QUALITY OF LIFT
QUALITY OF SERVICE

The average waiting interval of the lift is 37.5 seconds hence it is satisfactory The quality of the lifts is sufficient enough with regular monthly maintenance provided for which each resident has to pay Rs.400 extra for lift maintenance. The maintenance procedure for these lifts is provided as follows:

INSIDE THE CAR

1.1 CAR INTERIOR

Examine the car interior for damage including ceiling, handrails, door panels, door astragals, lighting, and floor. Tighten all fasteners in the car panel and replace as needed. Check operation of ventilation fan and clean as needed.
1.2 CAR CONTROLS & PANEL

Examine the car control panels and position indicators for condition and operation of all lamps. Replace all burned out lamps. Check operation of key operated stop switch with the car stopped near/at the top terminal. Use key to check operation on independent service.

1.3 LEVELING, STOPPING, ACCELERATION AND DECELERATION

Operate to each floor in both directions and observe the leveling accuracy, Stopping, acceleration and deceleration. Then make several multi-floor runs and check leveling accuracy. This elevator should level within inch of landing at each stop. Observe acceleration and deceleration for smooth transition. Adjust as needed.

1.4 CAR DOOR OPERATION

Observe the door for proper operation including speed, smooth movement, starts and stops without slamming and bouncing. Check the door closing time; it should be between 2.5 and 2.8 seconds and opening time should be 2.1 seconds and the door dwell time for car calls should be at between three and five seconds. Note any roughness or noise to be checked from the car top. Test the door closing force and adjust to between 20 and 25 Ibf. If necessary, examine operation of the mechanical door reopening device. It should operate with a gentle touch and movement of inch or less, check the lens and reflectors on the photo devices located at five and 29 inches from the floor. Verify that they will hold to door open for at least 20 seconds before it goes into nudging.

1.5 RIDE TERMINAL TO TERMINAL

Run the car from terminal to terminal and observe for smooth travel and unusual noises. Listen for the door hitting sills or fascias. Note any vibration as car approaches the terminal landings. Observe operation of position indicator lights and audible signal when passing floors. Make all needed repairs or adjustments. Note any noise or roughness to be checked from the car top.

1.6 CAR LIGHTS & VENTILATION

Observe car lighting and ventilation openings. Report any need for maintenance or repairs to the building manager and your supervisor. Check operation of ventilation fan, clean and repair as needed. Also Verify proper operation of the car emergency light and repair as needed.

1.7 RESTRICTED OPENING DEVICE MECHANISM

Examine the restricted opening device mechanism for proper operation. Adjust so that it will not allow the car door to be opened more than four inches if the car is 18 inches or more from the landing.
OUTSIDE HOISTWAY

2.1 HALL CALL STATION AND LANTERNS

Examine hall stations and directional lanterns for condition. Replace all burned out lamps in buttons and lanterns. Note operation of audible signal of car arrival (once for up and twice for down). Make any needed repairs. Verify that the door dwell time for hall calls is at least five seconds and not more than eight se6onds.

2.2 HOISTWAY DOORS

Examine door panel and clearance between panels and entrance frame. This clearance must be less than 3/8 inch. This should be measured with a light force on the door panel to include bottom sill gib wear.

2.3 HOISTWAY DOOR UNLOCKING DEVICE ACCESS

Examine the hoistway door unlocking device access escutcheon for damage that could allow the door to be opened with ordinary tools.

MACHINE ROOM

3.1 HOUSEKEEPING

Clean the machine room floor to prevent slipping and tripping hazards, fire hazards and contamination of the equipment. All drip pans should be emptied and the oil discarded in the waste oil contained Log the quantity of oil discarded and compare to the quantity of oil added to detect underground oil leaks. Always open lock out and tag-out the mainline disconnect, when cleaning under motors, pumps and belts. Also note temperature in the machine room.

3.3 PUMPING UNIT INCLUDING MOTOR

Before removing cover allow the unit to run and examine for: Noise such as belts slipping or loose pump or motor mountings Excessive or unusual vibration Hammering or heavy vibration as the car approaches the top floor may be caused by cavitation due to low oil level or restriction in the pump intake, Excess contact noise or other evidence of improper starter operation Remove the cover or guard and examine the pump unit with power off for: Excess oil leaking around pump shaft seals and pipe connections. Empty all oil drip pan containers and record the quantity of oil discarded. Condition of belts including tightness and fit in sheave groove. If belts are worn, make a note to obtain a new matched set for replacement. Excessive motor temperature / Motor lubrication. This hydraulic pump motor has sealed bearings and does not require lubrication.

