Basic
FHA
Home Loan
Requirements
By Ed Wohlfeil
Part 1
An FHA loan is frequently a
perfect match for those new to
the housing market. These often
do not have liquid funds with
which to make a down payment.
If you are in a similar position as
a first time home buyer and can
qualify under the current FHA
home loan requirements, you
may well dramatically help out
your financial situation. FHA
loans require down payments of
as low as 3.5% of the value of the
collateral, a requirement that
can be satisfied with gift funds
as well as personal assets.
Credit
Currently, your credit is a very
important issue for FHA home
loan requirements. Lenders con-
sider your credit history as veri-
fication of how responsible you
have been with money in the
past.
First of all, you need two
forms of credit for FHA home
loan requirements. However if
you do not have any credit (this
does not make your credit bad),
the underwriters will usually
accept other types of credit doc-
umentation.
Bankruptcy or Foreclosure
Even after having been
through bankruptcy proceed-
ings under Chapter 13, if you
have been making timely pay-
ments for 12 consecutive
months or more, you might
qualify for one of the FHA loans.
You will need to obtain approval
in writing from the bankruptcy
trustee. If your bankruptcy
action was under Chapter 7, you
may be eligible if your discharge
was two years ago, you currently
have steady employment, and
have successfully established
and maintained new credit
lines.
FHA home loan requirements
are nearly impossible to get if
you have had a home foreclosed
on in the past. But, if things had
really been beyond your control
and you can show that, the
underwriters might look at your
application.
Possible Late Payments or
Open Collections
An occasional late payment
does not automatically make
you ineligible. Underwriters of
FHA loans look at the big picture
when it comes to your payment
history. They are not likely to
focus on some isolated inci-
dents. A few late payments
showing up on your credit
report does not equal bad credit,
and good credit is not absolutely
necessary for meeting the loan
requirements.
Here are a few other things
you must consider. First, be
assured that FHA will overlook
unresolved collection matters
that involve minor amounts, but
you will have to pay any final
judgments against you before
you can apply for such a loan.
Moreover, you will not be enti-
tled to apply for an FHA loan if
there are federal judgments or
tax liens imposed against you.

This is a wonderfully spacious and open four-bedroom, three-bath
home situated on a large wooded lot in the beautiful Michaywe com-
munity. The floor plan features approximately 1,800 square feet of
thoughtfully designed living space on two levels, plus and attached
one-and-a-half car garage, with a host of amenities throughout.
There is something very special about living in Michaywe. The
resort style residential development located just a few miles south of
Gaylord offers residents a wide array of recreational opportunities
including access to Opal Lake, a gorgeous clubhouse featuring a top-
notch restaurant, indoor and outdoor swimming pools, hot tub and
sauna, banquet facilities and recently renovated tennis courts. Golfers
will love the highly regarded Michaywe Pines Golf Course, and cross-
country skiers will enjoy the tranquil network of trails stretching
throughout the wooded grounds embracing the community.
There is plenty to enjoy inside this home as well. Features include a
large living room area with soaring cathedral ceiling anchored by the
warmth of a wood stove on a brick hearth. There is a second wood-
stove in the family room area on the lower level. The home has been
freshly painted inside and out, and there is new carpeting throughout
as well.
This is a great home in a wonderful location and it is also an extraor-
dinary value. Listed at $119,000 - Call Wendie Forman at Smith Realty
Group today for a private showing at (989) 732-2477 or email

