, in Mineola NY, where I have worked both in the field as a super and in the off
ice as a project manager.
As a project manager, I have been involved in all phases of construction project
s from inception to final completion. I have been responsible for selecting resi
dential architects and overseeing the design process, estimating and calculating
budgets, selecting contractors and developing scope of work to be bid, sub-cont
ractor scope review, preparing and awarding contracts, creating and maintaining
a project schedule; flagging long lead items, reviewing and tracking shop drawin
gs, negotiation & approval of change orders, supervising and coordinating all ph
ases of construction work on both large scale residential and commercial project
I have worked on several municipal projects for various agencies including the S
CA, DDC, MTA, FDNY, NCDPW and the Department of Parks and Recreation. Some proje
cts worth mentioning are a new 20 million dollar fire house in Staten Island, We
stin NY hotel interior renovation, rehab of a 6 story recreation center and larg
e multi-million dollar residential projects.
Throughout my career as a Project Manager, I have been employed by large Constru
ction Management firms as well as smaller sized contractors and developers. In a
ll cases, I have maintained the highest performance standards within a diverse r
ange of administrative functions. I have a Bachelors Degree in Architecture from
N.Y.I.T and over 18 years experience in construction management.

Professional Experience
Coppola Development Corp., 146 Old Country Rd, Mineola, NY (June 2009 - Present)
Project Manager/Super - Interfaith Medical Center, Brooklyn, NY - 2 Million doll
ar interior renovation of entire hospital floor which was done utilizing multipl
e phases. Construction took place in a maximum security psychiatric rehabilitati
on unit. Performed daily coordination with security and hospital personnel to en
sure a safe work environment for workers as well as patients. Worked within the
hospitals guidelines for "Infectious Control" with the use of HEPA filtration an
d strict cleaning procedures. Supervised and coordinated all Infrastructure and
Interior work including demolition, window and fan coil unit replacement, new ba
throoms, showers, ceilings, floors, lighting and all new interior finishes. Flag
ged long lead items, tracked shop drawing submittals and approvals, created and
updated schedules to ensure milestones were met, daily scheduling and coordinati
on of subs, reviewed and approved change orders, wrote RFIs and daily constructi
on reports, daily inspection of construction and enforced quality control of all
finished work. Acted as a direct liaison between owner, architect, hospital man
agement and subcontractors. Currently working from main office on several projec
ts for the SCA and other health care facilities. Each project requiring same tas
ks as stated above including estimating, scheduling, writing of contracts and al
l other construction administration.
Tishman Construction Corp., 666 5th Ave., New York, NY (April 2008 - May 2009)
Project Manager - worked on Capital Improvement projects at the Westin NY Hotel
in Times Square. One project involving a complete interior rehabilitation of 10
floors of the occupied hotel. Responsible for awarding contracts, project schedu
le, overseeing of all construction, coordination between hotel owners, contracto
rs and hotel personnel. Responsible for approving all change order work, job saf
ety, running of weekly progress meetings with contractors, ran daily coordinatio
n meetings with all hotel staff and owners, coordinated with hotel engineering a
nd housekeeping on a daily basis. Successfully completed an aggressive schedule
to have rooms back on line for the Hotel as quickly as possible. Completed entir
e renovation of 200 rooms in less than 3 months. Work included demolition, plumb
ing, electrical, wall and floor coverings, painting and all FF & E.
In addition to working on commercial projects, worked directly for both the owne
r and CEO of the organization to oversee and manage all of their personal reside
ntial projects as an owner's representative. Projects included a major renovatio
n of a 6 million dollar home in Southampton as well as projects on an estate in
Bedford, NY. Represented the owner and acted as direct liaison between the build
er, architect, interior and landscape designers and various sub-contractors. My
responsibilities included helping owner coordinate with architects and designers
to make correct design decisions while staying within budget, value engineering
, preparing various scopes of work for contractors, bidding and awarding contrac
ts, approving change orders, working with local building dept. to assure all bui
lding codes and permits were being adhered to. Worked with internationally known
interior designer, Vicente Wolf. Southampton project was featured in House Beau
tiful magazine.
Homeland Development, LLC, Harrison, NY (June 2003 - Feb. 2008)
Homeland Development is a new real estate investment company which acquired pro
perties in Greenwich, CT utilizing an approximate spending budget of 20 million
dollars. Homes purchased were located on four acre lots and were demolished to a
llow for the construction of new, high quality spec. homes from 8,000 to 12,000
square feet in size and sold in the 6 to 8 million dollar range.