3.4 CONTROL VALVE

Examine the control valve for Leaks around the control body and pipe connections. Relief valve seal is in place to prevent changing the adjustment without breaking the seal Wiring and solenoid covers in place

3.5 TANKS

Examine tank for: Leak Cover is in place Adequate oil level. Run car to top landing and use the dip stick to gauge adequate oil level discarded from leak drip pans. If more oil is added than is discarded, a possible underground leak is indicated.

Condition of oil indicating excess foaming and contamination Burning odor and report/if found Excessive oil temperature Replace the tank covered vent opening

3.6 PIPING, MUFFLER AND MANUAL VALVE

Examine for: Leaks and loose connections Adequate support, especially note any movement when the elevator is operating Grooved pipe fittings for secure bolting of housing segments and pad to pad connection. If a grooved pipefitting is leaking, replacement is required.

3.7 CONTROLLER AND MOTOR STARTER

Examine the controller and motor starter for: With the mainline disconnect opened locked-out and tagged-out clean the controller with a vacuum. Contacts for condition and remaining contact material Especially examine the motor starter contacts for pitting (welding) and condition of the arc quenchers and terminal tightness. Examine compression springs for condition. c. Fuses for correct size and fit in holders and corrosion in fuse holder. Fuse size and type are marked adjacent to each fuse clip. Relays for worn shunts and sign of overheating. Lubricate the pivots of the power contactors with one or two small drops of machine oil (low viscosity like used in a sewing machine). Examine all connections for evidence of overheating.
TOP OF CAR 4.1 STOP SWITCH

Before entering the top-of-car, place the stop switch in the stop position. Then allow the doors to close and verify that the car will not run.

4.2 TOP-OF-CAR OPERATING DEVICE AND LIGHT

Examine the top of car operating device and test for proper operation. Any needed repairs must be made to the top-of-car operating device, stop switch and light before proceeding with other maintenance. Always maintain the guard on the top car light. If the guard is missing must be replaced. Make any needed repairs.

4.3 CLEANLINESS

Clean all debris and any oil stains or puddles from the car top. Never store anything, including tools, parts or lubricants, on the car top. Verify that the top car exit is secured so that it cannot be opened from inside the car.
4.4 TOP CAR GUIDE

Examine roller guide tire conditions as well as fit and alignment with the rail. Examine and adjust rollers for firm contact with the rails so that they can be just barely turned by hand. Lubrication the pivot bushing with a couple of drops of (3 in 1) machine oil through the hole in the housing.
4.5 GUIDE RAILS

Examine the guide rails for loose fastenings and fit at the joints.
4.6 SELECTOR TAPE

Examine the stationary selector tape by shining a flashlight beam parallel with the tape and sighting to detect any bends or cracks. Examine the sensor guides on stationary tape for wear. If the guide groove is twice the width of the tape thickness, it should be replaced. Examine the magnets on tape for grime buildtip0or materials that may interfere with their operation.
4.7 TRAVELING CABLES

Examine the traveling cables for wear, chafing, kinking and aliment. Examine attachment points for secure fastening and looseness. Examine for chafing points, i.e. beams, bolts, rough wall etc. If found, protect as necessary. Examine the automatic tightening means for slippage of the cable through the grips.
4.8 DOOR OPERATOR

Examine door operator for: Loose parts including all fastening. Lubrication in gear reducer and shaft bearings. Condition and tightness of V belts. Set screws, keys and pulleys are moved out of position Clean the drive chain with brush to remove dust accumulation. If necessary, lubricate lightly at the sprocket with special chain lubricant (White Lightening). Wipe off excess. Condition of cam and switches Clean control boards, cams, etc with brush and vacuum Door operator motor brushes and condition of commutator Sound isolation mounting for damage, if used

4.9 DOOR HANGERS, LOCKS, ETC.

Attempt to open the hoistway door without unlocking to verify that the interlock is functioning properly. Move the interlock pickup and manually open the door. Then verify that it will close when released at any position. With the door open attempt to move the car using the top-of-car operating device. Manually open the door and allow it to close to observe any roughness in the roller bearings, tires or track. Also, listen for noise that may indicate dragging or binding. Check the upthrust clearance and adjust for 0.008 inches clearance, Visually examine the upthrust, hanger and relating cables for damage and need for adjustment. Note the overlap of door panel and door frame and multiple speed panels when the door is closed. It should be atleast 5/8 inch. Worn or missing resilient stops, adjustment or relating devices can affect the overlap. Adjust and/or replace resilient stops as needed. Move the car down and examine the sill guides for wear, looseness and damage. Tighten the mounting brackets when necessary. Verify that the guides and metal parts engage the sill track at least inch. Also, verify the clearance between the bottom of the door panel and sill is less than 3/8 inch and the panels are not dragging on the sill. Examine the astragals for wear and damage Examine the sight guards for damage and secure fastening to the door panels. Examine the fascia plate fastenings for tightness. Examine door closing device including, air cord and attachments for fraying and damage. Attempt to move the bottom of the panel open. It should move no more than one inch per panel with 30 Ibf. If it moves more, the upthrust roller probably needs to be adjusted to run closer to the track. The clearance between the upthrust roller and track should be adjusted to 0.008 inch. Examine the hoistway door unlocking device brackets and tabs for proper position.

