PALOS VERDES ESTATES, THE MASTER PLANNED COMMUNITY


BY MAUREEN MEGOWAN / RE/MAX PALOS VERDES EXECS The Master Plan for the Palos Verdes Project had been originally drafted by Charles Cheney of the architectural firm Omsted Brothers. Cheney arrived on the scene about 1921, brought in by the then-developer of the Palos Verdes Project Edward G. Lewis, with whom he developed Atascadero in 1913. Mr. Lewis had also developed the master planned community of University City, Missouri. Cheney was a leader in city planning, He was director of the National Conference on City Planning, and had experience in many other California cities. The father of the Olmsted Brothers designed Central Park in New York. The Olmsted Brothers also designed the street layout of the city of Torrance. Planning for the Project included all aspects including the street system, zoning, lot sizes, and planned landscaping. Frederick Law Olmsted, Jr., in a 1923 report, explained landscape design for the northern entrance to Palos Verdes Estates: I advise against a large plaza or any other marked demonstration at the property line where it would be liable to be spoiled by developments in contact with it outside the property. I think the most effective treatment at the entrance will be to plunge directly into the wood of Eucalyptus through an opening as narrow as would be practicable and dignified (since the flanking masses are not tall enough to be impressive if the opening is very wide) and after passing through this sylvan gateway for a considerable distance then widen out into an impressive demonstration where the view of the valley and hills and sea can burst upon one. After Frank Vanderlip re-took control of the project from E.G. Lewis in early 1923, he continued to direct Mr. Cheney in planning the Palos Verdes Project. The original master plan envisioned three major business centers in Malaga Cove, Valmonte, and Lunada Bay, with minor business centers in Margate, Miraleste, and Montemalaga, however only those in Malaga Cove, Lunada Bay, and Miraleste were constructed. In addition to the early planned districts of Valmonte, Malaga Cove, Margate, Lunada Bay and Miraleste, there were several other planned districts, now part of Rancho Palos Verdes, called Telarana (near the Point Vicente lighthouse), Taravel (near Long Point), Cabbrillo (near Portuguese Bend) and Altamira (near the Peninsula Center shopping center). The original master plan was one of the best examples of urban planning of its day, and included architectural restrictions to maintain the Mediterranean design of the Project. These deed restrictions, now enforced by the Palos Verdes Art Jury, are still in effect in Palos Verdes Estates and the Miraleste area of Rancho Palos Verdes.

A GREAT PLACE TO LIVE

In the 1940s, Manhattan Beach was known as a friendly, small town without much congestion. The homes looked very similar, from east of Sepulveda to the waterline, offering plenty of acreage with your purchase. It was in December of 1941 that the Gill family bought the property at Sixth Street and John: a 10,661 square-foot dirt lot, which would eventually become a 2300-square-foot home in 1943. (The address was originally 825 Sixth Street. However, after the home was sold in 1980 and subsequently torn down, the new home built at this location is known as 609 John Street.) Bob Gill fondly remembers the home he grew up in as the focal point for the rest of the close-knit neighborhoods activities. It was here that his friends would meet up to hang out, and on a Friday night, head over to the Lamar Theater. It was a great place to live, said Gill. The neighborhood was very close and the families had children near the same ages. We did lots things as a large group-visits to the beach being a key form of entertainment. Most of the kids walked to and from school together and were in the same classes all the way through high school. From the 1950s through the late 1970s, most lots in Manhattan Beach consisted of half house and half yard, and the home at Sixth and John was no exception. It had three distinct terraces in the backyard, with numerous play areas for kids to explore. The massive backyard featured Myoporum owers. It was like going off into the wilderness, said James Gill, grandson of the original owners.

The homes interior featured cork ooring, with carpet in the living room and a large mural on the living room wall. The kitchen included a large, built-in breakfast nook. One of the homes most enjoyable features was a picture window to enjoy the ocean view; small compared to todays standards. There were a total of six rooms, and a roomy, two-car garage. Sometime in the 1950s, the garage was converted into a downstairs bedroom. The second story porch was enclosed and transformed into what was referred to as the davenport room, a special area that faced the ocean where one could retreat to read or watch television. Starting in the 1980s, new home construction began in the area which consisted of building homes that covered the entire lot. However, some original homes remain in this area. The home located at 823 6th street was the home located next door to the Gill Home and was built in 1949; it still remains today. James Gill recalled his grandmother being burglarized in the late 1970s and no longer feeling comfortable being alone. She sold the property to his father who rented it out for a few years. James has warm memories of visiting his grandparents home frequently and enjoying the unique features of the home. One of my favorite memories was when we would come over and grandma wasnt home and the door was locked, said Gill. My dad would lift me up into a little door under the stairs. I would crawl through sand on my hands and knees under the house to open a little door on the inside and drop into the house. I would then go upstairs and open the front door for everyone.

