NOTICE TO PAY RENT OR QUIT

Goldberg 60 Arthur St. Willard, Maine 75311 TO TENANT(S) AND ALL OTHERS IN POSSESSION OF THE PREMISES LOCATED AT: 60 Arthur St., Willard, Maine 75311 PLEASE TAKE NOTICE that pursuant to the lease and/or rental agreement dated June 19, 2011 under which you hold the possession of the herein described premises there is now due, unpaid and delinquent rent in the total sum of $650.00, representing rent due for the period from March 01, 2012 to April 01, 2012. PLEASE TAKE FURTHER NOTICE that the reason this notice is being given to you is that you are currently SEVEN (7) days or more behind in payment of your rent and that within SEVEN (7) days after service of this notice, you are hereby required to pay the above-listed amount in full OR quit the subject premises, move out, and deliver up possession of the same to David G. Worthington. Failure to pay the rent in full OR vacate the premises WITHIN SEVEN (7) days as required by this notice will result in forfeiture of the lease and/or rental agreement and will institute a forcible entry and detainer lawsuit against you to recover rent, damages and possession of said premises. If a judicial proceeding is instituted, you have the right to present a defense and contest in court. Note: If you pay the amount of rent due as of the date of this notice before this notice expires, then this notice as it applies to rent arrearage is void. After this notice expires, if you pay all rental arrears, all rent due as of the date of payment and any filing fees and service of process fees actually paid by the landlord before the writ of possession issues at the completion of the eviction process, then your tenancy will be reinstated. LANDLORD RESERVES ALL THE RIGHTS AND REMEDIES PROVIDED UNDER THE RENTAL AGREEMENT AND UNDER APPLICABLE LAWS OF THE STATE OF MAINE INCLUDING BUT NOT LIMITED TO DAMAGES FOR UNPAID RENT OR PROPERTY AND NOTHING IN THIS NOTICE MAY BE CONSTRUED AS A WAIVER OF SUCH RIGHTS AND REMEDIES.