4.10 CAR FAN

Clean car ventilation and fan opening. If necessary, remove the fan and clean the blades or squirrel cage. At six months, place one drop of oil (3 in 1) on each end of fan motor shaft.

4.11 HOISTWAY CLEANING

Clean dirt and trash from all horizontal surfaces including car and entrance sills. Pick up large pieces with a dustpan and brush. Use a shop vacuum to remove small items and dirt when necessary. Do not clean by blowing the trash. Be on the lookout for any hazardous object or material in the trash. Dispose of the trash in the dumpster by the rear dock.

4.12 OTHER

Note and report any problems in or within the hoistway that should be addressed such as: Unauthorized equipment installed in the hoistway such as electrical wiring, telephone wiring, grounding from roof antennas, antenna wiring, water piping. Damage to the hoistway enclosure that would affect its fire resistance rating. Evidence of intentional acts such as pouring or sweeping liquids and trash over the entrance sills into the hoistway Any evidence of unauthorized people entering the hoistway

4.13 LEAVING CAR TOP

When leaving the car top, remove all tools and supplies (i.e. Car top stop switch to stop position, return to normal operation, Turn off the light, step off and return stop switch to run position.) Never store lubricants, tools, supplies or anything on the car top. Do not leave the car top on the third or fourth floor where the light colored carpet is in the halls. Always clean your shoes to prevent tracking oil or dirt on the building floor. Allow the door to close, place a call and verify that the car operates correctly before removing out of service signs.

The pit should be cleaned using a dustpan and broom. Never pick up trash with your bare hand. Also, examine the bottom level landing sills and clean as needed. Return any valuable, keys or other items to the building management. Examine the fascia below the lower landing for secure fastening.

Examine operation and condition of the stop switch before entering the pit. Place the top switch in the stop position and close the doors to verify that it will prevent operation of the elevator. If the stop switch does not function properly, it must be repaired before and other work is done. Also, make any needed repairs to the pit light.

5.3 BOTTOM CAR GUIDES

Examine lower roller guides for: Condition of the tires and fit on the rail. If needed adjust for firm fit against the rail, so that they can be just barely turned by hand. Alignment with the rail Evidence of wear of support pivots Lubrication the pivot bushing with a couple of drops of (3 in 1) machine oil through the hole in the housing

Q1. Is the License of the Lift available or not? If not, why? Ans. Yes the License for the lift is available and its been renewed time and again. Q2. What are the problems in relation to maintenance? Ans. The lift is adequately maintained with regular monthly inspection and there no bothersome problems which can affect the smooth working of the lift. Q3. Is the system installed properly working or not? Ans. Yes the lift is properly working for 24 hours every day. Q4. What is the opinion of the user? Ans. The user is satisfied with the lifts working and feels even more satisfied since the money they are spending in its maintenance is adequately utilized. Q5. Can the lift be updated? Ans. Yes it can be updated to increase its efficiency. Q5. What are the possible solutions? Ans. The waiting interval of the lift can be improved from 37.5 seconds to 34 seconds if the collapsible doors can be replaced with hydraulic doors or with Centre opening doors. Q6. Does it fulfill the requirement of user? Ans. With reference to handling capacity it is quite sufficient and plus the users opinion is also optimistic thereby proving it the fulfill the users requirement Q7. Is the frequency to call the maintenance people sufficient? Ans. Yes the frequency to call the maintenance people is sufficient since the lift is serviced on a monthly basis. Q8. Is there any problem like too much waiting interval etc. faced by the user? Did the user fix the problem? Was that solution satisfactory enough? Ans. Few years ago there were complaints that the lift had too much waiting interval which was around 45 seconds due to poor maintenance of doors which was the main reason. So all the doors were replaced by newer ones which improved the waiting interval to 37.5 seconds. The solution did satisfy the user. Q9. Has there been any accident reported uptil now? Ans. No there are no reports of any accident happening in the lift from the time since the lift was installed

CONCLUSION

From the case study of we come to the following conclusions, they are as follows:

QUANTITY OF LIFT: o The lift has adequate handling capacity of 14.81% which is quite sufficient for residential buildings. Hence it is very efficient in terms of quantity. QUALITY OF LIFT: o The lift has a fair amount of waiting interval of 37.5 seconds which can be improved further o However the lift is adequately maintained, hence satisfying its users. Its monthly maintenance is quite sufficient to maintain the lifts quality

Hence the lift that we studied is sufficient both in terms of QUANTITY & QUALITY. However with certain modifications the lift would be even better
