Central Virginia / Charlottesville Market Trend: Market-Wide


Regional sales in May 2011 were down significantly from May 2010. But this was expected. There were a flood of closings in May 2010 because of the expiration of the Homebuyer Tax Credit, so many 2010 purchasers were motivated to close in the May timeframe to take advantage of the credit. Inventory across all parts of Central Virginia seems to be stabilizing, which is positive. Median prices are down in most areas also. Although we are not glad prices have declined, this does signify that we are moving towards a market recovery. However, sales were down in May 2011 from April 2011 - this raises a bit of concern. Historically, May sales are higher than April sales in our region because of the seasonality of homebuyer demand. Likewise, June sales should be higher than May - so well hope for that in next months report.

The sales trend in Central Virginia is on a slight downward decline. Total May 2011 sales in our MSA were almost identical to sales in May 2009. Historically, sales peak in the spring and summer months in our region. We expect this trend to continue this year. The combination of low interest rates and declining prices have motivated some buyers to purchase in 2011. We are hopeful that there will not be as steep of a drop in sales during the second half of 11 like there was in 10.
