title. Only
when the terms of the real estate contract
have been satisfied is a warranty deed for
the buyer recorded.
If your property has not sold in these
hard economic times, the real estate
contract may be an option if you don’t
need the lump sum cash settlement.
Sellers can negotiate better terms than
most banks, which could mean a higher
interest rate or a balloon payment at the
end of the term of finance. Because of
the seller’s flexibility, buyers who may
not otherwise qualify for a traditional
mortgage would be drawn to this option.
The seller receives long-term cash flow
and in some cases the tax advantages are
considerable.
The restrictions on mortgage lending
have pushed many motivated buyers
to the sidelines due to lack of sufficient
down payment and the prospect of paying
PMI (private mortgage insurance) which
may just push that mortgage payment off
the balance sheet. Young, newly married
couples and recent college graduates
are good and likely candidates for the
real estate contract since both have the
promise of increased incomes over time.
The buyer does not have to save for the
large down payment and can purchase at
today’s prices.
Concerns for sellers include the buyer’s
ability to pay. If the buyer defaults, then
the process to clear the title can become
litigious and time-consuming. And for
buyers, the seller is required to deliver
clear title only after the terms have been

of the term. For sellers to mitigate risks,
have an attorney write the “contract for
deed” and make certain you are named
as an insured on the property on the
insurance policies taken out by the buyer
in case of catastrophe. Buyers should have
an attorney review all documents and
insist that an escrow company manage
the payments to make certain that the
payments are actually going toward the
seller’s mortgage, if one exists.
Chances are that for most sales, seller
financing is not the way to go. There are
risks involved with this type of contract
and it is best to seek legal advice prior
to entering into any type of real estate
contract. But it is an option that should be
on the table for certain situations. Sellers
can increase the pool of possible buyers
while receiving better than market returns
and tax benefits. Buyers who would
otherwise be on the sidelines may realize
the dream of home ownership and begin
creating equity. This win-win situation
can and does happen and may be an
option for you.

within a 5- to 6-year period, a 5-year
adjustable-rate mortgage (ARM) at the
current rate of 3.25 percent is perfect. Does
it get any better?
The answer is a resounding “NO!”
Home financing now is the best bright spot
in the U.S. economy today. Where else can
millions of homeowners reduce their living
costs so dramatically? Nowhere.
It is said that “nothing is definite except
death and taxes.” But there really is one
more. Rates will go straight up in the
future. Count on it, act on it, and enjoy the
benefit of these current low rates.

I
t’s a rare occasion when a high-end
builder features his or her own house
on the annual Santa Fe home tour.
Sharon Woods did just that, and it won this
year’s Grand Hacienda Award.
“This is a very good example of our
work, a good opportunity to show what we
do,” she said during a walkthrough of the
house on Foothill Trail.
Woods Design Builders had two houses
on this year’s Haciendas: A Parade of
Homes tour. One was a new house in Las
Campanas, but the other entry, Wood’s
own remodeled home, was the big winner.
She bought the house two years ago and
finished the very substantial remodel a year
ago.
“I’ve lived in several houses in Santa
Fe that I’ve remodeled,” she said. “I had
downsized, because all my children were
gone. Then my kids, who were all born
here, came back, so I needed a family
home.”
Her daughter, Amber Fayerberg, is
currently in law school at the University
of New Mexico and her sons, Shane and
Rob, have joined her in the homebuilding
business.
Like every other active builder, Woods
has found herself involved in more
remodel jobs than she did when the new-
home market was booming — pre-2008.
“Absolutely,” she responded. “Half of our
work right now is remodeling.”
An ideal situation, one that she followed
herself, is buying in an area of Santa Fe that
you love, then concentrate on “getting the
house to where you want it to be.”

green alternative to building new.
“When you remodel, it lessens the
carbon footprint,” she said. “Also, I tried to
re-use materials or recycle them.”
Outstanding features of the remodeled
house include freshly plastered walls with
Woods’ favorite beeswax finish, great
outdoor-living spaces with landscaping
— including a perfectly integrated and
tastefully small waterfall feature — by
David Howard (Chamisa Landscaping),
and taller ceilings in the public rooms. She
re-used the old ceiling beams, with a newly
scorped finish, in the dining room, family
room, and a pergola.
The entry foyer is modeled after a
traditional zaguan, a passage with doors to
rooms on either side. “The idea,” Woods
said, “was the horses used to go through
and drop the people off, then the horses
kept going out the other end.” Her zaguan
has floors of terra-cotta tiles, recycled from
France, and a small fireplace.
“The original house was from about the
mid-1980s. It was kind of a weird solar
and it didn’t begin to take advantage of the
view,” Woods said. “It was really important
to me to have the interior relate to the
exterior, and to have the interior rooms
extend outside.”
She walked from the portal to the center
of house and pointed out that you can see
glass doors, looking through the house at
all four directions. “Every direction you
look, you see light. That’s something I do.”
The Grand Hacienda Runner-Up was
captured by last year’s big winner, Tierra
Concepts. For the new house on Wildhorse
in Las Campanas, the firm’s principals
collaborated with architect Deborah Auten,
interior designer Emily Henry, and the
owners.

