For some, the lure of suburbia
outweighs the excitement and energy of
the city. Westchester County is the perfect
example of a suburban getaway still within
commuting distance of the city – the best
of both worlds.
“Westchester ofers a quality of life and
most buyers aspire to have the ‘American
dream’ of owning a home with a white
picket fence and yard for their children, or
the dogs [or] cats to play in,” said Loretta
Rapisardi, Licensed Associate Broker for
the Rye Brokerage of Julia B. Fee Sotheby’s
International Realty. “Tere is lots of fresh
air and Westchester for the most part is
beautiful and very green with a multitude
of grass, plants and trees.”
Eve Neuman, Associate Broker for
the Larchmont Brokerage of Julia B Fee
Sotheby’s International Realty, said the
Westchester is simply the perfect balance
between urban and rural living.
“Westchester is probably one of the
most desirable areas in the country to
live in,” she said. “Te towns are all
unique. Tey range from small villages
to major cities and they all have their
own look. For example, some areas are
on the water and others are in the woods.
We have great parks, freshwater rivers,
lakes, beaches, walking trails and lots of
history. Te schools are great, the housing
market has something for everyone;
there is always plenty to do— a ton of
fabulous restaurants, lots of recreation and
entertainment for grown-ups and kids
and plenty of shopping. [It’s] just the right
combination of urban and rural.”
Good schools are another draw.
“Te schools are great with class sizes
that are manageable in well maintained
buildings,” Rapisardi said. “Tere is also
adequate property associated with the
schools for after school sports, such as
running track and stadiums for football,
baseball, soccer, lacrosse [and] feld
hockey.”
Te easy commute into the city is
another desirable trait, brokers say.
“Westchester is a suburban
community with a variety of towns
that offer many amenities,” Rapisardi
said. “Westchester is an easy commute
if you work in Manhattan either
via train or car. The Metro North
train is a great commuter line that
brings you into Grand Central as
quickly as 20 minutes express from
lower Westchester and an hour from
Northern Westchester. Traveling by
car with no traffic, you can be in
Manhattan in 40 minutes. Even when
there is traffic you have the option
driving into the city from the west side
or the east side.”
But don’t be fooled—just because
Westchester is out of the city doesn’t mean
that there’s nothing to do.
“In Westchester we have some of the
top restaurants throughout the county
and plenty of entertainment for the
weekends,” said Jason Wilson, Assistant
Manager Scarsdale and Bronxville Ofces
& Licensed Associate R.E. Broker, ITI.
“Like the Westchester Broadway Teater
in Elmsford, GPNY in Mt. Kisco or catch
a movie at any of the local theaters. Tere
are plenty of county-owned parks that
you rent for family unions or just take the
kids.”
In terms of real estate, the Westchester
real estate market is improving, Rapisardi
said.
“With the arrival of spring, we are
seeing more buyers hitting the pavement,”
she said. “With renewed consumer
confdence, continued low mortgage
rates, buyers returning to the market and
particularly we are seeing more high-end
buyers as of late. In Southern Westchester,
for frst quarter in 2010 vs.2011, the
number of homes sold is down -8 percent
and the prices have increased 6 percent.
It is a little too soon to come to defnitive
conclusions about this spring market due
to the lag time in reporting, but we are no
doubt headed in the right direction.”
And just what does Westchester ofer
that the city does?
Wilson names “plenty of open space,
beautiful ball felds and parks, fresh air and
relaxed quality of life.”
Neuman says the ease of living outside
the city is simply what sets the area apart.
“We have all the advantages of being
near New York City without the day-
to-day problems of living within it.
Westchester has space, beauty, ease of
living and we who live here can easily work
in or visit [the city] whenever we want.”
Rapisardi puts it simply.
“Peace and quiet.”

When it comes to out of city living, it’s
no surprise that these water-friendly locales
often take precedence over the heat and
grime of the city.
“Monmouth and Ocean Counties
enjoy a great coastal location at the
northern end of the Jersey Shore,”
said Cheryl Vetovick, Director of
Development/Manager at Diane Turton
Realtors. “Beautiful ocean beaches, rivers,
bays and lagoons provide an array of
aquatic pleasures. Te inland areas of the
two counties ofer beautiful residential
communities, farmland, golf courses, and
vast areas of undeveloped nearly rural
areas.”
Living in a more suburban
environment has its advantages, Vetovick
said.
“Suburban life is generally more relaxed
and quiet,” she said. “For many people in
the towns we serve, they live year round
in areas that some people only get to on
vacation. In many communities children
have more freedom to enjoy ‘old fashioned’
childhood pursuits like bike riding and
playing outdoors.”
Commuting is a breeze, too.
“Te area is serviced by major highways
and is an easy commute to both New
York and Philadelphia,” Vetovick said. “A
commuter rail line runs from Bay Head
at the northern end of Ocean County
northward through the coastal towns to
Penn Station in New York City.” She puts
the average commute time into the city at
about an hour and a half.
And with more space comes more
options for recreational activities –
