ORIGINS OF MOLD AND MILDEW Mold and mildew have been around a lot longer than you and I. The question is always why is it harmful to us now and why so prevalent in our lives. You see mold and mildew are living organisms and to be honest mold spores were around during the biblical times. We know this as priests were called to exercise a mold problem out of a home. Not to get into the history, I believe you should consider a few things when dealing with black mold and mildew. There are unique ways to look for mold, get rid of mold, but more importantly how to identify mold symptoms and correctly remove black mold. While this document will discuss how to handle black mold and mildew, it will also talk about symptoms and cautions you will want to consider when having mold and mildew in your home. With that said let me get back to why mold and mildew are such problems for us now... WHY MORE MOLD TODAY IN OUR LIVES AND NOT YESTERDAY? Mold is more common in our lives today because more education is being developed and digested. While most thought a wet carpet was fine to live with and were getting sick because of the common flu. Science has now shown us effects from breathing in mold and mildew in excess amounts. Many young children, allergenic, and elderly have had serious cases that turned into very bad lawsuits. This is not to scare you only to educate you. That while mold in excess amounts can be harmful, although bringing fresh

air into to the lungs will definitely help and decrease symptoms. During my time as a consultant of mold it was very difficult to educate some people on the effects that mold can do to a human. I see many times a husband does not consider the problems the mold spores will have on your body and your home. I was that guy as well, but after seeing what I have seen in the field.... boy I now respect these little spores. With that said, let me also say if you do have a mold problem, you can lessen the symptoms by simply stepping outside and getting fresh air. You see when stepping outside you are inhaling fresh air into your lungs. This will lessen the symptoms of black mold and you will notice you will start feeling better. But be forewarned, constantly throwing your body into the home or space where there are mold spores you will feel different symptoms. HOW TO FIND BLACK MOLD AND MILDEW In all cases of inspecting for mold I find some important concepts that one should follow if having any question about mold and mildew being in their home or office. What is recommended is first make sure you follow the correct guidelines and I recommend you follow the IICRC guidelines. The guidelines will instruct you what equipment you will want to use before looking for your mold problem. So lets get back to finding that darn mold. How and where to look first?

REAL LIFE LESSONS TURN TO REAL LIFE PROTOCOLS...
Well in most cases if you think you have mold then you most likely do. To start finding mold you will need to first look in the area where there has a few things going on. Below are tips on finding the mold so you can start narrowing down the investigation. Area to look for to narrow down the investigation: • Check all perimeter walls and windows • Look for moisture stains on ceilings, walls, windows, and flooring • Check plumbing areas • Try to smell areas for musty odor • Pick up carpeting next to perimeter walls • Look at tack strips below carpeting • Under sinks by plumbing and toilets • A/C handlers and closets that are indoors • High humid areas • Windows that sweat a lot because of moisture indoors • Attic areas and wood in attic • Basement areas by flooring or furnaces Above are helpful tips in area you want to start looking for mold and mildew. From what I found perimeter walls are really the majority of problems and A/C closets. The closets are usually warm with cold air pushing out of them. This causes condensation which will settle on building materials like dry wall or plaster making mold amplify. Then once this mold amplifies, look out... It can then go into the air conditioning system. Which will spread spores like wildfire.