The house is one of just a few newer
models in Las Campanas to exhibit
contemporary-design details such as sharp-
cornered masses finished in earthy red
stucco.
“We call it ‘warm contemporary,’” said
Auten, who began working with the clients
on the design 10 years ago. “The idea of the
harder-edge contemporary look has gotten
more common in Las Campanas. They can
see that it does blend in; we’re not doing
steel-clad buildings and the color is on
their approved list.”
Among the house’s green attributes is
the bank of 71 solar panels, both for hot
water and a 9.9-kilowatt photovoltaic array.
That was one of the challenges working in a
pricey subdivision with strict design rules,
but Auten and the builders — Keith Gorges
and Kurt and Eric Faust — solved it by
using narrower, low-set panels and higher
parapets to make the panels invisible.
Arriving at the house, a stone-wall entry
opens to a rectangular pool in a flagstone
courtyard, surrounded by plantings in
gravel. Straight ahead is the entry rotunda,
featuring a floor mosaic by Stonia of
Maryland.
The adjacent dining room has a table
that is split, each half a handsome table
along opposite walls and they roll together
on casters when needed. This room has one
of several standout ceilings: it’s coffered
and the spaces between the beam squares
are patina’d copper tiles, each one a design
of concentric squares. The walnut cabinets
are by Wood Design, Santa Fe.
The kitchen has a huge island with a
steamer and deep fryer, both by Wolf, in
the top. The backsplash for the 6-burner
Wolf range is composed of glass, subway
tiles from Statements.

The house’s intriguing details — besides
the design itself — include mahogany-
colored limestone floors; an isolated,
elevated office boasting views of the Ortiz,
Jemez, and Sangre de Cristo mountains; a
home theater with 78-inch television; an
angled, living-room wall element that is
punctured by 10 nichos of different sizes,
designed to display specific art objects; and
wonderful, custom tile by Erin Adams of
Albuquerque in the guest house.
Haciendas: A Parade of Homes is
sponsored by the Santa Fe Area Home
Builders Association. The organization’s
marketing chief, Cheri Johansen, said the
number of visitors who paid $15 to see
this year’s slate of 16 homes was down a bit
from last year, but still good.
Tierra Concepts’ Kurt Faust said he felt
traffic was “very similar to all the Parades.
And even though it’s a small percentage,
I think all of the builders get one or
two strong prospects [for future home
commissions] every year.”

networking online? Perhaps you are an
artist or consultant or small-business
owner who sees the potential of social
networking, but not a way to get there. You
are probably concerned about finding the
time or knowing what to say. Then, you
could be overwhelmed by trying to figure
out if you should tweet on twitter, friend
on Facebook or connect on LinkedIn.
At the same time, you realize a major
shift in how we communicate, distribute
information, and even express ourselves
is a fast moving work-in-progress on
social media sites. New digital gear -
from iPhones to Droid smart phones to
netbooks and iPads - create more new ways
to reach out and touch someone. One way
to start is to jump in and then learn by
doing. Another way is to test the water by
using Flickr to build your comfort zone for
“social” networking online.

com is a social network owned by Yahoo
that connects people through photos and
videos. With over four billion photos,
Flickr is an interactive venue for creative
expression and visual storytelling.
The search feature is both a powerful
educational resource and imagination
jump-start. My recent map search for Santa
Fe, NM, on Flickr revealed nearly 40,000
geo-tagged photos of our city different,
created and shared by Santa Feans and
visitors.
Why not consider Flickr as your private
trainer to social networking online?
Turn it into a creative gateway for your
imagination and place to store your digital
photos. Don’t worry about organizing them
as Flickr is the internet’s most popular site
for organizing, storing, and sharing your
pictures. The privacy and licensing options
let you determine who can view and access
your pictures.
Like all social networking sites, Flickr
is evolving based on how we use them to
discover, learn, see, and share information
and images from our experience. You can
geo-tag your images and videos and then
post them to an outside blog or share
them. Flickr’s infinite number of groups
connects you with others who share your
interests. For example, there are groups
based on places, such as Santa Fe or New
Mexico. Others focus on interests, like
hobbies, pets, activities, events, sports,
and art. My search on the keyword “cat”
revealed groups titled “the litter box,” “all
cats allowed,” and “the black cat brigade,”
to name a few.
Why not give your imagination a
social-networking home? Begin by taking
the Flickr.com tour and signing up for a
free account. Give some thought to your
nickname, which will display next to your
photos. Use a favorite photo as your Buddy
icon and visual brand. Do not even think
of using your business logo. Remember,
“social” networking is not marketing
or selling. Focus your profile on your
interests, not on what you do. Now upload
your favorite photos to share and begin
talking in pictures. See you online!

