By maureen megowan / re/max paloS VerdeS execS the city of rolling hills was incorporated in 1957. it is a gated community designed to preserve the equestrian lifestyle. most of the homes in the city consist primarily of luxury ranch style homes, and many have been built to accommodate the boarding of horses. the city maintains an extensive system of riding trails throughout the community. the person most responsible for the character and planning of rolling hills was a.e. hanson, who was the general manager of the palos Verdes corporation beginning in march 1931. in 1931, crest road was completed, which gave access to one of the few structures then in existence in rolling hills, a run-down abandoned ranch house on the north side of crest road, which had been originally built in the mid-1880’s. mr. hanson renovated and expanded this ranch house in the early 1930’s for his family, and named it “rancho elastico”. palos Verdes corporation’s main investor was frank Vanderlip and owned the balance of the 13,000 acres of the palos Verdes peninsula which was not part of the palos Verdes project (which would later become the city of palos Verdes estates and also consisted of the miraleste area of the city of rancho palos Verdes). the rolling hills development consisted of approx. 600 acres and 100 home sites. the first gatehouse for rolling hills was constructed in 1935 just off of palos Verdes drive north. mr. hanson dictated that all homes in rolling hills would be painted white, and that the lots would be fenced in by a 3-rail white fence. at this time, there were almost no trees in rolling hills, and to promote their planting, mr. hanson gave away 5 olive trees to each purchaser of a home site in excess of 5 acres. in 1939, mr. hanson developed the first homes to be sold in rolling hills (all previous sales consisting only of land for homes), a development called “williamsburg lane”, which he named after williamsburg, Virginia. this development consisted of 14 homes, which were 1.5 acres and 3 bedrooms and 2 baths, and were offered for $8,750. in december 1940, at the depths of the depression, the palos Verdes corporation was deep in debt for unpaid property taxes, and frank a. Vanderlip, Jr., frank Vanderlip’s eldest son who controlled the palos Verdes corporation after the elder mr. Vanderlip’s death in 1937, told mr. hanson to do whatever was necessary to raise money to pay these taxes. at that time, mr. hanson advertised one acre sites, near the los Verdes country club, for sale for $185, however received no takers!. development of rolling hills accelerated when Kelvin Vanderlip, another of frank Vanderlip Sr.’s sons, was appointed president of the palos Verdes corporation after wwii in 1945. to this day, the vision of mr. hanson and the Vanderlip family for rolling hills has been maintained.

it all started in a small apartment with just $2,000 and an idea. yet, since that moment in June 2005 when dna 11 became a reality, co-founders adrian Salamunovic and nazim ahmed have grown their once tiny venture into a worldwide, multi-million dollar company. dna 11 has pioneered the application of genetic science and created truly personalized, custom art at their headquarters in ontario, canada and las Vegas, nevada. “we didn’t start the company as a business venture,” Salamunovic said. “we have never taken ourselves too seriously and just wanted to create something unique.” after selecting a specific portrait size from dna 11’s website, in which customers pick specific colors for their artwork, they receive a swab kit and send it back to the company’s lab before receiving a customized dna portrait in four to six weeks. with over 25 color combinations, the artwork also comes in a variety of sizes. the portraits range in scale from 18” x 24” to 36” x 54” and are between $199 and $1,200. however, the average cost hovers around $500 to $600. “the portraits can go in any modern or traditional home,” Salamunovic said. “the art lends itself to any environment.” and while neither Salamunovic or ahmed consider themselves artists, they have none the less become apart of the art world. the museum of modern art in new york and tokyo features dna 11 artwork in their museum stores. the company’s work has even appeared on cSi:ny and can also be seen this summer in Spiderman 4. dna 11 has sold their artwork to more than 50 countries, doing business from afghanistan to the canary islands, with even South Bay residents jumping at the chance to own such personalized art, Salamunovic said. “we are very proud of what we have done,” Salamunovic said.”we have created a new movement. we have created dna art.” continuing to expand on such unique ideas, dna 11 now creates fingerprint and kiss portraits, and has even started making dna rugs, dna wallpaper and fingerprint bowls. attempting to come up with new ideas every year is apart of the company’s plan to never stop launching new products. “we really want you to create the masterpiece,” Salamunovic said. “we want to be the world’s most personalized company on earth.”

