More information is needed to resolve your claim. * The charges for the vertical blinds, trash removal in the common area, and replacement of the sofa presumably represent 1/3 of your claim for these items, since the common area was shared by three tenants. Please note that I firmly requested a personal inspection at the time that I vacated the apartment, but the manager on duty denied my request and responded that the apartment would be inspected at a later date. My position on your claim is as follows:

1. After the tenants cleaned the common area, we had it professionally cleaned in even greater detail by a paid housecleaner. I carefully inspected the unit and ensured that the common area was clean and completely free of trash and debris when I vacated the unit. 2. After I cleaned my bedroom, bathroom, and closet, I had it professionally cleaned in even greater detail by a paid housecleaner. The housecleaner and I carefully inspected the bathroom, bedroom and closet and ensured that they were clean and completely free of trash and debris when I vacated the unit. 3. I carefully inspected all furniture just before vacating. The sofa had no damage (or wear beyond what was listed on the movein condition report) and certainly did not have a broken arm. 4. The failing vertical blinds had been reported in a written maintenance request approximately three months before the apartment was vacated. Raiders Pass did not respond to my maintenance request for the blinds. These particular blinds have a well-known defect that causes the slats to crack around the attachment holes and drop off even when used with great care. The blinds were not misused in any way. Raiders Pass should make a claim with the blind manufacturer for replacement or repair. For the above reasons, I am denying your claims at this time. You may request a review of this denial of claims by providing the following documents: 1. A statement that provides a basic description of the trash that was allegedly left in the common area. The description does not need to go into detail about the contents of the trash, but should list the approximate quantity of trash and the location of the trash. Please also provide the date and time of the inspection and the estimated time that was required to remove the trash. 2. A copy of the invoice for the failing blinds showing the vendor name, address and date of purchase. 6. A copy of the invoice for the replacement sofa showing the vendor name, address, and date of purchase. 7. A copy of the invoice for the replacement blinds showing the vendor name, address, and date of purchase. Please include copies of any available photographs of the alleged damage and debris.