IN 1940, THERE WERE APPROXIMATELY 3,200 HOMES MOST LOCATED WEST OF SEPULVEDA. THE CITY HAD 6,398 RESIDENTS. IN 1941, MILITARY INSTALLATIONS WERE IN PARTS OF THE CITY, INCLUDING JOHN AND 9TH STREET. IN 1946, METLOX POTTERIES WAS SOLD TO EVAN K. SHAW, AND THE COMPANY SOON BECAME THE LEADER IN CERAMIC WARE. IN 1949, CENTER INTERMEDIATE SCHOOL WAS BUILT.

With all of his designs, Christopher Dela Pole has one basic concept: keep way they would like each palm to be facing, the company has begun to give customers even more options. It will showcase at Dwell on Design at the end of June, the West Coasts largest design event, with new choices that include aluminum bar stock in all different colors and white oak palms. I really wanted to make sure that the design was accessible to everyone, said Dela Pole. At five feet tall, the Palm Tree currently costs $275 and is available to order on the companys website and other design websites such as rypen.com and decorate.com. You are shopping for a new home, the choices are slim. You have contemplated and asked yourself, maybe I should just go build my own home. The most common question that comes up is . . . Will I save a lot of money? The answer is simple . . . maybe you will; maybe you wont . Everything comes at a cost. You will have to dedicate a lot of your personal time and there will certainly be some level of stress. Realistically, you may face some costly learning lessons along the way. Having built two custom homes for myself and also having partnered in many developments over the past 20 years, I can share my own learning curve. My rst home took much longer than expected and stressed my wife out so much it was difcult to enjoy the nished product; at least right away. The second home nearly doubled the original budget and was another huge lesson. Today we are back in a real estate market where builders are making a come-back; they are building and nally able to make a prot again. New Manhattan Beach Tree Section homes are surpassing the $2.5 million mark while Manhattan Beach Sand Section homes are gaining on $4 million and more. Lets say that you want a new Tree Section home; that you can afford $2,600,000 and that you want the perfect home nished with your style, your oor plan, your ideal location (and that you are not in a hurry). Lets be fair and say that you havent found that exact home for sale yet. You can either wait for it to come on the market, or build it yourself. If you choose to pursue the buildit-yourself route, you will need to nd a vacant lot or an older home to start with. When you buy a home that is considered a tear down your competition can be erce. You will be competing with builders, developers and regular home buyers. You may need to prepare to pay from 5 to 10% above what some others are willing to pay. For example, a builder may buy directly from an owner at $1,100,000 because the owner may have gone direct to the builder to limit their selling costs. This same home would likely be priced closer to $1,200,000 if it were listed by a local real estate agent. The seller may prefer to hire a real estate agent than go direct to a builder to ensure they are maximizing their exposure to the market and get the needed protection and advice that agents provide. Lets assume you were able to secure the property; now you just need to add in the cost to build a home. This is where your personal constraints, or lack thereof, will tip you on either side of the savings scale. If you remain conservative with all of your nish material choices, including but not limited to, tile, windows, roong material, plumbing xtures, and lighting you can likely keep your construction costs at or below $300 per square foot. If you are building a 3,300 sq.ft. home, it would be prudent to approximate $1 million in costs. This doesnt include nance costs, which should be considered as important as any builders mark-up costs. In total, your costs could be less than $2,600,000 and thus you could save some serious money. So, why doesnt everyone just build their own new home? Time, stress, and money are the 3 things that stand in the way. It does require a lot more liquidity to build a home in todays market. Lenders will not loan nearly the amount they would normally lend if you were buying a completed home. The stress and frustration that many buyers experience through the home building process is often times just not worth the possible savings. The biggest stress comes from continual delays, mistakes along the way, frustration from city inspectors, decisions on the endless amount of choices that must be made on a daily basis, and cost over-runs. It is easy to get way over ones initial budget in a hurry. It is so easy to consider, when you are at the window store, hmmm, these windows are $30,000, but for $60,000 I can these super-duper-wood clad ones that will look so much better! Whats an extra $30,000 when I am spending nearly $2.5 million? The problem is that when you make that decision to upgrade on hundreds of separate items, your cost per foot will increase substantially. Add in an amazing electronics package and a killer back yard, and you wind up close to $500 a sq.ft. or more in the blink of an eye. Just ask any of your friends who have built how close they were to their original budget. I still havent met one, (that or I need more conservative friends.)

