Overall responsible for the efficient operation and function of all mechanical and electrical installations and equipments in the buildings such as Electrical power supply system and distribution system (3 phase 415 / 11KV), lighting system, Fire Protection system, Centralized Air-conditioning system, Water supply system, Sewerage system, Compressed air supply system, Telecommunication system, Refrigeration system (Cold & Freezer rooms), Calibration of equipments, Standby Generator sets, ASRS Cranes, Steam boilers, Power supply for Server room equipments, Pest control, Termite control, Landscaping, Washroom hygiene, General wastes, Scheduled wastes, Forklifts, Dock levellers, Roller Shutters, Reach Trucks, General building structures and Metal roofings, Landscaping, and General Building Maintenance works. Drive and formulate the departments financial & risk management, policies and practices in line with Company overall strategies and targets. Effectively manage the maintenance department and maintenance personnel including performance evaluation, training, work allocation, and problem solving. Responsible for the daily operations and maintenance of the steam boilers, chillers, air compressors and Air Handling Units. Responsible in the development, implementation and administration of all operations that included but not limited to custodial service, building maintenance / renovation / construction projects, and others. Provide coaching and technical support to the operation and Building related Project / Maintenance management team to enhance team members skill, knowledge and competency. Develop solution for problems, which need long term or strategic solutions. Ensure that all activities carried are complied with all legal requirements, company policies and procedures and adhere to company standards. Submit accurate, timely and value add monthly report to Senior General Manager and Managing Director. Prepare, review and update staffs Job Descriptions, roles and responsibilities, monitor staff performance with goals set and perform staff performance review as per companys required frequency. Energy Management Energy Audit / Reduce electrical power consumptions. Perform electrical Chargeman duties as required by Energy Commission (Suruhanjaya Tenaga). Liaise with Telekom, Time Telekom, TNB, Syabas, Energy Commission, DOSH and local authorities. Committee member of ISO 9001, OHSAS 18001 and ISO 14001.
