Lightfoot Lane, Preston


An invitation to comment
Background
In August 2013, Redrow Homes (Lancashire Division) obtained outline planning permission for up to 330 new homes on land to the north of Lightfoot Lane. The site is part of the North West Preston Strategic Location allocated by the Council for a major expansion of the City. The development is planned to come forward in a number of phases. Over the last few months, Redrow has developed the detailed designs for the rst phases of development on the site. Before planning applications are submitted, we are now seeking your views in connection with the proposed design and layout of those rst phases of the development.

Site Location

The proposals Redrow is intending to submit planning applications to Preston City Council to agree the detailed design and layout of the rst phases of development. Phase 1a and Phase 1b include the development parcels adjacent to the eastern and western access points to the site. A separate application will be submitted to approve details of the main highways and drainage infrastructure across the whole site.

The applications In total, we will be submitting four separate planning applications, as follows:

Application 1 and 2
Reserved Matters (application for detailed layout, landscape, design, scale plus the access details for Phase 1b) Phase 1a, adjacent to the eastern site access (20 no. 3-4 bed detached houses). Phase 1b, adjacent to the western site access (71 no. houses) comprising a mix of 2-4 bed family houses; 21 of these dwellings will be affordable.

Application 3
Full planning application for the site infrastructure, which includes the main spine road, surface water drainage ponds and public open space.

Application 4
Application to vary a number of the conditions attached to the consented outline planning permission, to enable information to be provided in a phased manner. This information will then be provided in respect of phases 1a and 1b so that construction can begin.
