LAND USE Through this land use map, it becomes evident that Highway 59 not only physically creates a division, but has also created division in the land use/programming of the areas where the west side appears to be dense with parking, commercial, and institutional [thanks to the Convention Center] while the east side seems quite industrious and commercial with only new housing developments sprouting up.

MAJOR POINTS OF INTEREST Even with the development of the Dynamo Stadium and its associated promenade, it remains the only entity east of HW-59 that would be a major place for people to go to.

OBSTRUCTIONS Interestingly enough, many of those same points of interests also function as major obstacles for pedestrians, cyclists, and motorists to go around. Highway 59 functions as a visual barrier to deal with although it is possible to go under it because it is elevated. The atmosphere that becomes created is unwelcoming and difficult to address.

ZONING After obstacle considerations, future developments, land use, and path usage the area can be broken up into zones. This has provided a particular, smaller zone [zone 7], to focus on as the beginning of masterplanning begins. To better connect the area of EaDo with Downtown, the area between it must be densified and a new core re-created to encourage continued and expansive growth in an outward direction

With the highway elevated, people do not have immediate access to it and thus use secondary roads to travel. This puts quite a bit of strain on roads like Texas Avenue and Polk which straddles the Convention Center to move people in and out of the area whether the traffic is associated with events at the sports arenas [which happen usually once or twice every other week and/ or seasonally] or recreational or commercial outtings [which times vary].

These highly used avenues are used predominantly by vehicles with only signed bicycle paths on Polk and none on Texas. With limited or no shading for sidewalks, if they exist, walking between the west and east sides is not encouraged. Undeveloped, unlit, unoccupied pedestrian conditions makes walking between the areas potentially unsafe.