GUIDELINES TO FOLLOW FOR YOUR UNIQUE MOLD SITUATION...
PROTOCOLS TO REMEMBER WHEN LOOKING FOR BLACK MOLD AND MILDEW When you are searching out for the mold, be sure to remember a few things. Mold has a hard time growing on certain areas and materials. Also, you must consider the source of the problem and how to find it. Read below to narrow down your search so you can more quickly and safely understand if mold is becoming a problem in your home. WHAT ARE GOOD FOOD SOURCES FOR MOLD TO GROW Black mold will not grow on marble, but it will grow on the grout. The reason is because marble is not a great food source. There are no particles to digest when you have marble. But the grout between the marble will have some problems with mold and mildew. You see this with black staining on the grout. The grout turns different colors in showers and tubs. Most likely from the moisture. Be sure to use sealers or encapsulates to prevent the mold and mildew. You can also use this example with bricks. While bricks are not a great source for food for mold and mildew, they can be if dirt is on them. You see brick is not really a great food source, but I have seen dirt on brick that creates the mold to grow. This is where your judgement would be needed. Keep in mind though, if you are concerned if mold can grow on a surface ask yourself, can mold eat off of that surface? We know wood, especially wet wood is a primary candidate. This goes for carpeting that is wet as well. So keep these tips in mind when wondering about black mold and mildew and where can it grow. HAVING WET BUILDING MATERIALS IS A PROBLEM A major consideration to remember is if you have wet building materials or carpeting you will need to look closely. Take for example carpeting. In most cases, it is a judgement call. Carpets that are mildly wet are not issues. But if a carpet is entirely soaked you must get rid of it and throw it away. Also, do not forget to get rid of the tack strips below the carpet. These are wood strips that keep the carpet down and are wood. Wet wood is always a candidate for black mold and mildew. So in many cases if something is wet you will need to dry it correctly, remove it, or use a natural cleaning product for mold and mildew.

REAL SCENARIOS FROM REAL MOLD PROJECTS...
CLOROX IS A HARSH CHEMICAL AND WHAT ABOUT THE FUTURE? Another important protocol to remember is Clorox bleach is a chemical. This chemical will only temporally clean mold and mildew. You must consider finding the source of the problem then setting up an attach to clean the source of the problem. This is an important step in any investigation for you mold problem. Yes, be aware of the mold you see in front of you, but be aware of where the moisture is getting through. Is it from a bathtub, leaky shower, or a window etc. Be sure to find the source and then be proactive about the future. If you must use clorox try to avoid the fumes, inhaling clorox into your system can be worse than mold, trust me I know.... I had to inspect a remediation companies work and they used bleach to clean the area. The funny thing is... They failed miserably. There was still mold. Not only that the home was infected with harsh chemicals and fumes that literally made me sneeze and really do a number to my nasal cavity. It was horrendous, needles to say we made the company re do the remediation project and get the right solution to clean the area. Now if you may have a situation in the future or already had a situation with black mold. Below I am going to literally explain what you should do in these situations. I find these to be tough problems that happen in homes and it is important to let you know how to handle the problem. There will be different scenarios below which you can look at. These scenarios will help you in your mold problem. I will only focus on a few of them because of the extent of information might overwhelm you. But I do promise to give you all you will need to know in each situation. So here it goes... HAVING A FLOOD OR WATER LEAK IN YOUR BASEMENT In this situation be sure to see how far the water has crept out of your basement and on to the floor. Look at the carpeting and/or flooring that is laid in the basement. If there is moisture stains you will most likely need to remove the carpeting entirely or at least dry the carpet and use a cleaning solution to kill and block future mold growth. Now keep in mind when having a flood or water event in the basement, see how far the water has gone and look at the outskirts of the area. Look at the bottom of your furniture, wall boards, etc. If there is staining from the water be sure to either follow correct guidelines of the IICRC to remove the building material, but be warned about exposing the entire area of the basement. When you open up cavities you will definitely liberate spores in to the area.

The other option you can do is use a cleaning solution that will remove and block mold from it’s future growth. Whatever product you use is entirely up to you, but be sure to remove the mold correctly and then have an encapsulate to prevent the spores from growing back. You must also consider the wood panels in a basement. If these panels have gotten wet, then they may have issues of growing mold and mildew in the future. How to find the source of the problem: To find the source of the problem try to follow the staining back to where they occurred. You will also need to look up, down, and around. Water will migrate from anywhere. The trick is to find where it started. If you have water heaters you can start there. Also, you can look up and see if you have plumbing or bathroom above. This may have had a leak and now is migrating down into your basement. Another area to think about is the foundation outside. What is under and around the basement area outside. There may be tree roots or outer cracking that are happening you are not even aware of. What to do when you find the source of the problem: When you find the source of the problem it really comes down to the extent of the damage. There are people who may want to do it themselves. And that is fine, just be sure to follow remediation guidelines and protocols. If you have remediation questions you can always ask as well. HAVING A LEAK FROM A ROOF, WALL CAVITY OR WINDOW In most roof problems or wall cavity leaks you see moisture stains. If you have water coming in from outside then your walls, ceilings, and other materials will have stains. These are important to identify and should not be taken lightly. Now some cases you will be fine, but most of the time you will have this moisture stain turn into a mold problem. The moisture will actually grow mold and mildew in the back of the cavity or in the attic of the home.