Whatever path you decide to embark on be sure to educate yourself, ask lots of questions, know your nancials inside out and if you decide to build, learn some deep breathing techniques because you may just need them. A COUPLE ON A BUDGET BUILDS THEIR DREAM HOME

The formula for a successful custom home project, according to Redondo Beach homeowners Michael and Julie Guzman, involves understanding dimensions, befriending the architect, and watching independent lms, not necessarily in that order. The front yard of the couples rustic-modern two-story home is an edible garden abundant with artichokes, strawberries, tangerines, onions and mint. It was inspired by the movie, Stealing Beauty, Michael Guzman says, referring to Bernardo Bertoluccis 1996 lm about a young American womans idyllic summer at a Tuscan villa. Olive trees, gravel ground cover and an oversized wooden table complete this rendition of the classic Italian garden, designed by Manhattan Beach landscaping rm Jones & Potik. But the home itself draws attention for its juxtaposition of post-modern concrete and glass surfaces with reclaimed wood siding from an old Utah farm. People will walk by and go, Oh, what color are you going to paint your house? Julie Guzman laughs, describing some observers confusion about the woods intentionally distressed appearance.

Dont be intimidated by the process, Julie adds. You have to be comfortable enough with the architect to say, No, I want it different. Of course, it doesnt hurt if the architect becomes a BFF. James is from around here and we really hit it off, Michael says. Weve become good friends and the kids really love him. Lucas and Ariana, the Guzmans two young children, make full use of the homes spacious backyard, which was another reason the family was drawn to the property. Were getting a Manhattan Beach Sand Section home with triple the lot size, Michael says. The house is walking distance from Rat Beach in Torrance, a bonus for Michael, who surfs, and the kids, who enjoy playing in the ocean. Inside, the home is designed with a minimalist aesthetic that still has elements of warmth. Its like a New York loft but at the beach, Julie says. Dark ip wood oors, also known as Brazilian walnut, add elegance throughout the home but are tough enough to survive constant trafc from the two children and Lucy, the family dog.

A oating staircase leads to the homes second oor, where the most dramatic device for bringing the outdoors in also gives the home its industrial loft vibe. Architect Meyer designed a garage door made of clear glass that opens above the stairwell and looks out onto the backyard. Besides air circulation, the door makes it possible for the Guzmans to be within shouting distance while the kids are playing out in the yard. Here on the homes top oor, ocean views can be taken in from virtually any spot, thanks to an open, great room oor plan. The Guzmans entertain regularly, and to accommodate a large crowdor to let in fresh, ocean aira spacious outdoor deck can become part of the upstairs living area by sliding open a west-facing glass wall. The focal point of the great room is a north-facing glass wall behind the kitchen, capturing a picture-perfect vista of the Santa Monica Bay.

