February Property sales were 6, down -45.5% from 11 in February of 2013 and -66.7% lower than the 18 sales last month. February 2014 sales were at their lowest level compared to February of 2013 and 2012. February YTD sales of 24 are running 9.1% ahead of last year's year-to-date sales of 22.
Prices
The Median Sales Price in February was $3,265,000, up 66.4% from $1,962,500 in February of 2013 and up 51.9% from $2,150,000 last month. The Average Sales Price in February was $3,246,667, up 49.7% from $2,168,329 in February of 2013 and up 45.6% from $2,230,222 last month. February 2014 ASP was at highest level compared to February of 2013 and 2012.

An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for February was 344, up 140.6% from 143 days last month and up 71.1% from 201 days in February of last year. The February 2014 DOM was at its highest level compared with February of 2013 and 2012.