You will want to follow these moisture stains, this will lead you to how far the water has been migrating. Also, you will want to find the source as well. You simply do the process backwards and may even need to go crawl in the attic area. If you start having mold and mildew grow underneath your sills then you may have a leak coming in from the cracks out side your home. Cracks on the exterior of homes were a huge problem in many homes. When we found water damage and mold in the house around windows are next step was to look at the exterior to see if there were cracks outside. Now not all cracks have water intrusion, which leads me to another important tip which you can try. If you have moisture stains on your wall and there is cracking outside. You will need to verify that it is allowing moisture to come inside your home. This leads me to finding the source of the problem... How To Find The Source Of The Problem In most cases when you have cracks on the exterior walls and windows you simply will want to run a hose to the area of the outside window. When running a hose to the exterior have someone inside see if there is moisture coming from the outside. If so you have a leak and you now found the source of the problem. For roofs, any day that is a rainy day I would recommend having someone look up in the attic area and investigate to see if there are any leaks. Most roof leaks will have moisture stains that will migrate down your walls. If you see moisture migrating down the wall you most certainly will need a professional to take a look at the roof and structure of the building. What to do when you find the source of the problem: Most certainly find a building inspector and also a mold inspector. If the problem is minimal and you solved finding the source of the problem then you will need to use a cleaning product that can remove and prevent mold and mildew. Have all building materials around the area be sprayed and protected for future mold outbreaks. These are helpful tips in discovering mold and mildew and protocols you can follow. In most cases you will need to find the source before doing anything. Then attack the source by removing the building materials or using special formulations to remove and prevent mold.

“Solutions For a Moldy A/C System...”
A/C SYSTEMS ARE NUMBER ONE PROBLEMS WITH LIBERATION...

IS MOLD GROWING IN YOUR A/C CLOSET THROUGHOUT YOUR HOME? After doing thousands of inspections I always find that there is a very popular place mold and mildew will grow. You see many times property owners will have an inspection to find mold. But what happens a lot is the A/C is not inspected fully and the the A/C handler is the device that is literally liberating all the spores throughout the house. Let me explain.. Let’s say you are in an environment where it is a bit hot outside. You turn on the A/C and blow out nice cool air. This cold air goes through out the duct work. Now this duct work is surrounded usually by insulation to keep it cool. The reason for this is because if not the cold air from the duct work would clash with the hot air creating condensation. This condensation would leak on to building materials and cause mold and mildew. This happen so many times in the field. The important thing to remember is that when you have cold air and hot air and they clash they will create condensation. This condensation is usually the source of the problem. What you should do is have a look if possible in your A/C closet or wherever your A/C handler (Big silver box.. usually) is located. See if there is condensation around the handler then look to see if any visible mold. If there is do not be to alarmed. You will most likely need to maintain it and clean the surface area. The reason why I tell you not to be to concerned is because the A/C handler is most likely sealed. This will prevent the spores from getting inside the A/C system. Another important note to remember with A/C and black mold is the duct work. When dealing with duct work 9 times out of 10 if you have a rip or hold in the duct work this will cause condensation. Which then creates a black mold problem. So be aware and have a inspector look for rips in the duct work.

