PURPOSE OF THE MANUAL AND HOW TO USE IT
We are happy to welcome you to Villaggio — the essence of the village in the heart of the city… To demonstrate our hospitality and to ensure that you are well acquainted with your apartment and with the neighbourhood, we thought it would be useful to give you some guidelines and advice on using your new apartment. This handbook has been prepared to provide you with all important information and contacts at a glance. Please review the descriptions and recommendations for all the appliances and features that are part of your apartment, so that you may enjoy it for many years to come. We urge you to carefully read through and adhere to the advice given in this manual. In case of an emergency and for technical support please refer to pages 7 –10. A list of useful contact numbers can be found on pages page 18. If you require further information or assistance, please contact the Management Office on 021 785821. We hope you will enjoy your stay at Villaggio and we will endeavour to ensure you are satisfied with our service.

YOUR APARTMENT AT A GLANCE
In order to find your way around your apartment and within Villaggio, we advise you to refer to the attached floor plan. At a glance, you will find where the electrical mains are, where the cable TV sockets are located, where the wireless router is installed, etc. You may download the floorplan to your apartment as a separate document.

DOORS, HANDLES AND WINDOWS
DOORS Your home has very beautiful doors and to keep them that way, they should be dusted regularly with a soft non-abrasive slightly damp cloth. Do not use abrasive cleaners, detergents or washing-up liquid. From time to time an appropriate furniture polish may be applied. HANDLES Do not use abrasive cleaners, detergents or washing-up liquid. It is sufficient to use a soft non-abrasive slightly damp cloth once a day. WINDOWS AND MOSQUITO NETS Do not use abrasive cleaners, detergents or washing-up liquid. It is sufficient to use a soft non abrasive slightly damp cloth and window detergent. To clean the mosquito nets use a soft brush with a non-abrasive soapy solution. Mosquito nets can be removed from the window guide rails by holding either side of the net frame, and gently sliding it up from the guide and lowering it gently out. To replace the mosquito nets, simply slide the frame of the net, back into the guide rails, and slide across back into its original position. DRAINS TO TERRACE AREAS We advise you to do regular checks (at least weekly in the rainy season) on floor drains to terrace areas to ensure that they are clean and free of any blockages, therefore avoiding flooding.

ELECTRICAL GADGETS AND APPLIANCES
NOTICE: Improper maintenance by owner/tenant during the warranty period may affect warranty cover. If you are unsure about any servicing or maintenance procedures, please contact our authorized, specialist Villaggio maintenance personnel. ELECTRICAL SUPPLY The main consumer unit (CU) is located in your storage room. It is a rectangular box fixed to the wall with a black “ON/OFF” switch on the lower right corner. The “ON/OFF” switch is the main switch for controlling power to your apartment. If you turn the switch in the “OFF” position you will have no electrical power to your apartment. In the case of an electrical emergency or during any electrical installation/maintenance this switch should be in the “OFF” position.
Circuit Breaker with Main

Inside the consumer unit are a number of labelled circuit breakers which protect the many different electrical circuits in your home.

Switch (BLACK) and Individual Switches

Each circuit breaker has a switch which will automatically trip to the “OFF” position if there is a short circuit or any overloading of an electrical circuit. CAUTION: If you have a fault causing your circuit breakers to trip to the “OFF” position, you are strongly advised to seek the services of a qualified electrician before re-setting the circuit breaker switch. Please do not leave the cover of the CU open as there could be a danger of electric shock to inexperienced exploring fingers.

6

Your electric meter is located in a meter box in the basement of your apartment block. Each meter is identified by your apartment number and is placed in that specific location to enable easy reading by ECG officials. The main ECG supply cable has a maximum load of 60 Amps per phase with additional protection via an earth leakage circuit breaker.

Electric meter

ELECTRICAL POWER RATINGS ENTERING YOUR APARTMENT Mains power supply is 220/240 V, 50 cycles, 3 phases, however, each circuit will be on a single phase. Please ensure that all of your electrical equipment is suitable for this power supply rating. Metropolis Developments Ltd has installed an Automatic Voltage Regulator(A.V.R) to protect the entire development from main supply fluctuations, however, it is strongly recommended that additional individual Voltage Regulators are installed to protect sensitive equipment from damage arising from power fluctuations from ECG supply (e.g. computers, sensitive electrical equipment). Please ensure that you do not overload sockets by connecting too many gadgets/appliances to one socket. The maximum load on a socket is 15 amps, although our installed circuit breakers should protect the wiring systems and appliances. WARNING: overloading is the most common cause of fire outbreak INSTALLATION OF LIGHT FITTINGS We recommend you contact our technical services team before installing your own lighting systems. We shall be pleased to offer our free advice. This action is recommended particularly if you intend to install chandeliers with many bulbs. Electrical cabling may need to be up-rated and strong anchor suspension points for a heavy lighting unit may be required. Adequate screw fittings are required for installation in P.O.P. or concrete ceilings and in this too, our advice should be sought. Feel free to ask Metropolis Dev. Ltd for a quotation to install any fixtures/ fittings. You will be assured of a quality installation to maintain your warranty. PLUMBING GADGETS AND APPLIANCES
WATER SUPPLY Your home has a mains water stop cock located outside, in the riser cupboard next to your front door. In your apartment, each bathroom has individual stop cocks located at the bottom of the wall, (usually adjacent to W.C.). The blue one is for cold water and the red is for hot water. Closing these taps will cut off water to your wash hand basins, toilet, shower and bath in that bathroom only. In addition, some taps on wash hand basins and kitchen sinks have their own individual “on/off” taps; these are situated under the rear of the unit and they are serrated edge knobs which you turn to the right to close.

Your water meter is located in the riser cabinet adjacent to the main entrance door. Each meter is identified by your apartment number and is placed in that specific location to enable easy reading by Ghana Water Company officials. When the apartment is handed over to you, your water meter reading will be taken and forwarded to the Ghana Water Company Ltd; from that point you will be responsible for settling your water bills. NOTICE Where we have installed a dual flush WC, this is shown by dual press down flush button on the top of the installed water cistern. They should be used as follows: • in the interest of water conservation, the smaller flush button should be used wherever possible. • the larger flush button should be used for flushing where more water is required.

CARE AND MAINTENANCE All installed taps, shower fittings, wash hand basins, WC’s and spa baths should be cleaned with water and an appropriate cream cleaning detergent. Under no circumstances should abrasive cleaners, abrasive cloths, Omo etc. be used, as this will remove protective coating and scratch the surface finish. WATER STORAGE A bulk storage tank is located in the basement and the water is pumped to tanks at roof level. These tanks then feed all apartments by gravity pressure. The tanks, when full, should give one week water supply in the event of failure of mains supply to the development by GWC.
