NORTH CAROLINA GENERAL WARRANTY DEED
THIS DEED is made this 4" day of March, 2016 by and between
Asheville Land Company, LLC, a North Carolina limited liability company,
herein GRANTOR, whose address is: P.O. Box 1511 Asheville, N.C. 28812 and
Grigsby Wotton, herein GRANTEE, whose address is:

This transfer does not contain Grantor's principal residence.
‘The designation Grantor and Grantee as used herein shall include said parties, their heirs,
successors, and assigns, and shall include singular, plural, masculine, feminine or neuter as
required by context.
‘The Grantor, for a valuable consideration paid by the Grantee, the receipt of which and
sufficiency of which is hereby acknowledged, has and by these presents does grant, bargain, sell
and convey unto the Grantee in fee simple, all that certain parcel of land particularly as follows:
LYING IN CITY OF ASHEVILLE, BUNCOMBE COUNTY, NORTH CAROLINA.

TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and
appurtenances thereto belonging to the Grantee in fee simple.
And the Grantor covenants with the Grantee, that Grantor is seized of the premises in fee simple,
has the right to convey the same in fee simple, that title is marketable and free and clear of all
encumbrances, and that Grantor will warrant and defend the title against lawful claims of all
persons whomsoever except for the exceptions herein after stated, with the exception of Tract 2,
which is conveyed without warranty.
Title to the property hereinabove described is subject to the following exceptions: easements and
rights of way of record and 2016 Buncombe County taxes.

Situate, lying and being in the City of Asheville, Buncombe County, North Carolina, and being
that same parcel described in that deed recorded in Book 5394 at Page 1703, and being more
particularly described by metes and bounds as follows:
BEGINNING at an iron pin marked “Blue Ridge”, said iron pin marking the
Southwestern comer of the Carepartners Foundation property as described in Book 2580 at Page
362, and runs thence with the Southern line of the Carepartners Foundation property, South 85°
58° 07" East 116.21 feet to a point, said point being located North 85° 58 07” West 7.42 feet
from an existing bolt in the Western line of the Carepartners Foundation property as described in
Book 2755 at Page 52; thence South 01° 21° 06” West 95.13 feet to a point, said point being
located North 85° 58? 07” West 7.42 feet from an existing pipe in the Northern line of the

Northern line of said Carepartners Foundation property, described in Book 3451.at Page 260,
North 85° 58° 07" West 7.42 feet to a point; thence North 01° 21" 06” East 95.13 feet to a point;
thence South 85° 58” 07” East 7.42 feet to an existing iron bolt, said bolt located in the Westem
line of the Carepartners Foundation property as described in Book 2755 at Page 52; thence South
01°21” 06” West 95.13 feet to the point and place of Beginning.