Project Manager - Oversaw and coordinated every aspect of the design/build devel
opment process from clearing the site to all finish work. Solely responsible for
developing budgets, bidding out all work, purchasing materials, hiring all cont
ractors, writing contracts, supervising all construction, quality control etc. C
oordinated all trades and kept projects on time which included coordination of A
rchitects, Interior Designers, Engineers, and Inspectors from the initial design
phase through final completion. Frequently met with various agencies such as We
tlands, Zoning, Building, Health and Engineering Departments in an effort to kee
p projects in accordance with all local codes and regulations. Encountered vario
us site challenges such as; septic systems, buried fuel and water tanks, drainag
e systems and permanent basement de-watering systems handling Wetland ground wat
er. Some more complex finish work included Wine Cellars, Libraries, Home Theatre
, Custom Millwork etc. Responsible for all final inspections and approvals as we
ll as obtaining certificates of occupancy. Assisted Real Estate brokers with var
ious staging and marketing options needed for the sale of the home. Worked with
new homeowners on all technical aspects of property and implemented any and all
warranty work. I was directly involved with maintaining and managing the estates
various mechanical, electrical and plumbing systems for a period of one year af
ter sale.
Kreisler Borg Florman General Construction Co, L.I.C NY (March 1999 - June 2003
KBF is both a Construction Management Company and General Contractor with contr
acts for both private and municipal construction projects valued at over 800 mil
lion dollars with offices in LIC and Scarsdale, NY.
Project Manager - Worked for privately owned companies as well as various NYC ag
encies, including the School Construction Authority and the Department of Design
and Construction. One project in particular was the renovation of 100 apartment
s in Peter Cooper Village and Stuyvesant Town for "MetLife" in Manhattan. The sc
hedule demanded many phases utilizing (3) separate general contractors working o
n over 33 apartments simultaneously. Closely involved from pre-construction phas
e through final construction. Assembled GC bid packages, created bidders lists,
ran pre-bid walkthroughs, wrote and issued addendums, opened and recorded bids,
prepared and awarded contracts to lowest responsible bidders. During constructio
n phase, ran job meetings, wrote meeting minutes, tracked all RFIs, change order
s and submittals, obtained best purchase prices and pre-purchased over 1 million
dollars worth of long lead items to keep project on schedule, coordinated all c
orrespondence and shop drawings for all trades, reviewed and approved contractor
s payment requisitions, prepared and submitted main requisitions to owner for pr
ocessing each month, assisted with the review and negotiations of all change ord
Other projects included the construction of a new 20 million dollar two story fi
rehouse for the DDC/FDNY on Staten Island. Job responsibilities included supervi
sion of field office personnel, running of weekly progress meetings with contrac
tors, architects, owners and clients, including writing and coordinating all mee
ting minutes. Acted as a direct liaison between city agency, owner, contractors,
architects and engineers. Other duties included the review and approval of all
payment requisitions and trade payment breakdowns, generating all monthly report
s for client, overseeing project schedule and coordinating work between trades t
o keep within required schedule.
Performed similar tasks for projects with the NYC SCA & DDC which included "Upgr
ade of Electrical service for over 100 NYC schools", "Rehabilitation of 3 NYC Fi
re stations for FDNY", "Rehabilitation of a 6 story Recreation Center for the De
partment of Parks and Recreation"
G. Penza & Sons Inc., Deer Park, NY (Nov. 1991 - Feb. 1999)
Office Engineer/Estimator - Worked in field offices, performed a variety of tas
ks as an Office Engineer. One job in particular was the rehabilitation of the Hu
ntington Train station for the LIRR which was an 8 million dollar project involv
ing the furnishing and installation of (2) pedestrian bridges and the re-constru
ction of all station platforms and related site and drainage work. Job duties in
cluded reviewing and approving subcontractors requisitions, submitting requisiti
ons on a monthly basis to the LIRR along with all necessary documentation, submi
tting, logging and tracking all shop drawings, RFIs, change orders, etc. shoppin
g out material prices and purchasing materials, writing job diaries. While in th
e main office, worked as an estimator. Projects bid on were municipal projects s
uch as sewage pumping stations, bridge rehabilitation and train station rehabili
tation. Performed takeoffs on mechanical piping, concrete, structural steel, ear
th work, finish work etc. In addition, developed subcontractors bidders lists, p
repared bid packages for subcontractors, corresponded with subs, gathered and re
corded sub prices, verified proposals to ensure entire scope was included in pri
ce. Delivered bids and attended bid openings.
