The Buildings
 The buildings are built using materials that store heat during warm conditions and release the heat at cooler times. Triple glazed windows.  All buildings have a 300mm insulation jacket around them.  Houses are arranged in south facing terraces to maximise heat gain from the sun, known as passive solar gain.  Each terrace is backed onto by a north facing office, where minimal solar gain reduces the tendency to overheat and the need for energy hungry air

 Where possible buildings are made from natural, recycled or reclaimed materials.  All wood used has been approved by the Forest Stewardship Council.  Homes are fitted with low energy lighting, and energy efficient appliances  Meters are mounted in each home to enable residents to keep track of their heat and electricity use.  There is a combined heat and power plant, the heat produced by the power plant is used to heat water which is distributes around the site as a form of

Other Features Of BedZED
 Some power is generated by burning off-cuts from tree surgery waste that would otherwise go to landfill. Wood - carbon neutral fuel because the CO2 released when wood is burnt equals that absorbed by the tree when it grows.  Green Transport Plan which promotes walking, cycling and use of public transport.  Car pool for residents to use – these are electrical cars. There is onsite charging facilities for these cars.  Pedestrian First Policy – good lighting, drop kerbs for prams and wheelchairs and a road layout that keeps cars to a walking speed.  Building materials come from nearby – 35 mile radius.

 Water Strategy – aims to cut water use by 1/3rd through the use of water saving appliances (lower volume baths, dual flush toilets, flow restrictors on taps) and also recycling water and harvesting rainwater.  Handbook for every household with tips on reducing water use.  Recycling bins in every home  Buildings have Solar Photovoltaic panels which convert the sun into energy.  Houses designed to maximise the use of natural light.
