TOWNSHIP OF EWING

ZONING BOARD AGENDA

The Ewing Township Zoning Board will hold its regularly scheduled meeting on Thursday,
March 19, 2009 with the agenda session beginning at 7:00 p.m. followed by the regular session
beginning at 7:30 p.m. in the Township Council Room, Municipal Complex, 2 Jake Garzio
Drive, Ewing, NJ. The Agenda for the meeting is as follows:

R-2 Zone (pre-existing). 80 feet required for lot width; 39.47
feet existing and proposed; 40.53 foot variance
requested (pre-existing). 40 feet required for front yard
setback; 10 feet existing and proposed; 30 foot
variance requested (pre-existing). 10 feet required for
side yard setback; 4 feet existing and proposed; 6 foot
variance requested (pre-existing). Maximum building
coverage permitted is 20% or 987 sq. ft.; 1,402 sq. ft.
proposed; 415 sq. ft. variance requested. Maximum
total lot coverage permitted is 32% or 1,579 sq. ft.;
2,714 sq. ft. proposed; 1,135 sq. ft. variance requested.
20 feet required from principal building to garage; 6
feet proposed; 14 foot variance requested. Applicant is
also requesting any other variances or waivers deemed

Paulie’s Anna Rose Applicant is requesting a use variance for expansion of


234 West Upper Ferry Road a non-conforming use and waiver of site plan approval
Block 423, Lot 77 for additional outdoor tables and extension of patio.
R-1 Zone Applicant is also requesting any other variances or
waivers deemed necessary by the Board.

Cricket Communications, Inc. Applicant is requesting use variance, height variance


Bear Tavern & Tower Road and minor site plan approval to construct extension on
Block 373, Lot 1 existing tower and co-locate 6 antennas for wireless
IP-1 Zone communications and equipment cabinets on a 4 ft. x 8
ft. platform at base of tower. Applicant is also
requesting any other variances or waivers deemed
necessary by the Board.
Cricket Communications Applicant is requesting use variance, height variance
1536 Lower Ferry Road and minor site plan approval to co-locate 6 antennas
Block 225.03, Lot 48 for wireless communications on existing tower and
IP-1 Zone equipment cabinets on a 4 ft. x 8 ft. platform at base of
tower. Applicant is also requesting any other variances
or waivers deemed necessary by the Board.