THE SAND SECTION
This coveted area is bordered by the Pacific Ocean to the West, Valley Drive and the Tree Section to the East, and it stretches along both North and South Manhattan Beach. What “The Sand Section” really identifies is the homes that are very close to the beach. This area is known for the smallest lot sizes in the beach area, some as small as 1,345 square feet (or 30 ft x 45 ft ); about one half of what is considered a full size lot. The side set back on these lots is 3 ft which ultimately means you are approximately 6 ft from your neighbors. Homes are usually either 2 or 3 stories, depending on the zoning and location. There can be as many townhome/condos as there are single family homes, many of which have terrific coastal views and are ideally located walking distance to the central or North End commercial districts, which are known for great restaurants and quaint shops.

THE sand section

Bordered by the Sand Section to the West, Rosecrans Blvd. to the North, Sepulveda Blvd. to the East, and Manhattan Beach Blvd to the South, the Tree Section received its namesake from the street names most of which, well . . . are different species of trees. This area offers slightly larger lots than the Sand Section they are typically 40 ft wide and approximately 125 ft deep, allowing a full 8 feet of distance from your neighbors and a bit of a back yard. There are many classic post-war homes still maintaining their original character intermixed with homes that have been re-built over the last two decades. The newer homes are typically around 3,200 sq ft., as opposed to the original homes that are closer to 1,500 sq ft.

The TREE SECTION

Located South of Manhattan Beach Blvd, West of Sepulveda (to Ardmore) and bordering Hermosa Beach on the South, this is the most prestigious residential section of Manhattan Beach. The Hill Section boasts even larger lots, many of which have outstanding vistas of the Pacific Ocean. Some of the largest homes in town are built here and they sell for multi-millions. Where the Surf’S AlWAyS up
with the 1950s and 1960s came the popularity of beach culture and surfing, due in no small part to the enthusiasm of manhattan Beach locals. “Dale Velzy opened what most people think of as the first surf shop in manhattan Beach, located a halfblock up from the pier,” said matt warshaw, author of the encyclopedia of Surfing. “greg noll, Bev morgan, Bing copeland, Dewey weber -- a lot of seriously heavy-hitters called manhattan Beach ‘home’ during the 1950s, when surfing took on its new post-war look and feel.” Velzy’s surf shop garnered immediate attention and contributed to surfing’s rising popularity along the coast of Southern california. “along with malibu, manhattan Beach was the laboratory for what we now call surf culture,” said mr. warshaw. “Long trunks, ‘rowdyism’, high-performance surfing, commercial board making -- these were things that were seeded and developed in manhattan Beach.”

a vacant residential lot in manhattan Beach could once be had for just $40, with construction of a 900-square-foot home costing approximately $600 to build. of course, this was in the early 1900s, and there was no bustling downtown nor were there many yearround residents. at that time, developers promoted land for sale by offering free transportation on the Santa Fe railroad and a free lunch. many Los angeles and Pasadena residents gladly took advantage of the offer and ultimately bought property to be used as a weekend or summer retreat. the first developed area was the wooden boardwalk portion along the Strand. the manhattan Beach company developed the southern portion of the Strand on the condition that a buyer could not erect a building costing less than $750. Promotional pamphlets were distributed advertising manhattan Beach as, “the Safest Beach in america.” By the 1930s, manhattan had a bustling downtown area with various shops and plenty of parking. the La mar theater soon opened, and represented one of the notable art deco structures in california. Built at a cost of $65,000, the La mar was a local landmark until it was leveled in 1978. in 1940, approximately 3,200 homes existed in manhattan Beach, most located west of Sepulveda Blvd. manhattan Beach was now considered one of the fastest growing cities in the state of california with a gain of nearly 300 percent over 1920. Fast forward to the present day. manhattan Beach has seen numerous changes over the decades, and now prepares to celebrate its 100th anniversary with plenty of festivities planned throughout this year. “we have the taste of manhattan at the metlox center on march 24, and the centennial Parade on may 19,” said Jan Dennis, manhattan Beach’s historian and 51-year resident. ms. Dennis started writing about the local history in 1988, and has since authored six books exclusively on the history of manhattan Beach. “the parade planning is going beautifully,” said ms. Dennis, who also worked on manhattan Beach’s 75th anniversary. upcoming events include a downtown open house in July, centennial Ball in September, and the annual holiday fireworks in December.