PEOPLE WILL WALK BY AND GO, OH, WHAT COLOR ARE YOU GOING TO PAINT YOUR HOUSE? Julie Guzman laughs, describing some observers confusion about the woods intentionally distressed appearance.
Distressed may be the best word for the original 1965 home that stood on the property when the Guzmans purchased it ve years ago. They had been living in another home just around the block, and when their current property became available, they jumped on it. Having a two-story home was a big deal in this neighborhood because of the view, Michael says. The idea was to ip the living spaces so that the kitchen and main living area were upstairs, and the bedrooms and laundry room were downstairs. At rst, the family planned on living in the original home for three months. But a slow permit approval process turned three months into three years. The original house was a tear-down, Michael recalls. The toilets were sinking through the oors, the exterior paint was peeling. It was in bad shape. But they stayed focused on their vision, buying stacks of home design magazines, tearing out pages and working closely with architect James Meyer of Lean Arch in Los Angeles. Because the Guzmans were on a tight budget, Michael was heavily involved in the process once construction began. His advice for other homeowners who are remodeling or building a custom home is to get a true sense for the dimensions of a particular space by standing in a room that size. James let us go into other homes hed designed so that we could really see what a 12 by 12 space felt like, Michael notes. Sometimes it was ne, and other times it was like, We want the kitchen to be bigger. Plans for a sitting room in the wood-oored, Spartan entryway are imminent, but for now, it serves as a soccer eld, a hockey rink, and a dance stage for the children, according to Julie. An oversized movie poster from Luc Bessons 1988 French blockbuster, The Big Blue, adds a dramatic splash of color to the neutral palette and reects the couples shared passion for the lm. Four bedrooms, three baths and a laundry room are arranged in a U-shape around the entryway. On one wing, the two childrens bedrooms have the same dimensions, and their two bathrooms mirror each other. Both bathrooms feature shaker-style cabinetry, a design element that, Michael remarks, softens the house and takes the edge off the modern. In the master bedroom on the opposite wing, concrete oors lend an edgy, industrial feel, but a fabric headboard and upholstered chairs add softness. One of the overall design concepts was to blur the lines between indoors and outdoors, and the room accomplishes this with a sliding glass pocket wall that opens onto a backyard sunken patio. Here, an outdoor sitting area boasting a kidney-shaped re pit with quartz-like crushed glass draws the master bedroom outside. Another indoor-outdoor feature especially prized by Julie is a surf shower just outside the laundry room in a side yard. Its for sandy babies, Julie quips. The kids come straight from the beach and shower before coming inside. He gestures toward the northeast-facing view above the cooking range. I like to cook, Michael says, and I wanted to be at the stove and still see the ocean. The color scheme on the second oor plays off the hues of sea and sky. Calacatta marble kitchen countertops are offset by a shock of robins egg blue on the base of the chefs island and the backs of the kitchen cupboards, visible through glass cabinet doors. Cornower blue cabinets in a pocket ofce add dimension to the earth-toned xtures and walls. The second-oor ceiling is made from the same reclaimed wood siding visible on the homes exterior, and is just as rustic. You can still see the bird poop from when it was a barn, Michael laughs. Julie and Michael designed all the interiors themselves with inspiration from their growing pile of magazine clippings. We were careful not to make the house look like any one particular style, says Julie. Pointing at two upholstered armchairs in a corner of the living room, Michael explains that the traditional design of the chairs and the red and orange fabric contrast with the modern lines and blue tones of other furnishings. And the vision for the calacatta marble countertops was a Parisian brasserie. We didnt want people to look at the house and go, Oh, thats a 1984 sink, Julie says. We wanted it to look eclectic and timeless.

A little over six years ago, Saemi Yook and her husband decided to take a gamble. Yook, a nancial analyst at Disney, had the dream of owning her own business. Seeing her husbands family have success in the restaurant business, Yook decided she wanted to do the same. We always said lets try and open one ourselves, Yook said. We finally did and it has been a success. That success has become Wildflower Cafe, a quaint breakfast and lunch spot. Sitting on the corner of Sapphire St. and PCH in Redondo Beach, Wildflower has become a popular place with locals thanks to its cozy vibe and outdoor patio. Weve had a lot of ups and downs. We went through a rocky phase in the beginning, but over the last few years, our staff has been the same and I think that has really made a huge difference and builds a nice customer base, Yook said. Every year it has been getting better. Serving California cuisine with lots of fruits and vegetables, Wildower is the busiest on the weekends, with the wait on Sundays up to 45 minutes. During the summer months, people are always waiting to sit on the patio and enjoy the warm California sun. With the spot changing hands countless times before Wildower moved in, the restaurant has stuck because of Yooks continued presence at the restaurant. This is my baby. I started from the bottom on up. I put everything into this. This is my pride and joy and most of my life, Yook said. Im also always here. I think it really helps. I have a great relationship with all of the regulars, which really does help keep people coming back. While Yook has no culinary background, she created many of the menu items in her own kitchen, even tweaking family recipes to go with the tastes and avors of Southern California. Some of the most popular items at Wildower include: the wildower omelet made with egg whites and a slew of vegetables and the wildower stack made with bananas, blackberries, strawberries and walnuts all in one pancake. The place really has a cozy vibe, where customers feel relaxed and can hangout and feel comfortable. People always tell me they enjoy coming in here because it feels like home, Yook said. Having worked in an ofce environment and now being here, I dont know I could ever go back to an ofce environment. I love interacting with customers and denitely enjoy it.
