TOWNSHIP OF EWING

ZONING BOARD AGENDA

The Ewing Township Zoning Board will hold a regularly scheduled meeting on January 18, 2007 at 7:30 p.m. in the
Township Council Room, Municipal Complex, 2 Jake Garzio Drive, Ewing, NJ. The Agenda for the meeting is as
follows:

REORGANIZATION OF THE BOARD:

Appoint Chairman, Vice Chairman, Site Review Committee Members, Recording Secretary, Attorney, Engineer and
Planner.

APPLICANT DESCRIPTION

Held Over Matters


Grasiela Benedetto Applicant is requesting use variance to use six
1817 Pennington Road bedroom home with two kitchens as two family
Block 261, Lot 8 home. Applicant is also requesting any other
R1 Zone variances or waivers deemed necessary by the
Board.

New Business
Anthony Mahan Applicant is requesting variance to build two story
13 Van Duyn Drive accessory building. Maximum of one story or 15
Block 230, Lots 51 & 52 feet is permitted for accessory building. Accessory
R1 Zone building will be two stories with a height of 24 feet
10 inches, therefore a variance for 9 feet 10 inches
is requested as well as a variance to allow for
construction of second story. Applicant is also
requesting any other variances or waivers deemed
necessary by the Board.

James Frascella Applicant is requesting side yard variance for


475 Grand Avenue driveway expansion to side yard property line. Six
Block 411, Lots 18 & 19 feet is required between driveway and side yard
R2 Zone property line. Applicant will have zero feet,
therefore a six foot side yard variance is requested.
Applicant is also requesting any other variances or
waivers deemed necessary by the Board.

Schafer Realty, LLC Applicant is requesting preliminary and final major


Johnathan Schafer site plan approval for construction of 48,000 square-
5 Graphics Drive foot building for use as a fitness center. Applicant is
Block 368, Lot 34 also requesting any other variances or waivers
IP1 Zone deemed necessary by the Board.

T-Mobile Northeast, LLC Applicant is requesting preliminary and final site


Silvia Street plan approval, use variance as well as bulk
Block 343, Lot 35 variances to install wireless communications facility
R2 Zone by attaching nine communication antennas to the
top of existing 125 foot water tank, as well as
placing equipment in cabinets at base of water tank
on 10 foot by 20 foot concrete pad. Applicant is also
requesting any other variances or waivers deemed
necessary by the Board.