Located just far enough off the beaten
path to embrace a gorgeous, peaceful
wooded setting, yet only about ten min-
utes from downtown Gaylord, Michaywe
Inn the Woods restaurant provides the
perfect setting to enjoy a delicious dining
experience that is both comfortably
casual, and memorably elegant.
The menu offers a moderately priced
and nicely varied selection of traditional
American cuisine, highlighted by freshly
prepared soups and salads, specialty
sandwiches and burgers, house favorites
including New York Strip steak, hearty
Beef Pot Roast, Baby Back Ribs, Great
Lakes Perch, and Whitefish. Homemade
pizzas and a selection of tasty appetizers
such as Bacon Wrapped Scallops,
Flatbread Bruschetta and Boneless
Buffalo Wings are also available.
Chef John Kaye, who learned his culi-
nary craft at Oakland Community
College and apprenticed at the presti-
gious Orchard Lake Country Club, over-
sees the kitchen at Michaywe Inn the
Woods, and has accumulated nearly 20
years of experience as a chef in leading
area resorts.
He states, We take a food-first
approach here at Michaywe Inn the
Woods. Flavors, textures, seasonings and
freshness are our priorities. We purchase
as many of our ingredients locally as pos-
sible, and we even have our own herb
garden right here on the grounds. We
believe that the little details make the
difference for our guests.
The Michaywe Inn the Woods setting
is simply superb, with a wall of windows
along two sides of the main dining area
beautifully capturing the views of the
surrounding woodlands, the graceful
walking bridge arching over Lake
Michaywe, and the open fairways of the
Pines Golf Course. Outside dining is
available, as are two large banquet rooms
that are regularly utilized for wedding
receptions, rehearsal dinners and busi-
ness or organizational meetings and
gatherings. Michaywe Inn the Woods
also features a separate lounge area with
a full selection of wines, beers and spirits
and flat screen televisions strategically
placed for optimal guest viewing.
The facility is open year round with the
exception of a two-week period in early
April for spring-cleaning. Summer hours
of operation are Monday through
Thursday, 4 pm until 9 pm, Friday 4 pm
until 10 pm, Saturday noon until 10 pm,
and Sunday from noon until 9 pm.
We offer monthly menu specials
throughout the summer season, notes
Jeff Schneider, Food & Beverage Director.
We also offer half-orders on most of our
menu selections for those who prefer
downsized portions.
Michaywe Inn the Woods offers a
truly unique dining experience in a
beautiful northern Michigan setting, he
adds. We firmly believe that after visit-
ing us the first time, guests will return
again and again.

The Health Department of Northwest Michigan was award-
ed $141,853 in grant funding from the U.S. Health Resources
& Services Administration (HRSA) to improve access to basic
primary health care for school-aged children, many of whom
have no other sources of care. The School-Based Health
Centers Capital (SBHCC) Program (HRSA-11-127) is the first-
ever source of federal funding to uniquely support school-
based health centers.
The SBHCC Program awards funds made available under
the Patient Protection & Affordable Care Act to support
expanded capacity of school-based health centers and
increase the availability, efficiency, and quality of care for chil-
dren and adolescents. The funds are available for construc-
tion, renovation, and equipment needs.
The Health Department requested funding to: 1) renovate
the Hornet Health Center, adding a small group room and a
second exam room in the clinic in the Pellston Middle/High
School; 2) purchase new equipment to replace outdated
equipment at the Ironmen Health Center in Mancelona; and
3) purchase electronic medical record software for use at both
student health centers. The total cost of the project is covered
by the federal SBHCC Program.
This is great news, said Patricia Fralick, Director of Family
& Community Health Services for the Health Department.
With this funding from HRSA, were able to make upgrades at
our student health centers we could never afford with our cur-
rent funding. Now, were able to build on our bare bones
operations to provide state-of-the-art primary care to stu-
dents for many years to come.
We are thrilled that HRSA awarded grants to 12 school-
based and school-linked health centers in Michigan. We con-
gratulate the Health Department of Northwest Michigan for
its hard work and outstanding grant proposal, said Michele
Strasz, Executive Director for the School-Community Health
Alliance of Michigan. These new projects will not only
improve and increase quality health care services for children
and adolescents in our state, but will bring jobs and econom-
ic activity to local communities.
The School-Community Health Alliance of Michigan
(SCHA-MI) supports a network of over 100 school-based and
school-linked health centers and health education programs
across Michigan. The centers annually provide over 300,000
health encounters/services. The centers are located in com-
munities where the majority
of children lack access to
consistent, primary health
care and as a result are at-risk
of chronic health conditions
and school failure.

