September Property sales were 28, up 21.7% from 23 in September of 2011 and 27.3% higher than the 22 sales last month. September 2012 sales were at their highest level compared to September of 2011 and 2010. September YTD sales of 192 are running 13.6% ahead of last year's year-to-date sales of 169.

The Median Sales Price in September was $932,500, down 21.2% from $1,183,800 in September of 2011 and down 10.8% from $1,045,000 last month. The Average Sales Price in September was $1,105,082, down 29.5% from $1,568,426 in September of 2011 and down 11.6% from $1,249,455 last month. September 2012 ASP was at a mid range compared to September of 2011 and 2010.

A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The September 2012 MSI of 5.5 months was at its lowest level compared with September of 2011 and 2010.
