Coach In A Nutshell
I use the term coach
throughout this book. But really, here is your coach in a nutshell. Your coach is your experienced trusted partner. He or she will have your best interest in mind at all times.
They will give you the highest level of service that you expect. Your coach has years of experience in the construction industry. Your coach will go the extra mile for you to make sure you're getting the quality and the level of service that you expect.
Your coach will help you every step of the way. Help you make the tough decisions. Help you source out product and make selections, even though you might have a designer on staff that would help as well, this is your final buffering between you, your designer, contractor, and your architect. This person's looking out for you and for you only.
Your coach is going to meet you on your schedule, help you keep your decisions on track and keep your home moving forward. You need to have a coach between you and your contractor. You might ask why? It’s simple, the contractor and your designer are in the business to make a profit.This will give you peace of mind knowing that with your busy lifestyle with work, home, and family, someone is watching your back to make sure you are getting the quality along with a fair price.
This should give you a stress-free build process, done in a timely fashion. You don't deserve anything less.
Bid Sections
I am going to go over each bid sections for a typical build briefly.This will vary depending on if you have a remodel with an addition or if you are building a new home.
Section 1:
Plan specifications. Includes plan review and your permits which could include zoning, building, and environmental. It also includes your survey and any impact fees, administrative costs, legal fees, and engineering fees.
Section 2:
Demolition. If you are remodeling an existing structure, and if it is an old structure, you may have jacking and shoring costs. Most areas around the country now require some type of dust control and surface protection. This is for the possibility of any run-off during a rainstorm. Lot clearing, on-site storage possibly, and portable toilet. Even if your area doesn’t require a portable toilet, it's still a good idea to have one on the site. It keeps your subcontractors on the site instead of having to leave to find a restroom. This saves time and keeps the work moving forward. This section also has temporary power and temporary heat. Both of these line items should be included in the subcontractor's bid. This section also has scaffolding and equipment rentals which should be included in your subcontractor's bid.
Section 3:
On-site water and sewer and soils testing . A septic system if you aren’t on city sewer, and permits for all tie-ins to the house. Also includes any dewatering if you are in a high water table area. Also could include a well, pump, and before any trenching to your house, even though trenching should be in the excavator or plumbing bids.
