Bayan Mutiara Masterplan: The Marina Gems Waterfront Development

The 100-acre Bayan Mutiara development presents one of the last few key waterfront developments in Penang. Strategically located south of the Penang Bridge and overlooking Pulau Jerejak, it enjoys playing the leading role as the gateway to Penang island, where the four main entry points, namely the Penang Port to the north, the Penang Bridge, the Second Link and the Airport to the south, converge. The site is conveniently linked to strategic amenities and facilities in the vicinity which include the largest shopping mall in Penang, namely the Queensbay Mall, MNCs in the Free Industrial Zone, prestigious higher learning institutions, hospitals and a host of other attractions. Studio C was appointed by SP Setia to compete in the RFP last year, which was finally won by local developers Ivory JV with Dijaya due to bid price, and now known as Penang World City. Nevertheless, CPGs proposal the Marina Gems Waterfront Development was well received and remains a compelling concept that showcases many of our capabilities in luxury living, integrated sustainable planning, education, healthcare and knowledge industry LIVE, LEARN, WORK & PLAY design.

Masterplan Concept We set out to create a modern day Ecopolis comprising integrated residential developments, commercial spaces, waterfront amenities, educational facilities and a healthcare hub. With an encompassing vision to create resort living and a vibrant waterfront commercial centre amidst lush and verdant public spaces, a comprehensive public space and green network plan is set in place. In line with the States vision of a Cleaner Greener Penang and preservation of the environment, the waterfront development incorporates environmentally friendly features into its design.

Urban Design: Themes and Concepts The individual developments are unified by a central conceptual imagery of precious gems washed up onto the seashore, in which the aesthetics and attributed meanings of different precious stones are translated into the building facades and into the theming of the various parcels within the development. The romanticism of the theme is weaved into an efficient transportation framework, creating a unique waterfront master plan that is memorable and imageable, as well as implementable and comprehensive.
