5.

1 INTRODUCTION

Defect can be defined as Failure or shortcoming in the function, performance, statutory or use requirement of a building and might manifest itself within the structure, fabric, services or other facilities of the defected building. (David S. Watt, building pathology, second edition, Blackwell publishing Ltd. 2007). Defect is also known as a Non-confirm with standard or shortfall in performance and Fault from the intended performance of a building or its parts. (CIB 1993). There are five general causes of defect that is nature, material failure, poor workmanship, poor design, faulty usage (misused). There are two categories of defects of the elements that we classified according to our understanding that is major defect and minor defect. Major defects is a serious failure where it affects the function of the door or window. It also can be seen clearly that the door or window are not like what it supposed to be. On the other hand, minor defects is not serious failure, and it is not affect the whole element. It can still be corrected and repairing does not require heavy work. The types of defect agent is Natural agent and Artificial agent. Natural agent defect is categories natural defect without other external causes. Normally, when the building being vacant without occupied for long term of period with no regular maintenance. The example of natural agent defect is water, wind, sunlight, biological, chemical reaction, and machanical. For the artificial agent, it is additional factor to natural agent defect and it come from outsource causes.

All defect must be must be well organized according to the number of pictures and discussed as well the remedies should be taken to prevent the causes become worst. Do some assumption how much the defect effect the cost of the building construction by estimating it according element by elements. Lastly make some conclusion and accomplished a report with the newest condition of building that has been inspected. Various methods are used to carry out a building survey,depending on the experience and skill of surveyor. Most surveyor have their on methods of inspected existing building. The important things is essential that some system is adopted which will ensure that the building is throughly inspected and all defect investigated. The surveyor must make sure he is familiar with the types and layout of the building and preliminary inspection of the whole property. Later all the inspection details must be recorded including external, internal and services.

5.2 OBJECTIVE
1. To investigate the defect can be found in this building. 2. To identify the main causes of defect in the elements. 3. To classify the type of defect in the elements. 4. To identify the source of the defect. 5. To identify the sign or symptom of defect for the element. 6. To know what is the implication from the defect. 7. To suggest the remedies and preventions to overcome the problem.

5.3 TOOL AND EQUIPMENT


During the inspection we were using all the tool and equipment as follow as below: y MEASURING TAPE

Function : It is used to measure short distance.

HYGROMETER

Function : It is used to measure the temperature in the building

PROTIMETER

Function : It is used to measure the humidity in element of the building.

CAMERA DIGITAL

Function : It is used to take a picture of the element and defect.

The lamp is broken. It is because current electricity is higher charge so, it make the lamp break. It also because of the misuse of the people. Install a new lamp and make sure the current supply suitable for the lamp. Install the lamp properly and always do the maintenance work for the lamp.

The ceiling is damage. It is because due to wear and tear of the ceiling is damage. This defect also possibly due to the weather condition that is sunny and rainy. For the remedies, replaced the ceiling. Install the ceiling properly to avoid front it become torn again.

The wall surface is crack. It can be categorized as a hairy crack. The plaster at the wall surface crack because the ratio of mixture concrete was inaccurate. For the remedies, Plaster back the wall surface that is crack with suitable material then repaint the wall.

Diagnosis

Most corrosion usually occurs when expose to sunny day and damp condition. It is expose to the weather condition because every level of the balcony uncovered with owning. Removing all corrosion and repaint with suitable paint that are relevant to the site condition, example methalic paint.

There is a dampness at the ceiling surface. The causes of this defect is because the pipe channel of the sprinkler was leakage. The water from the sprinkler pipe was spreed to the ceiling and the dampness was appear. For the remedies, repair the pipe channel of the sprinkler and make sure there is no lakage anymore. After that repaint the lack at the ceiling that have the dampness.

5.5 SUMMARY

In conclusion, during this inspection, we found that this building only have minor defect that is not affecting the performance of building. Apart from that,we are able to define the main causes of defect, type of defect and the source of defect. From this research, we are able to classify the defect agent that produce defect on building. Besides investigating the agent, main causes and type, we have attached the remedies and prevention to overcome the problems. As a result, we have successfully achieved all the objectives in doing this inspection. Furthermore, we have improved our knowledge about the elements, components of elements and defect on the elements that we need to monitor and prevent from affecting a building.
