SALE DEED

This DEED OF ABSOLUTE SALE executed at

Sriperumbudhur on this 17th day of January 2013, between .Proprietor Constructions, having of office M/s.ABC at

.. hereinafter called the VENDOR of the FIRST PART; TO AND IN FAVOUR OF ., hereinafter called the PURCHASER of the SECOND PART; The term vendor and purchaser wherever the context so requires shall mean and include the vendor and purchaser, their respective legal heirs, executors, administrators, legal representatives, successors etc. WHEREAS the VENDOR is the absolute owner of VACANT HOUSE SITE bearing PLOT NO.47 measuring to an extent of 3141 Sq.ft in ALS NETHAJI NAGAR (D.T.C.P.Approval No.634/1989) comprised in Survey No.74/2C & 74/2D situated in No.105, SRIPERUMBUDUR VILLAGE, Sriperumbudur Taluk, Kanchipuram District which is more fully described in the A schedule hereunder, the vendor herein has purchased the property through his power agent Mr.K.Ganesa Pandian from Mr.N.Augustine, S/o. Mr.K.Nesaiah, represented by his power agent Mr.S.Saravanan by virtue of Sale deed vide doc no : 5342 / 2010 dated 9th day of June 2010 and registered in the S.R.O Sriperumbudur.

WHEREAS the VENDOR herein has been in exclusive ownership, possession and enjoyment of the property more fully described in the Schedule till date. WHEREAS the vendor has promoted a composite project of construction of apartment in the schedule A mentioned property and in furtherance thereof the vendor is interested to sell the Schedule A mentioned property in undivided shares to various intending purchasers. WHEREAS the VENDOR herein offered to sell one undivided share of land measuring to an extent of 486.5 Sq.ft., out of 3141 Sq.ft. , hereunder for a sum of Rs.5,00,,000/- (Rupees Five Lakhs Only) which is free from all encumbrances and with a right to construct building on the undivided share and the purchaser has agreed to purchase the same for the said price and consideration from and out of her earning and savings amount to the effect they entered into an agreement of Sale dated 13.12.2012.

NOW THIS DEED OF SALE WITNESSETH


THAT in pursuance of the aforesaid agreement and as a advance sum of Rs.4,30,000/- (Rupees Four Lakhs and only) having been received through Thirty Thousand

cheque by the VENDOR Vide

Cheque Nos.433841 &

193679 dated 14.12.2012 and balance consideration of


Rs.70,000/- (Rupees Seventy thousand Only) has been received as cash by the VENDOR and the receipt of the said entire consideration by the VENDOR both hereby admit, acknowledge, acquit, release and discharge the PURCHASER from making further payment thereof and the VENDOR doth hereby sell, convey, transfer, and assigns unto and to the use of the PURCHASER, the property measuring to an extent of

486.5 Sq.Ft out of 3141 Sq.ft situated in Plot No. 47 in ALS NETHAJI NAGAR (D.T.C.P.Approval No.634/1989) comprised in Survey No.74/2C & 74/2D situated in No.105, Sriperumbudur Village, Sriperumbudur Taluk, Kanchipuram District, more fully described in the SCHEDULE B hereunder together with the water ways, easements, advantages and appurtenances, and all estate, rights, title and interest of the VENDOR to and upon the said property TO HAVE AND TO HOLD the said property hereby conveyed unto the PURCHASER absolutely and forever.

THE VENDOR DOTH HEREBY COVENANT WITH THE PURCHASER AS FOLLOWS:


1. That the property more fully described in the Schedule hereunder shall be quietly and peacefully entered into and held and enjoyed by the PURCHASER without any interference, interruption, or disturbance from the VENDOR or any person claiming through or under him. 2. That the VENDOR has absolute right, title and full power to sell, convey and transfer unto the PURCHASER by way of absolute sale and that the VENDOR has not done anything or knowingly suffered anything whereby his right and power to sell and convey the said property has in any way altered to the PURCHASER. 3. That the property is not subjected to any encumbrances, mortgages, acquisition charges, lien, by attachments, Government claim, or demand, any kind proceedings

whatsoever and should there be any the VENDOR shall discharge the same from and out of his own funds and keep the PURCHASER indemnified. 4. That the VENDOR hereby declares with the PURCHASER that the VENDOR has paid all the taxes, rates and other outgoings due to Local bodies, revenue, urban and other

authorities in respect of the property more fully described in the Schedule hereunder up to the date of execution of this sale deed and the PURCHASER shall bear and pay the same hereafter. If any arrears are found due to the earlier period, the same shall be discharged by the VENDOR. 5. That the VENDOR has handed over the vacant possession of the property more fully described in the Schedule hereunder to the PURCHASER and delivered the certified copies of connected original of these presents. 6. That the VENDOR will at all times and at the cost of the PURCHASER execute, register or cause to be done, all such acts and deeds for perfecting the title to the PURCHASER in the property hereby sold and conveyed herein. 7. That the VENDOR do hereby covenants and assures that the PURCHASER is entitled to have mutation of his name in all public records, local body and also have changes of name in the Electricity, water supply and Sewerage and other connections undertakes to execute any deed in this respect. title document in respect of the schedule mentioned property hereby conveyed on the date of execution
