METERING

for OPERATION &

MAINTANENANCE

during BUILDING
COMMISSIONING
Presented by,
Shankar. K
Preamble:-
Metering for O&M and
energy efficiency refers to
the measurement of
quantities of energy
delivered.
 For example, kW-hrs of
electricity, cubic feet of
natural gas, pounds of
steam.
 Identifying energy use for a
Importance of metering:
 Metering allows the building
operation staff to make
informed decisions on how to
best operate mechanical /
electrical systems and
equipment.
 These decisions will
ultimately affect energy
costs, equipment costs and
overall building performance.
 Measurements are usually
Metering vary by Site -
Reasons
Utility Socket type meter  Monitoring existing utility
usage.
 Verify utility bills.

 Optimize equipment
performance.
 Isolate energy use and
costs.
 Measure tenant energy
use.
Metering Approaches:-

 One–time/spot
measurement.
 Run-time
measurement.
 Short-term
monitoring.
One-time/Spot Measurement:-
 Measures single operating
parameter.
 Equipments: clamp-on amp
probes, contact and non-
contact temperature devices,
non-intrusive flow
measurement devices, and a
variety of combustion
efficiency devices.
 The amperage of an electric
motor or lighting system
taken before and after a
retrofit can be useful to
Run-time Measurements:-
 Run-time measurements are
made in situations where
hours-of-operation are
critical variable.
 Applications:- The run times
of fans and pumps, or the
operational characteristics of
heating, cooling, or lighting
systems.
Short-term monitoring:

 Short-term monitoring = one-

time + run-time measuring
elements.
 Monitoring time- less than
one year.
 Equipments- Stand-alone data
loggers.
 Data loggers accept sensors
including temperature,
Long-term Monitoring:

 Performance verification
takes more than one year
until the installation is
permanent.
 Applications- Tenant billing
activities, Resource savings or
allocation.
 Equipments- Data loggers,
Utility grade meters or Data
Utility Grade Meter:-

Typical electrical Sub meter  For electrical systems, meters

used in Long- can be installed to track whole-
building energy use (e.g., utility

meters).

 sub-panel energy use (e.g., a

lighting or process circuit).

 For water, natural gas, and

other flow related applications,
meters are typically in-line
installations using positive
displacement, insertion turbine, or
pressure-related techniques.

 Depending on the need, any of

these meters will vary in size,

Justification:
 Whole building metering can save the
owner’s annual energy bill in 4 stages:

 1St Stage:
Install Meters with software for collecting
data-0% Savings.
 2nd Stage:

1st Stage with cost allocation software –

2% to 5% savings
 3rd Stage:

2nd Stage with conduction of operation

analysis– 5% to 15%.
Applications:-
 Data Recording.
 Total Consumption.
 Time-of-use metering.
 Peak demand metering.
 Load survey.
 Monitoring and control.
 Load control.
 Load Scheduling.
 Leakage detection.
