THIS AGREEMENT is made on this first day of February 2012 between JOSEPH TAGOE (hereinafter called the LANDLORD of the one part and Mrs. MARTHA SARFO also of Accra, (hereinafter called the TENANT) of the part.

WITNESSETH AS FOLLOWS:1. That Landlord lets and tenant agrees to take one room in the House No.D451/3 (31) Commercial Street Accra for a period of five (5) years commencing from 11th February, 2012 payable during the said term an amount of GHc 6000 payable In advance in which acknowledges with the signing of these papers.


THE TENANT COVENANTS THE LANDLORD AS FOLLOWS:(a) to pay the rent hereby reserved in the manner aforesaid (b) to pay for utility services consumption on the demised store during the term (c) to make fittings that will enhance the trade of the tenant (d) not to allow in or about the said store room anything which may be or become a nuisance or annoyance to the Landlord or deal in any illegal commodity. (e) to permit the Landlord to the said premises at all reasonable hours in the day Time for the purpose of viewing the condition thereof, after prior notice has been given. (f) to carry on no other activity upon the said premises but to use the same for Business purposes only and during the day time. (g) not to transfer her tenancy without the written consent of the Landlord (h) not to carry out any structural repairs without the written consent of the Landlord

PROVIDED AND IT IS HEREB Y AGREED AS FOLLOWS:(a) If the rent hereby reserved or any part thereof shall be unpaid for the accepted Period after becoming due and payable (whether formally demanded or not) or if any of the conditions and stipulations herein contained shall not be performed and observed. then the Landlord may re-enter the premises by terminating the tenancy by notice as would have been required by law to determine a monthly tenancy. THE LANDLORD COVENANTS WITH THE TENANT AS FOLLOWS:(a) That the tenant paying the said rent and observing all her obligations under this Agreement shall quietly enjoy the said premises without any unlawful Interruption by the landlord or any person lawfully claiming under or in trust for Him (b) That the Landlord upon written consent of term hereby granted and if there Shall not be at that time any breach of the covenants herein contained by The Tenant grant to her a further tenancy as may be actually agreed upon. (c) That if the tenant shall commit any breach of this obligations under this agreement. 4. it shall lawful for the Landlord at any time thereafter to re-enter upon the demised store room or any part thereof in the name of whole and . 3.(i) at the expiration or sooner determination of the term hereby granted to yield up the said premises with all additional (if any) thereon and fixtures except the tenants fittings in good and tenantable repair and condition as shall be in accordance with the conditions and stipulation herein before contained.

SEALED AND DELIVERED by MAD.thereupon this tenancy shall absolutely determine but without prejudice to any claim that the Landlord may have against the Tenant hereunder.. ……………………………………………….. (c) Any notice requiring to be served hereunder on the Landlord shall be sufficiently Served if forwarded by registered post to him at his last known address and on the Tenant if delivered by the store or left personally to his representative.