“Solution To Prevent You A/C From Blowing Mold Throughout Your Home...”
3 SIMPLE SOLUTIONS FOR CORRECTING YOUR A/C PROBLEM
Now getting back to A/C systems and black mold. A lot of times I find A/C systems in the garage or basements. This is fine, but what I find is there is surface mold on these handlers. This is because of the clash of cold air and hot air. The handler will sweat thus causing a watery surface which mold and mildew will have there own little pool party. SOLUTION TO PREVENT SWEATING OF A/C SYSTEMS: Now while I am not an A/C expert, I do know in a situation like the A/C sweating it is because of two things. 1.A/C duct work is not sealed 2.A/C Duct Work is Bent Awkwardly which disallows air to flow 3.A/C Handler needs to be balanced (Ask you A/C guy to balance the system) Above are 3 common issue that will help you be aware of and prevent black mold from your A/C system and liberating spores throughout your property.

HOW TO BE SURE YOU HAVE MOLD AND OUR SUFFERING...
Black mold becomes a problem to us because of the toxins we breath in. You see mold and mildew are living organisms. They will need a comfortable place to live just like you and me. They also eat and get full, just like you and me. But most importantly just like you and me when we get full, we have to release toxins ourselves. This is the concept of what goes on with black mold spores. You see after making a home in your sinks, roof, shower, etc they eat and get full. Once full they leave excrement behind which it toxic to us. This is where you start to feel your mold symptoms. All from these small spores that each to much and then leave excrement behind. Also, these spores can amplify like you would not believe. Mold and mildew spores grow fast, but there is not set time frame to measure the growth of the spore. Only the toxicity, of the spore. What you will need to understand is that having to many spores and their toxins in your environment means the oxygen levels are unbalanced. This is where people who suffer from allergies, asthma, elderly, or infants will have more of a problem than others. In a inspection and environmental testing scenario they measure the air levels. If you have to many spore counts in one living area, then that area is unbalanced. This means you have a mold problem. Levels vary depending on the location but rule of thumb is the higher the level of spore counts the worse the mold problem is. It is important to know that having a mold problem can be solved, but if you are prone to mold toxins than you do not want to be around a moldy environment. Every one has different reactions to mold and mildew. Some are more tolerant while others are extremely sensitive. These mold health symptoms can vary depending on the individual. When conducting tests we found that everyone has different reactions to mold. Black mold health symptoms should be looked at by a doctor, but also should be understood that there are very different levels of exposure. Some mold inspectors had clients that had to remove a single lung because of severe mold health problems that were caused. This individual was also elderly and was on other medication. Keep aware of mold symptoms and how to identify symptoms before they get serious which brings me to my next point.... Toxic mold symptoms are not caused over night. They are unfortunately developed over to much exposure to black mold and mildew. While you sleep at night or live an area with high spore counts this will bring on select mold symptoms depending how your body reacts. Do not be to alarmed, while mold is a serious problem if you find you have mold symptoms or reactions be sure to call a doctor, but also go outside for fresh air. This will lessen the symptoms and fill your body with fresh oxygen. You will start feeling less symptoms, but once you go back into the area you will most likely feel the symptoms again. So how do you know if you have a mold problem? Sometimes a mold problem is not as visible as others. It could be in the A/C system and you have no way of finding it. What you need to do in cases like these is use your sense of smell. You see spores of black mold and mildew will have a funky odor. Almost like smelling dirty laundry in some cases. If you smell a funky odor then you actually may have a mold issue or just need to do some laundry. Also, there has been cases of an ammonia like smell. Deodorizers and cleaning solutions will help lessen that as well. In most cases use your nose to smell out mold. If you start feeling common cold symptoms or flu like symptoms you may be around mold. It really depends on you as an individual. Most people will react very differently to mold and it’s effects. I can still remember a good friend of mine who had a great tolerance for mold. While we would do inspections, he would be able to tolerate the black mold much longer than I would. We were not trying to see who was tougher we were just trying to do a good inspection. The point is sooner or later we both felt some massive headaches and skin irritations. I just felt it sooner.
