NOTICE OF DECISION

Caldart Preliminary Plat
Type III Permit

The following project was approved by the City Hearing Examiner on September 8, 2014:

Planning File Number: 02-25-14-1

Date of Notice of Decision: September 10, 2014

Name of Owner/Applicant: Caldart Ave LLC

Site Location: 19620 Caldart Avenue

Description of Proposal: The application is for a 13-lot single-family residential
subdivision on an approximately 2.96 acre site. The subdivision proposes to utilize the Citys
lot averaging regulations (PMC 18.70.050(C)) to create lots smaller than the typical
Residential Low lot size of 7,500 square feet. Revisions required during project review
resulted in lot size variation from approximately 5,132 square feet to 10,800 square feet, with
an average lot size of approximately 7,501 square feet. Stormwater runoff is proposed to be
infiltrated.

Applicable Criteria for Permit: The proposal is subject to review under the Citys zoning
provisions of Title 18, and the Critical Areas Ordinance and Environmental Review
provisions (Title 16) of the Poulsbo Municipal Code.

City Hearing Examiner Conclusions: The City Hearing Examiner has concluded that the
application for the Pugh Road Preliminary Plat has been found to meet the stated criteria, and
the project will not be detrimental to the public interest, health, safety or welfare of the City.

Decision: The City Hearing Examiner has APPROVED the Caldart Preliminary Plat,
Planning File 02-25-14-1, including the SEPA Mitigations and Conditions of Approval.

Property Taxes: Affected property owners may request a change in valuation for property
tax purposes notwithstanding any program of revaluation. Affected property owners may
contact the Kitsap County Assessors Office, MS-22, 614 Division Street, Port Orchard,
WA 98366, (360) 337-7160.

Appeal Authority: The decision is final. This decision may be appealed to the City
Council within ten (10) working days after the written notice of the decision is mailed.
Procedures for appeal are described in Section 19.01.060 of the Poulsbo Municipal Code.

Examination of File: The complete case file and conditions of approval may be examined
at the Planning Department, Poulsbo City Hall (200 NE Moe Street) from 8:30 a.m. to 4:30
