(MS) Perhaps youve finally decided to carry out
the renovations that youve been dreaming about for years.
But where to start? And how to avoid botching the job? Its
all a matter of careful planning. These ten steps are a guide
to make your task easier; follow them, and youre sure to be
proud of your finished renovation project.
1. Evaluate your needs in a realistic way. If you expect to
sell your home in a few years, you wont see things in the
same way as if you plan to spend the rest of your life there.
If youre there for the long term, try to anticipate the needs
of your family down the road; determine if the work youre
planning to do now will make sense in a few years time.
2. Your aesthetic desires are important, but major home
maintenance should come first. If your electric wiring is
old and the roof is beginning to show its age, this kind
of maintenance work should be carried out before you
consider any other types of improvements to the house.
The golden rule: maintenance before renovations. Ignore
this particular guideline at your peril! You wont enjoy your
new sun room if rainwater is dripping through your ceiling
elsewhere in the house.
3. Read all available information about the type of renova-
tions youre considering. Useful sources include docu-
ments published by government organizations, special-
ized magazines, and websites. Grill friends, neighbours,
and material suppliers about their knowledge and experi-
ences with renovation. Youll want to avoid reproducing
their horror stories!
4. Draw up several different plans. You might entrust this
step to a professional (architect, architectural technician,
or interior designer), having first looked through their
portfolios and checked their references. They can draw up
definitive plans and, if you wish, prepare estimates for the
materials required.
5. Dont go any further before having your plans approved by
your municipality. Renovation regulations vary consider-
ably from one town to another.
6. In order to prepare as precise a budget as possible, shop
around for the different types of materials, comparing their
prices as well as their durability. Plan for an extra 10 or
20 percent of your bud get to meet unexpected expenses,
which have an amazing ability to sneak up and take you by
surprise.
7. If you need financing, a consultant at your banking
institution will be able to explain the various avenues
open to you, taking into account any equity available on
the home and your assets. They will be well informed

8. Now comes the critical step: the choice of contrac-
tor. Verify that he or she is well-established, has all
the required permits, is a member of a professional
association, and has worked on similar projects. Ask
them for references, a detailed estimate, and a clear-
cut contract with a deadline for completion of the work.
Deciding to carry out at least some of the renovation
work yourself will translate into substantial savings.
9. Once the work has started, be present at the worksite as
much as possible in order to quickly detect any mistakes
and rapidly resolve any problems by discussing them with
the contractor.
10.When the work is finished, ensure that it has been done
as stipulated in the contract dont sign anything until
all is completed to your satisfaction. Fi nally, wait until the
end of the payment time limit stated in the contract to pay
the contractor your last installment. This gives you some
leverage if any unresolved details arise in the days after

ago when a computer filled an entire
room, weve come a long way from the
days when the average home wasted vast
amounts of energy.
Many older houses still do -- due mainly
to antiquated building methods rather than

Lead Paint Hazards and Older Windows
(MS) -- If your home was built before 1978 and you still have the original win-
dows, its time to seriously consider replacing your windows -- especially if you
have young children or a pregnant person living at home.
According to the Environmental Protection Agency (EPA), the routine opening
and closing of windows in homes built prior to 1978 can disturb lead-based paint
around the windows, causing paint dust and chips to be released into the air. These
lead particles are so potentially dangerous that the EPA now requires contractors to
be trained and certified before they can perform any renovation, repair or painting
projects that may have previously applied lead-based paint.
Research indicates that the everyday activity of opening and closing windows
creates friction that then allows invisible lead dust to enter the air, says Rick Nevin,
a consultant to the National Center for Healthy Housing (NCHH). Young children,
who crawl on the floor where the lead dust has settled, can be especially at risk.
Toddlers put their hands in their mouths ... and after playing on the floor near a
window, they can easily transfer the lead dust into their mouths. The ingested lead
travels through the bloodstream to a childs developing brain, causing many types of
neurobehavioral damage.
According to Nevin, one of the most important long-term investments a hom-
eowner can make for the overall safety of a family is to replace older windows, using
the EPA-approved lead safe renovation guidelines.
Replacing older windows is one of the best ways to reduce lead risks, says
Nevin. Make sure to use only a contractor that is certified in lead-safe work prac-
tices and strongly consider the use of ENERGY STAR(R) qualified windows, like
the vinyl replacement windows offered by Simonton Windows(R). These windows

Nevin explains that, according to his research funded by the National Institute of
Health (NIH), homeowners need to understand there are four key steps to complet-
ing a lead-safe window replacement strategy for the home.
First, they advise replacing all single-pane windows with ENERGY STAR
qualified windows, says Nevin. Second, stabilize any significantly deteriorated
paint. Third, perform specialized cleaning to remove any lead-contaminated dust.
And finally, perform dust wipe tests to confirm the absence of lead dust hazards
after the clean up.
