Greater Toronto REALTORS® reported 7,032 sales in February, up 16 per cent compared to last February. New listings were also up over the same period, but by a lesser 11 percent. “With slightly more than two months of inventory in the Toronto Real Estate Board (TREB) market area, on average, it is not surprising that competition between buyers has exerted very strong upward pressure on the average selling price. Price growth will continue to be very strong until the market becomes better supplied,” said TREB President Richard Silver. “It is important to note that both buyers and sellers are aware of current market conditions. This is evidenced by the fact that homes sold, on average, for 99 per cent of the asking price in February,” continued Silver. “If tight market conditions continue to result in higher than expected price growth as we move into the spring, expectations for 2012 as a whole will have to be revised upwards,” said Jason Mercer, TREB’s Senior Manager of Market Analysis.

Putting your home on the market for a succesful sale requires navigating what we call the “Three P’s” - Presentation, Positioning, and Price.
Presentation refers to the subjective nature of how the home is shown. How does it look in print, on the web, and in person. It has to show well and the agent representing you has to show it even better. The words we use to describe it and the accompanying images have to entice buyers and their agents to not just like the home but absolutely want it.
Price it right Right from the start
Positioning is how the home shows up in searches objectively. Be realistic and never mince words for the sake of a false promotion. This is key to attracting the right potential buyers who come and have their expectations blown away by what they experience. To do anything else risks disappointment in promises that failed to deliver. Remember, you only need one right buyer. Pricing relates very much to Positioning and this is where you need a representative who deeply understands the local market. Price it too high and you’re bound to sit in disappointment as buyers pursue other options. Those options may be to purchase your neighbour’s home or to wait for a better opportunity. Negotiation will help to get you the best price possible but only if your initial asking price is close to what the market perceives as good value. You do not want your home to be seen as “expensive” for that means that the buyers do not see the value in it. The key to driving home a great selling price is to present it, position it, and price it right, right from the start, attracting buyers who have been looking for a wonderful home just like yours.
