B230 Pre Construction Neighborhood Meeting Agenda:

1. Project Overview – We will be constructing a mixed use structure with below


grade parking, retail and office space at street level, and 234 residential
apartments above. The structure will be concrete to grade on the east side of the
project and concrete to level 3 on the west side of the project. The structure will
be wood frame construction above the concrete. The nature of this work will
impact the surrounding residents and business owners. The most significant
impact will be noise from construction related activities and traffic congestion
from soil export and material deliveries. We intend to keep the neighboring
residents and businesses informed of our schedule to minimize disruptions to their
daily lives.

2. Project Schedule – The project is scheduled to take 21 months to complete


including the demolition which is currently under way. A critical path short
schedule has been provided and outlines the demolition, excavation, concrete,
framing, exterior finishes and site work durations. We started demolition in April
of 2011 and are scheduled to open in December of 2012. The most significant
impacts to pedestrian and auto traffic will occur during the mass excavation and
concrete work starting in May and lasting through December of 2011.

3. Work Hours – The City of Seattle permits work from 7am to 6pm M-F and 9am
to 6pm Saturday. No work on Sundays or City Holidays without special permits.

4. Truck Route/Loading Area/Lane Closures – Trucks will access the site from the
Olive Way on/off ramps on Interstate 5. Trucks will come up Olive Way
continue on to John and take a left on to 10th Avenue East. All loading, concrete
pumping, deliveries, etc will occur on 10th Avenue East. Broadway Avenue East
will remain open throughout the duration of construction. Our utility connections
will all be made on 10th Avenue. This will require 10th Avenue to be shut down on
occasion. We will provide a 5 day notice by email prior to lane closures and
street work taking place. We plan to begin our water, power, and sewer
connection work in late April or early May.
5. Sidewalk Closures – We will keep the sidewalks surrounding the site open for
pedestrians throughout most of the construction process. Broadway sidewalk
closures will occur during the exterior masonry and siding work. East Thomas
Avenue sidewalk will remain open most of the time. The 10th Avenue sidewalk
will close temporarily on a frequent basis to accept deliveries, pump concrete, etc.

6. Monthly Updates – For those interested we will provide a monthly schedule


update email starting the week of 5/2/11 to keep neighboring residents and
businesses updated with our progress and any impacts that may be present each
month.