Everybody knows Goodall, the modern
goddess of wildlife. Most folks have heard
of Hansen, the NASA scientist who has
sounded alarms a bout climate change
since the last century. But many readers
will be unable to name the person who
prevented Los Angeles’ concrete drainage
ditches from being unnecessarily elevated
seven feet on either bank. Lipkis stopped
the zillion-dollar construction project
by inviting the press, the public, and
the Powers That Be to a small house in
LA. At a prescribed time, he fire-hosed
tremendous quantities of water onto the
property.
The result was that none of the
pseudo stormwater migrated off the site.
Thanks to a cistern, a few passive, water-
harvesting techniques, some healthy plant
material, and an impressive combination
of creativity and follow-through, the
bureaucrat in charge of the concrete-
ditch project cancelled it the day after
Lipkis’ localized demonstration. At that
watershed moment, the City of Angels
began to harvest rain with gusto. Like
Santa Fe, Austin, and Tucson, it’s now at
the forefront of storm-oriented solutions to
the water challenges that face most of the
world’s cities today.

Household scaling, or “lime scale”
accumulation, is primarily due to calcium
and magnesium hardness minerals
which can cause damage to plumbing
infrastructure (minor to major disruption
of flow) and fixtures. Many consumers
who use ion-exchange systems (softeners)
in the Santa Fe area also experience
staining - even if their water has all or most
of the hardness minerals removed - that
is confirmed to be silica. We have been
particularly cognizant of high silica levels
because of potential household damage
and the detrimental effects of silica on
salt-free, water-conserving, anti-scalant
systems.
What is silica and why have you perhaps
not heard about it? What I am referring
to is dissolved silica (silicon dioxide),
which is colorless and tasteless. Silica is
unregulated by the EPA, so you won’t
see silica levels listed in your annual
water report. Silica is widely found as an
ingredient in multiple vitamins and taken
as a nutrient supplement. Some consumers
pay big money for the 85 milligrams per
liter (parts per million) silica content, and
the potential health benefits, touted by the
bottler of Fiji water (but that’s yet another
topic). If you had silica levels this high in
your household water, it is likely that you
would be experiencing major silica scaling.
The origin of the high silica content in
Fiji water is attributed to the subsurface
flow of water through silica-rich volcanic
strata. A similar mechanism is believed
to create comparable, and even higher,
silica levels in the Los Alamos public water
supply. Elevated silica levels may be present
in both private wells and in municipal
systems that use well (aquifer) water
sources. Silica levels may be negligible
in supplies from surface waters (such as
rainwater and snowmelt from the Sangre
de Cristo Water Division reservoirs). The
areas of Santa Fe experiencing the highest
silica levels are, in general, the northwest
quadrant and, in particular, Las Campanas,
where we have confirmed lab tests of silica
levels between 65-80ppm.
A simple, although not always definitive,
test for determining whether the scale you
have is hardness or silica is to try wiping it
off with a mild acid such as white vinegar.
If the scale wipes away, it is probably due
to hardness minerals in the water. If the
scale persists, it is likely to be silica. Levels
of 20-25ppm of dissolved silica can cause
staining and can certainly interfere with
anti-scalants.
Can silica be removed from water?
Silica can be removed by anion (negative
ion) exchange, which must be preceded
by cation (positive ion) exchange,
by reverse osmosis, and possibly by
other less-consumptive membrane
technologies. Silica-removal technologies
using hazardous chemicals are widely
used in industrial and municipal
supply applications (in which silica can
interfere with the removal of regulated
contaminants). Neither carbon filters nor
sediment filters remove dissolved silica.
We have launched field research to
verify silica removal technologies at the
residential level through testing green
methods and by using conventional
chemical agents (but only those which can
be re-used rather than discarded). We have
tested electropositive filters and membrane
filtration. Our goal is to offer the greenest
technology that can be documented as
successful in field trials. I will report the
results to our waiting list of interested
customers, as well as in this column.
