This upward trend is expected to continue through 2011; however, the additional supply entering the market may affect the the rate of growth In rents. ‘The future stock of residential developments Is expected to further Increase as developers continue to launch ‘new projects in strategic Locations around Metra Mania, ‘The continued increase in demand for housing brought about by the growing Philippine population and improved economic condition is expected to drive the demand for rasidential condominiums in the medium~ to long-term. ‘The retall sub-sector has also Improved economle candition, which led to recavering consumer demand. The continued improvement in remittances {ram overseas Flpinos (OFs] and recent appre exchange rate also contributed to the optimism in the retail sub-sector. However, despite the optimistic outlook, retail players are still retativety efited from the ‘The number of hotel developments Is expected te increase. In n, the foray of major developers into leisure resorts and the renewed government thrust in promoting tourism can spill over ta the benefit of the hotel sub-sector. In spite of the positive outlook on the Phitippine economy, property players are expected to maintain relative cautious optimism. The positive sentiments, especially for the office and residential property markets, must take inte account the expan: movement of supply which may lead to supply-demand imbalance in the mid to Long-term. Another issue that may affect the growth of the market Is the steady appreciation of the Philippine Peso over the US Dollar which could curb the robust performance of Overseas Filipino remitt Commercial Sector Jones Lang LaSalle Leechlu Research, Consulting & Valuation (“JLLL Research, Consulting & Valuation") observes that the consolidated stack of office space for all grades in the business districts of Mal Ortigas and Bor Global City raached 5.35 mill ‘sqm in 2010.