based and school-linked

Last month State Representative Greg MacMaster present-
ed Tom Lemon, CEO, Otsego Memorial Hospital, with a State
of Michigan Special Tribute Certificate, signed by Governor
Rick Snyder, recognizing the hospitals 60 years of exemplary
service. Founded in 1951, the hospital has gone under numer-
ous renovations and additions in order to maintain its ability
to serve the public, and has also received several accolades for
the organizations hard work and dedication.
In 60 years, Otsego Memorial Hospital has grown from a
county hospital, to a small health system comprised of the
main hospital, the OMH Medical Group, Oncolgy & Infusion
Therapy Center, NOrthopedics, MedCare Walk-In Clinic, and
the Montomorency Medical Clinic which serves patients
located in and around Lewiston. OMH also operates the
Specialty Center located in Gaylord that houses offices for
providers making regular visits to the Gaylord area, and works
in cooperation with several other healthcare organizations to
provide dialysis services through Dialysis Services of Gaylord.
Otsego Memorial Hospital continues to work hard to bring
the latest and greatest to the communities within its service
area. Renovations have taken place over the past decade to
meet the demands of the patient population, including a
complete reconfiguration of the obstetrics department,
renamed the Birthing Center in 2001 to reflect a family-cen-
tered approach to childbirth, and in 2002, the Professional
Medical Building was constructed to provide office space for
multiple physician specialties.
Between 2005 and 2006 the Hospital underwent more ren-
ovations to provide more space for its growing outpatient
services population. Most recently, in 2010, the OMH
Radiology Department underwent a technology upgrade, and
now provides digital mammography services and a 64-slice
CT scanner with low-dose radiology technology.

By Mark Lakewood, Relationship

Part 2 of 3
As human beings, our behavior, thoughts,
and feelings are never dictated or controlled
by others, situations, and events unless we
allow this to occur. Simply said, others, situa-
tions, and events can trigger a reaction based
on what we are thinking. In other words, if I
really didn't want to go to work today and my
car has a flat tire, I might experience happi-
ness because I didn't want to go to work. On
the other hand given the same event (flat
tire), I might want to go to work today to take
care of some undone business. Because the
flat tire might delay or eliminate my chances
of getting to work, this situation might cause
me anger. How could the same event in both
situations cause two different feelings? It was-
n't the event at all that triggered the feelings.
It was what I was thinking about the event
that triggered my feelings. Therefore, manip-
ulating the way we think can alter how we
feel. We all have the ability to take ownership
and control over our thoughts. We however
have limited or no control over specific
events, situations, and the behavior of others.
Sometimes, we attempt to control events, sit-
uations, and others but become frustrated
when our attempts fail.
Now, how does the paragraph above apply
to the issue of bullying? The main goal of bul-
lies is to attempt to get their victims to expe-
rience fear, anger, or sadness. Once their vic-
tim demonstrates signs of these emotions via
the words he or she uses and/or their body
language, the bully has complete and total
control over them. The bully will continue to
bully their victim until the victim no longer
verbally and/or physically displays fear,
anger, or sadness in response
to the bullying. The bullying
will end once the victim
responds the opposite of
what the bully expects.
How do we get children to
react the opposite of what the
bully expects? This is where
role-playing comes in handy.
Parents should regularly sit
down with their children helping them learn
to react the opposite of what bullies expect.
Often times, this task is much easier when the
parent knows what hurtful words or phrases
bullies say that makes their children feel fear-
ful, angry, or sad. Using these hurtful words
and/or phrases in role-plays will emotionally
prepare children when they are approached
by bullies.
It is also important to teach children that
they have the power to change or affect the
agenda of bullies by the words they use. For
instance, if a bully calls a child 'stupid', the
child could defuse the bullying by stating to
the bully, That's nice, How about that,
Oh, well, and so forth. The worst thing that
the child could do is respond by telling the
bully that he or she is stupid or make any
other negative statement. A negative
response will only inflame the situation
encouraging further bullying.
In addition, parents should teach and role-
play with their children specified forms of
body language that reflects a child with high
self-esteem from a child with low self-esteem.
Body language communicates feelings more
so than spoken words. If a child yells at a bully
that he or she is not bothered by their behav-
ior, the bully knows that the child is bothered
because of the yelling. Lack of eye contact,
looking down, slouched posture, lack of
hygiene, and low tone of voice can be viewed
as symptoms of low self-esteem.
Parents need to teach their children that
bullies rarely get angry with them. Bullies are
typically angry at themselves and/or events
that are or have occurred in their own life for
which they have limited or no control. Bullies
indirectly take out their anger on the ones
they could easily control.
