Summary
 The proposed ordinance replaces the existing development moratorium by introducing new, interim zoning code standards for development on properties located within 300 feet of Bus RapidRide stations along Ambaum Boulevard SW outside of the downtown urban center. These standards will be replaced when permanent zoning code amendments are proposed in 2022, at the conclusion of the Ambaum and Boulevard Park community planning effort.

 Proposed Zoning Code Text Amendment – Station Area Overlay
Purpose
Zoning Code amendments are proposed, through Ordinance 777, to add a new Chapter 19.16 entitled
Station Area Overlay Standards
 to the Burien Municipal Code. The proposed amendments were recommended by the Planning Commission on August 11, 2021.
Proposal
A new chapter of the Burien Municipal Code is proposed to replace the existing development moratorium that expires on September 15, 2021. The proposed BMC 19.16, establishes
 minimum
 standards in
new development 
 to ensure pedestrian safety and comfort, and to complement the region’s investment in transit until Zoning Code amendments are adopted as part of the Ambaum Boulevard Park Land Use Study. The ordinance:
Establishes a policy purpose of the standards
: to create a compact mix of residential, office, retail, service and public uses in areas of the city that have a high potential for pedestrian activity within close proximity to Bus RapidRide stations.
Identifies the location where the overlay standards will apply:
 to properties located wholly or partially within 300 feet of the midpoint of intersections on Ambaum Boulevard SW at the following cross streets where H Line stations
